Wasn't a lot of eating places nearby but we enjoy walking so we didn't mind too much.
Location is good. Close to both Kyoto Station and the Downtown of Kyoto.

Staff, We payed the full price for a weekend and got an okay, but too dusty, only for 1 persin equipped room, next morning we got moved to litterally a closet, since the owner refused to speak english, we couldn't defend ourselves. When i said we were going to leave she even asked for a cancelation fee. Don't go here, there are way better price/quality places over there.
Good access to hot and cold water. It was clean and in a quiet, central location.
Your booking promised me a twin room with balcony. This lasted one night and the next six were cynically spent in a tiny room. The toilet was on the third floor, shower on the 4th floor and basin on the 1st floor. She gave me no key so I had to carry around my valuables. Also her English was poor and she made little effort to explain what was available. Nowhere here to sit down. Room was also noisy, not her fault.
The wifi was ok, there was a shared fridged and microwave. No bad location.
I stayed 7 nights. The first one I was locked outside my room because the key didn't work. The staff couldn't open the door either so they ask me to sleep in another room until the next morning. I had to spend the nigh away from my clothes, passport, laptop etc. The other 6 days there was no key for my room so anyone could open the door and just take my stuff. I stayed a few days after 10 in my room and I noticed they left all the rooms open while the guest are not there even when there is no staff around. I could easily take something from other people's room. The security is very poor. I was bitten by several bugs despite using anti-mosquitos every night. The staff was very difficult to find and they don't speak English.
Reasonably spacious rooms. Water cooler available. Nice-sized shared bathroom. Coin-laundry facilities available. Easy to find from the nearest train stop, immediately by the river. By private line, a 7-minute (150-yen) train ride from Gion!
The drying machines are not particularly effective, even for small loads. This led to hanging clothes in the rooftop area, which was fine for us but might be a problem for shorter stays. The AC unit in our room was temperamental during our last night, requiring manual reset every 20 minutes.
Lack of in-room amenities, old, too small, three flights of stairs with heavy luggage. Not so clean.
It was a closet that the Beds could not even fit in... Literally we couldn't shut the door !! And it smelled like urine...human wee. For $75 a night !! Shocking
It's a very nice facility with good access to Wifi.
The staff entered my room more than once (while I wasn't there) to clean. I felt uncomfortable with that because I only expected a one-time cleaning per day enough. I had my stuff out because I didn't expect anybody to come in. That experience made me feel uncomfortable.
A personal bathroom was very convenient and provided privacy. The wifi was also a big plus.
Very little interaction with the staff and the walk up to the third floor was tiring.
The ryokan is very near the bus stop and a Family Mart. And a water fountain in the lobby was great for refilling our bottle. The room has a cute mirror vanity near the balcony. The entry has a storage for shoes to be kept neatly out of site.
The futons were not so great compared to other ryokan. The balcony faced the street so smoke from smokers on the street infiltrated the room. Overall is was a bit dingy. The place could use a bit of freshening up.
Free wifi, room was larger than expected, it was very quiet, the location was within walking distance to JR Kyoto station as well as some tourist attractions and a bus stop. The staff were very polite and welcoming. Overall, a great value.
The staff do not speak any English, so please be aware!! We had a TV the first night, but on the second night when we returned from our sightseeing, it was mysteriously gone with no prior notice or reason why. When the room was remade, our door was left unlocked and slightly open, so that anyone could enter and take our things... Also, we were not given towels on the second night, and had to wait until a staff member returned to ask for towels so we could bathe. Booking.com claims that each room has a fridge and tea/coffee maker, which is not true. It was very dark inside and the lobby lights were never turned on.
Too expensive for what it is. I was in dormitory before where I slept better than it this hotel. Even if the surrounding is quite, the guest next room were very noisy and the door are just a panel. I had to go down and up to floor to have a cup of coffee. Even if there is a microwave, there is no plate, no cup, no spoon. There is a toilet on the foor, but no sink, so you have to climb again two floors to wash hands or teeth.
This ryokan is dark and not very clean. I´ve never seen so much bedbug traces, not even in India.. Bedsheets was very filthy. Stuff went missing from our room.

The location is really convenient and near to kyoto station and bus stop. Quite easy to find. Wifi was excellent

We were charged for "some local tax" which wasn't mentioned in room description. The receptionist didn't speak English and could say only few words like "mistake price":( Wi-Fi was low and worked bad
