Location is very good, near to the cirty center. The staff are friendly and helpfull.
There is no genset in the hotel, so we experienced no electricity 2 times on the 1st & 2nd day. Hotel was fully booked and run out of towels (no extra stock), we have to wait till 10 pm for that.

The hotel layout, by a garden, was good and the location meant it was quiet but near everything we needed. The room was comfortable and had everything I wanted. The staff were exceptional, in their welcome and their constant efforts. Breakfast was very good and the day/evening meals were very good.
Heavy-duty 'air freshener' in my room but they stopped using it as soon as I asked them.
The staff is very friendly and helpful. The hotel is quiet but still in walking distance to everything you need. The rooms are spacious and have basic amenities.

Basic yet comfortable room with air conditioning. Adequate breakfast menu that is cooked to order. Staff are friendly and eager to help. The location is excellent, just off the main road but is quiet with nice leafy gardens and a swimming pool. A swimming pool is a must have in Siem Reap in my opinion. The heat can be overwhelming so it's nice to cool down in the pool after visiting the temples or even hanging out up at pub street. You can walk to pub street or it's only a $2 tuk tuk ride if the heat is too much. The hotel is also only a short drive from Angkor Wat.
The bath towels are thin and not plush. The lighting in the room was a bit dull.

the superior room is not like in the pictures, not clean, dirty walls, broken sheets. Bathroom old and dirty, suspect guests, not for families. Bad value for money!!!

The super friendly and helpful staff, the location was great. Only a 5 min walk to pub St, the night markets and many many great eateries. The room was quite comfortable, with fantastic air con to make your room a relaxing temperature after returning from a hot day biking through all the temples. The pool was beautiful, quiet and a great temp to relax and refresh yourself in. All in all this place is excellent value for money and I would highly recommend it for anyone that is looking for all the comforts of home, without paying out the ass for it!
The language barrier at times can pose some difficulty, but not much at all.

Despite the hotel name, if you need a spa you've to look somewhere else. Breakfast is just enough and could be improved.

Staff not friendly and not fair: they asked for a tuc tuc almost the double of real price. Room not made by themselves 2 days in a row (badly done upon request). Good breakfast only if you love eggs as there are no other choice.
Staff were lovely and so helpful. Breakfast was excellent. Room size. Pool - perfect after sightseeing all day. Value for money.
Not easy to find on foot and most tuk-tuks didn't know it (we were taken to another frangipani hotel one night!) - make sure you say green garden!!!

The incredibly nice and helpful Cambodian staff is the only positive aspect of this hotel.
The first room had dirty sheets and towels. We complained and got a different and bigger room. This one a door to the pool that didn’t locked completely so the room was full of mosquitoes. We went to another room, probably a top suite, with lots of space, almost no natural light and a huge live cockroach on the wall and several dead ones under the matrices. The breakfast was bad, with spoiled butter and smelling musty bread being served. The pool’s water was dirty and the chase longue pillows incredibly dirty.
The staff was very friendly and helpful and the accommodations were worth the relatively low price. The hotel is within walking distance of Pub Street and other nightlife areas.
Breakfast service was very slow and we didn't have enough time to eat one morning. While incredibly nice, the staff was a little disorganized.
the location is in the city center, 15 mins to walk to the Night Market and Pub Street. Variety of breakfast choices, friendly staffs.
Lovely Pool, easy access to the temple sites
We met the best tuk-tuk driver ever, Mr. Hong. The hotel was pretty, but...
where to start...the day we arrived they said our room was booked so they will "upgrade" us. This one was the room next to reception, and even was huge, was smelly and damp. We said no, and he got kind of angry! Then he moved us to another room that was OK till we noticed that had no wifi signal, the water from the taps was brown, the floor was so dirty that if you walk barefoot your feets got black, and the best of all, the lights were at the entrance, so you have to shut them off and then came to bed with a torch. The breakfast was poor and the free bikes were never available. Also the water from the swimming pool was oily and tasted salty, Yuck! Not value for the money at all, much more better places and for the half price, believe me.
Nice staff, they are really trying (but helpless)
They didn't have the rooms we booked. And they gave us some others but not till the evening. Photos on booking don't tell the true situation, rooms are old and not maintained, place is filled with rats, there is not such thing as spa, sheets and towels are dirty, the watter is smelly and yellow. Table covers are also very stained and never changed.
