There are many other guesthouses in the area for much less money. Don't book travel with the front desk. They booked me on the wrong tour and then tried to charge me an extra $30 to go on the tour I wanted. Classic bait and switch scam.
The lady worked really hard, we saw her at all hours of the day and she was lovely. She booked our train tickets for us and there were lots of options for days out. Breakfast was a loaf of bread with jams and butters and fried eggs, you could also have hot drinks. The room was large and cleaned daily. The wifi was ok, it stopped working one day but the lady had phoned the provider and they were taking a while to sort, not hotels fault. Good location to lovely restaurants and 5 minute walk to a mini mart.
We stayed there for 5 nights. The family staff was very friendly and helped us when we needed something. We met up with their nephew Noit and he took us all day with his tuktuk to Angkor Wat. The whole family made us feel welcome.

Tina organised airport pickup and drop off, well in advance by email. Location is just a 7 minutes walk from Pub Street and Night market. Noyt, our tuk tuk driver from the Villa was great. he Organised a lovely itenary for our 2 and a half days of sight seeing. Tina also organised a packed breakfeast for our sunrise visit to Angkor wat Temple. Brilliant

great location, just across the river, walking distance from all the party action (less than 10 minute walk); close enough to enjoy the busy streets, quiet enough for a great night of sleep.
room can be quite hot, but there is air con and fan; mini bar didn't work.
We stay 2 days in this guesthouse.it's close to pub street.
The pillow is too high,and sheet is not very comfortable.Show's water is not good enough.And no toothbrush hair dryer ect.

We liked breakfast, lovely big wood panelled room & close to old market. We thought staff could be more proactive to give us more suggestions or information about Siem Reap activities/places of interest.
Big Lyna Villa is a lovely old building which could be gorgeous if well cared for. My husband and adult children stayed there 3 years ago and he was keen to take me there when we stayed in Siem Reap. It has apparently had a change in ownership since he was there.
It was dirty, noisy, and the owners were not at all friendly. The mosquito net above our bed was dirty, the toilet seat was broken and the drain hole in the bath had something in it that I was unable and unwilling to identify. We had booked for 4 nights but left after 1 night. When we told the daughter of the owner why we were leaving she said that they are only a guest house. Yes, it is only $18 U.D. to stay there but I would rather spend 3 times that amount and stay somewhere clean and friendly.Which we did.
Anyone is very helpfull, beds are big and comfortable. Villa is placed near the river on the not noisy street.
No light in the room: window is looking to another building so you can't keep it open. Lamp in the room is better for autoservice (bright cold light), but not for the nice wooden room in khmer traditional style.
We loved all the wood used at Big Lyna, and its age. Boards would creak at night, and sigh in the breeze. The staff were so welcoming we became good friends in a short time. We will be back soon. Thank you Tima, your Mum and Noyts.
The major construction opposite Big Lyna, and on the one side, meant the road was always wet and muddy.

Included breakfast hardly passed for breakfast. No real options nearby. 0700 breakfast hardly useful for typical early bus pickups for onward travel. Water to bathroom bowl not working. No curtains. Hot room till after dark.

We found some dead insects on the floor, but we told them, so the staff removed them immedialy.
This house kind of reminded me of a house from 'The Waltons' or something. Old wooden style, nice homely feel about it. Wifi was good, A/C was good and practically totally silent.
The only things I disliked were pretty much beyond anyones control. My first few nights were perfect, privacy as I desired it and silence. Then one night there were what sounded like half a dozen cats, not meaowing, but wailing, at 4am for a good 30 minutes. The next day a family of marauding children arrived. They were pleasant kids, but very noisy. As I said, this was my luck of the draw on the days I was there.
The family who own it are delightful and speak good English.The room had real character, real wood paneling and solid wood floors. It was really like an elegant bed and bath with air con and a free breakfast. It's a pretty easy walk to Pub Street and all the central activities.It's only about 200 meters to the river and a short distance to the palace.
It's very quiet so if you're looking for a lot of activity this is not the place!

Breakfast was very average.
The staff was very friendly as accomodating. They helped us book bus tickets last minute to PP and gave some directions around the SR area. The room we stayed in had everything we would need, including fridge and AC which helped after walking around in the heat. There's also a lovely balcony to enjoy outside the rooms.

The house is beautiful, the location is convenient, 10 min walking to the city center but in a quiet area, the breakfast is good, and you feel at home. They rent great bicycle.

It's family and they family are charming and easy going.
Tina was very efficient and enthusiastic in her emails. We were told about chargeable airport pickup but on pointing out that their website listed free pickup, we were told it was old information, but tuk tuk pickup was free and maybe we would use it for sightseeing as well. When we arrived we were asked about our plans for next day so we could use the same tuk tuk. Routes discussed and rates informed. We asked to go up to the room to freshen up and decide. While it is nice to be informed about the options, we would like to be first shown to the room after arriving to freshen up from the travel. As discussed, tuk tuk was waiting at 5am for us, sightseeing was efficient and we used him for airport drop as well.
Small rooms with wooden floors (which will disturb ground floor rooms), mosquito nets over the bed. Blanket was inadequate but we were provided with extra blankets, pillow and hair dryer on request. Tap water tasted bad when we tried to rinse our mouth. We were told it is like that in Siem Reap which we found otherwise. Water pressure in the shower was very slow. Had a tough time washing my short hair. Hot water though. Rooms not cleaned everyday (which we didn’t know) and were cleaned after 2 days when we asked them to. Breakfast was eggs, bread and fruit. We chose this place over another option nearer pub street based on the rave reviews and were looking forward to meeting ‘mama’ who people talked about in the reviews here but did not come across any such person here. It may be nice for some people but isn’t the place for us as its very basic and we like our comforts.
Big Villa Lyna is a nicely decorated villa, with spacious rooms. About 3-5 minutes walk to pub street and 3-5 minutes to several markets. Enough restaurants in the area also directly next to the villa. They rent bikes also. I want to emphasis especially the receptionist who really helped us a lot. She speaks good English and is very pro active and we got the impression that she (unofficially) is running the hotel. She is really good. It is her that makes customers come back! The breakfast is simple but fine! Next time in Siem Reap we go back to this place.
