It is far to center of Siem Reap.
Breakfast is okay and rooms are clean. Even though the sheets look really old already.
There is a free shuttle to the City but you have to pay for the return ride.
The guesthouse itself is a very good value. (Corridors have a bit of "The Shining" vibe going on).
It is located outside of the downtown area on a very dusty road (so bring a mask or scarf). You will pay $6 USD for a tuk tuk to drive you downtown and back. Also, although they advertise that guests can use their bicycles, they were never available. However, you can rent a bike from practically anywhere for $1 - $3 USD (depending on the type of bicycle).

A big hot bathtub to soak with a book in - rare in Siem Reap budget hotels where showers are the norm. Close to a busy local market on the Phnom Penh road but surprisingly quiet in the west-facing rooms, 2km (an easy cycle) away from the tourist-oriented old market and pub street in the centre. Friendly and helpful staff. An excellent (overworked!) cook hidden away in the kitchen.

The location isn't the best,but they offer free tuk-tuk to the centre and they rent bicycles...and it's no problem to get a tuk-tuk back for just $2
the staff was truly something, they still have a lot to learn but ghe heart they but in is amazing, my friend and i couldnt stopp laughing we had such a great time there, the attached restaurant served fantastic food!! the fresh coconuts saved my life!

We had a wonderfull time here! The guys are so nice and helpful! We stayed 2 days longer! We loved the guesthouses restaurant, the food was delicious. The breakfast was small, but totally fine! The room was clean and simple, but for us totally okay! There is a free tuktuk Service to siam reap, which was great! We would come back again!

Rooms, at least the ones on the ground floor, need a renovation. It is quite far from Siem Reap centre and, also if they have a complimentary shuttle to go there, if you want to go for a walk in the evening it is quite hard..There is a nice market just aside, but nothing else. We booked a double bed room, but it was not avail when we arrived, so we have been downgrade to a twin beds room, for the same price. Usually, when you don't get the service you paid for, you get an upgrade.
Hotel is rather far from the center, however, they offer free one way drop off at the city centre, which was nice.
In the room it says we will clean your room everyday, however, it was not true in our case. The room was not cleaned.

Everyone working there was really nice to us, it seems to be the cambodian way. The guesthouse is 2,5km from the touristic area but they can take you for free on a tuk tuk or lend one of many bikes (they also offer transfer in and out from airport or bus station). Around it, there are shops, a big market with fruits and a feeling of real life in Siem Reap. The room was really comfortable, price excelent (12 for the private), wifi worked fine and the breakfast buffet was a highlight, so good to begin the day with a good meal. We stayed 6 days there, couldn't manage to leave :D
We booked a private with one big bed but they had an issue an had to put us on a double bed room. Minor problem and we ended up so comfortable that we didn't ask to change later :) Also, we were running late in the last day for the bus and didn't manage to say goodbye to everyone, hahaha Thanks guys!

I came in very early on the night bus, the staff was awake and made tea to greet us. Everyone was responsive and friendly. I wanted to go straight to the ruins- the held my bags till I returned in the evening, then provided transport into town. The free transport made up for the distance from town center.
Not a bad experience for me, but the guesthouse IS a few km out of town. I caught a moto back around 10pm, but neither I nor the moto driver knew exactly where we were going. We found it ok, but it might not be an ideal situation for someone unsure or drunk.
