Location is perfect.
The hotel is old with bad smell at the toilet. The worst of all is their comforter which is so limited and you will not be covered once you move while sleeping.
The location is close to the amazing Kyoto station (trains and buses), which makes it very easy to get anywhere in Kyoto. There is a supermarket across the street, and a huge mall within a 7 minute walk. The staff were kind and helpful (but spoke little English) and moved us to a larger room (for no extra charge) when they realised we had a baby cot.
The rooms are clean but small and very basic. In a standard triple there is barely room to walk and put a suitcase (but this seems standard in Japan). The bathrooms are a plastic all-in-one type like you'd find in a campervan, but are adequate.

3 minute walk to Kyoto station, the central transportation hub of the city.
We requested a room for 3, and so they gave us a double, which is already tiny, with an extra bed. The room itself barely fits more than 4 beds (normal by Kyoto standards), so you can imagine with 3 beds the bathroom door smacks into a bed when it opens. There is no space for us to open 3 luggages at the same time. No problem for a place to sleep, but if you plan on spending any more time in your room, you're going to be in each other's face unless you stay in your bed. Hotel does not allow nonguests to go up to the rooms. Not sure how strict they are in enforcing this as it wasn't a problem for us.

The location is great; just a short walk from Kyoto station. The staff was friendly and helpful. The furnishings were more than adequate.
There was an overriding downside to our stay that would preclude me ever using the hotel again. The air-conditioner merely had Low-Medium-High fan speeds with no thermostat (or the control was hidden with in the radio/nightstand in an impossible to find spot.) This made a good night of sleep very difficult.
We like the choices of Tatami style. Generally it is a nice hotel but it will be much nicer if they do some re-touch on the building.

Near the JR station,and there are many buses to Scenic spots in front of the JR station.Thank you for the tickets of the KYOTO tower the staff sent us.
Kyoto station is the hotel and convenient location,historical site too closed.The room is larger then previously thought and comforting.
Japan's business manner as a hotel bathroom is small for both of us.The mammoth is big, body movements felf some discomfort.Wash ur face or brush my teeth and not a bathroom door open while choking is unable to do.
