Bikes are not very good quality but at least they are for free.
The futon was very thin and unconfortable. We couldn't sleep much. They are listed in Hostelword but advertise themselves in booking.com as a hotel, as seen in the description in all languages. The bathroom was not even in the same floor and was outdoors, and as it was a little cold we felt very unconfortable having a shower.
A more than 70 year old traditional kyoto house is almost as clean and cozy as a new house! with modern facilities, and everything u need from a perfect home stay in kyoto. Location is okay, people take buses here and it's close to bus station.
Floors are a bit creaky and sound noisy but everything else is just wonderful
about 15 min walk from metro station (Nijo). The room is great, with a very nice traditional Japanese style. The front has a dorm feeling to it. The girl who runs the place is very pleasant and helpful. We had a great time.
Japanese traditional house, has the common room with kotatsu (was really great to sit there and feel your feet get warm).
Toilet and shower are in separate building, so at night it would get cold there (though toilets had warmed seats)
The cleanliness of the place is not comparable to Japanese standards. I stayed in different places of the same price range and this was definitely worse.
Friendliest staff ever
The young woman that owns and operates this guesthouse is great, and speaks English well. She keeps the place spotless, and I found it to be one of my favorite stays in Japan. It's a 10 or 15 minute walk from the JR Nijo station, and a easy ride on the 206 bus. I will stay here again when I visit Kyoto in the future.
The tatami mattresses are a little on the thin side, but that's what you sign up for in a place like this.

The location is a bit far from the train station, but it is okay since the main transportation in Kyoto is by bus and the guesthouse is near bus stop.

The only issue was the noise from the road
-Free bike and umbrella rentals. -Most of local neighborhood is older, so it's quiet most days and evenings. -Not too far from many bus stops; several good local restaurants (sushi shop is literally just across the street) and about 5-7 minutes' walking from a 24-hour grocery store. -Staff will do all of your laundry for about $2.00 a week! -Owners speak very good English, and are quick and eager to please.
-Futon were not very comfortable. -Very few local attractions within walking distance (Nijo Castle being a notable exception.)
Very nice place to stay for a few days. The owner is very kind and speaks good English, so she can recommend interesting things to do during your stay in Kyoto. Free bike rental is offered which is a fantastic way to discover the city.
Nothing to complain about. Just have in mind that the rooms are Japanese style so they are small and basic.
Staff is very kind, inside of the hotel is very clean, new, and atomosphere is perfectly comfortable.
It took too much time to explain hotel rules and how to use facilities. I don't think we have to confirm the place where toilet and shower room are on eyes. I wanted to relax as soon as possible after check-in.

we went in winter so, of course, it was cold, especially the passage between the room and the toilet (it's outside). if you're always cold consider this side!
