The location was perfect.. Walkable from the shopping districts and close to the railway station as well. The bus stop was a short walk away. The staff were nice and held my luggage for a few hours after checkout (some other places didn't). They even made a reservation for lunch (shojin ryori at a temple) on my request.
The room was really tiny and the carpets and bed looked really worn out. The bed was springy and not comfortable at all. But passable since I used it only for a night's stay.
The Bed Bugs and the Uncleanliness... Got bitten on my face, neck, hands and foot making it very sore, itchy and painful for me.

Facilities were modern and room was very clean. Staff spoke some English and were very helpful. The train station was 5 minutes away which was one station from Gion. Hotel was few blocks away from Kyomizudera temple.
Room and bathroom was too small, couldn't open our suitcases fully and bathroom was more like a closet.

The room was way too warm! And it wasn't hot outside (end of october). Ac didn't do anything. Room old and not nice. "Free bicycles" -> the whole hotel has two bikes...

Located near train station, convenience stores and a vending-machine style restaurant. Staff spoken decent English.
The bed sheets were ripped, so it was a bit uncomfortable to sleep. They didn't replace them during room servicing. Free wifi only available in the lobby, which isn't fun if you want to relax in your pajamas.
Everything was ok.
I was bitten all over my body by bed bugs. Don't stay in room 810! We stayed 3 nights at the hotel, so I'm pretty sure the bug bites were from the hotel. Plus, I saw and killed one of the bed bugs.

No wi-fi in the rooms, not really a thing to dislike since the hotel does not offer it in the first place. So be carefull reading the list of facilities.
It is indeed value for money. Great location, about 200m to Kiyomizu Gojo Keihan station; bus stop across the road with buses to Kyoto station; same side of the road is Kawaramachi Gojo bus stop, bus #205 will take you to Ginkakuji, or can stop at Kawaramachi shijo to change bus to a lot of places of interest. Shijo Kawaramachi,Nishiki market, Gion, Yasaka Shrine, Kiyomizudera temple are all within walkable distance. There is no lack of places to get food around the hotel. There are two bicycles for use of the hotel guests. Staff speak English and give clear direction + modes of transport to places of interest. Staff are full of smiles all the time. I stayed in #714, a triple room which is quiet and clean.
Shower curtain has some stains, if you are taller than 6 ft, you might find bathroom ceiling too low.
This is a great hotel for the price. The rooms were very clean and not too small ( for Japan). Exellent location many good restraunts close and short bike ride or taxi to many sites in Kyoto. I would stay again.
