Gorgeous old house full of atmosphere and the room had a lovely view of a maple tree Friendly helpful owner who speaks English well. Loved it!

You don't have your own bathroom, but afterall, it's an old, traditional house.
Rico and her staff are very friendly and helpful. Starts from the communication after booking till you leave.

Cozy room. Nice Traditional Tatami Room

Rico was lovely she helped and plot a route on our map for us . The room was just as we expected . It was quiet and safe area.

The curfew can be restrictive if you're out late at night, but we did not have a problem with it.
Comfortable sleeping mats/pillows. The best sleep I had in my travels in Japan! Friendly host with lots of suggestions on things to do and see in the area and city as well as local "secrets" for food. Very good English which made communication easy. Close to attractions and transit in Gion.

Nothing, not used to sleeping on a futon so that was a bit hard.
The clear explanation before I arrived made me find the accommodation very easy. Very clean, in a small street but close to all the action. Rico, is a very kind person who wants to help with every question you have.

Not so convenient since we need to avoid bothering other guests.
Very unique style since it's a traditional Japanese house; landlady is very nice and her English is easy to be understood.

Good service, peaceful, enjoy room. Nice owner and staff. Location is a bit hard to find for new comer.

Owner of this guest house is nice and really care about her customers. Although the facilities may not fit to modern usage but is full of past times' feel. The guesthouse itself is old, but still comfortable. In the night, light in the garden makes all of these worth. The most important, you can trust the owner who is really care about you and treat you like friends. Thanks for Rico, we have a joyful journey and also fix my friends' back.

the bathroom and shower room is tiny, which is understandable considering the history of that facility.
Good location, beautiful facility, friendly staff. This is my 2nd visit in 2 years and the owner remembers me!

The ambience of the simple Japanese house.
January 19, 2015
A small, comfortable, and quiet accomodation within walking distance to kiyomizu temple, ponto-cho (nitelife n izakaya), shijodori (shopping).

The house rules where sometimes a bit too much for me. If you do not know this in advance it can be overwhelming to have a timeslot and rules about silence etc after certain hours. But if you know this in advance, this location is great. The owner was great, but for me sometimes it feels to much if you have your mother around.
The area, the house itself was soo cute and traditional and the room was beautiful. The shower and toilets were good and the owner Rico is very nice and helpfull. She can tell a lot over kyoto and Japan and can help you with many questions. She is very caring for her guests

Location is hard to find, not a hotel, share bathroom, no shower or hot water after 11pm, heater is not working well during winter time
Traditional Japanese House, the host is friendly
December 27, 2014
Nicely decorated traditional Japanese house. The house owner, Rico, is very enthusiastic and helpful! Highly recommend !

Enjoyable experience of a traditional Japanese house means toilets and bathrooms are small and noise from other guests can be disruptive
The welcome and service provided by Toshi is excellent and friendly. The location is very good and quiet.

internet was good at times, really slow of non working sometimes
location is perfect, house is cozy and traditional
November 19, 2014
The rooms housing the toilets were very, very small.
Rico was gracious and welcoming. We enjoyed the neighborhood and spotted two geisha while walking at night in nearby Gion. With Rico's encouragement I tried my first sento (public bath). We stayed in the Western style room on the second floor - the beds were very comfortable. We were advised to "be like a ninja" when climbing the wooden stairs so as not to disturb other guests. We would stay here again if visiting Kyoto.

Right in the middle of the main attractions, it was great to stay in a traditional guest house in such a traditional borough of Kyoto. Rico was a great help to plan our trips, Rooms were nice and clean, to share the bathroom was not a problem even when it was fully booked, bicycles can be rented

I have stayed for one night so it was too short to tell. But you will definitely need to wait until people go bed to actually fall asleep.
The host is quite friendly and reasonable when I get to chat with her more. She is very helpful providing information and made it very clear with the house rules when I checked in. Will definitely stay there again.

Rico went above and beyond in order to have a comfortable and pleasant place. She really helped to direct and guide where to go and how to Kyoto. Not far from the housethere is a neighborhood Onsen -So it really possible to experience the process of real life in Japan. The rooms in ground floor are large and spacious and have garden. The atmosphere pleasant and makes your stay in Kyoto special.

Walls to thin, hard to sleep because you hear evertyhing, wood floors noisy. Bed not comfortable, matress are old and bad to sleep in. No breakfast .
Owner very nice and friendly
October 10, 2014
Toilets are a bit small but hardly a real problem.
Rico is a very hospitable and helpful host. This is basically a Japanese house where the rooms are rented, not a hotel with Japanese style rooms. Result is atmosphere combined with a spotless and quite big room. Especially nice was that it's in a quiet street allowing to sleep using natural ventilation instead of having to rely on airco. Slept very well.
October 3, 2014
The walls and floors are very thin and it feels like too many rooms have been crammed into the building to the detriment of public space (no kitchenette, no common living room, waiting times for the shower). The curfew felt unnecessary. The wifi was very unstable.
Large rooms; the ones on the upper floor have a view, the ground floor ones face a small garden.

Not the best insonorisation. But the silence schedule between 11 pm to 8 am atenuated the problem a bit
Location and staff very helpfull (good tips regarding the best way to visit the city). Cozy place
