    Nothing.

    Warning do not stop here, read on. Booked New Year Eve and New Years Day, on arrival, before getting out of tuk tuk gbt3 staff came up to use and asked if we had a booking. Said yes, showed them booking.com printed confirmation, and they said the room was not $20/night but $60/night, and that they was no room for use as they said they had not received the booking from booking.com. The truth is, because we didn't arrive till 22:00, they assumed we were a no show and had sold out room on for three times the amount to somebody else. In the end we has to pay $120 for the two nights and $60 for tuk tuk'S. And then to make thing worse, a week later got an email to say gbt3 had said we were a no show and also charged us the original $60. Strange because on the night they said they hadn't received the booking from booking.com. Please, please do not stop here.

    Decent location only meters from the beach. Vast array of bars on the doorstep. Very convenient for all services ie. Motorbike rental, arrange tours.

    Some of the rooms are in need of a major upgrade. Towels are like blotting paper, it too much to ask for some better quality ones. Staff can be surly at times, but what do you expect when they only earn about $120per month.

    20 dollars a night during busy season is hard to beat. Ocean view a stones throw from ochheteal beach. Id stay here again.

    They didnt clean the room until 4:45pm a couple of days.

    The location is right on the beach and we had a beach view room and the view is was excellent. The size of the room and bathroom for a budget guesthouse was large for a couple...

    Firstly there are major issues with management. Not to sound like a whinging couple as we have backpacked over most of the world, and understand "budget" accommodation issues. So, because of new years we booked 4months in advance to secure a room. (This is necessary in party locations in sth east asia at peak times). Management accessed our booking (against booking.com policy) and changed it without our knowledge from 6nights to 1 night the day prior to arrival. On arrival we were informed we could have our original booking at an inflated price. Almost double the pre-booked price! This is a huge scam they have going!! Upon contacting booking.com we were informed it was illegal and they were amazing at sorting the situation back to our original booking. Due to this, management refused to acknowledge us and consequently our room was cleaned irregularly and poorly over our 6day booking. The only reason we didnt leave is there is no accommodation over new years in Sihanoukville if not prebooked. Pls note booking.com were amazing on the 2 times we called them to assist with management trying to extort extra money from us. As a minor second point because of the beachside location... it extremely noisy with fireworks and music playing loudly until 3am every night. Bring earplugs if you want some sleep.

    Location good, rooms nice.

    Staff not great and cashier lady very rude. Tried to scam us twice on beer.
