location is the street the PM lives on. No cabs or tuk tuk allowed. two minute walk with luggage. breakfast was dreary and could have been better
Staff polite and professional and will go out of their way to help, food tasty and reasonable price, grounds and pool very beautiful.
Paying 12 dollars for airport pick up when cheaper hotels offer free pick up but just a minor thing.
The Kabiki was a lovely Oasis in a hot and busy country. The rooms were lovely and comfortable and clean and the pool was fantastic, we did spend one whole day in it after some very hectic travelling. The staff were friendly and helpful. They give you a quick run down on where everything is upon arrival and they also helped us get some mending done on our clothes. There are two supermarkets within walking distance. We would highly recommend the Kabiki to everyone
The location of the hotel was excellent very central and close to all the tourist sites, bars and restaurants. Would definitely recommend to anyone who is going to Cambodia and will be going back again.
Loved the serenity of it, the food, pool, staff, room, infact we stayed for 3 days at the beginning of our holiday and stayed for 1 more day at the end, it felt like coming home :-)

All aspects were fine, staff could not be more helpful & friendly. Breakfast was great, pool was very enjoyable, room was clean & comfortable. The gated complex was slightly confussing at first, but it worked in the hotels favor as it is quiet away from the hussle outside.

Kabiki - named after a Kabiki Tree in the middle of the garden - is a family friendly hotel in the middle of PP. The area is within walking distance to the Royal palace, national museum and riverside quai. The check in was spot-on and staff were very friendly. We had read a number of negative reviews on Booking.com but they were not justisfied in our opinion. Breakfast is a set menu, but the staff kindly asked us if we wanted extra juice and gave it to us without extra charge. Rare to find such a hotel these days in Asia. There are a number of cute cats roaming the Kabiki complex - they are very well behaved.
Mosquitos by the pool and at the breakfast area. Kabiki has a wonderful garden, the downside to that being a large number of mosquitos. I recommend the hotel invests in mosquito repellant for its guests as well as mosquito insense for the breakfast area. A small issue is that due to the fact that Kabiki is located on the same road as Prime Minister Hun Sen, the road is not accessable by car so you need to walk the last 50 meters to the hotel.

Quiet, dark rooms for resting in after our flights. Very clean and well appointed. Khmer staff very friendly, knowledgeable and helped with all our tourist questions. Breakfasts are very generous - lovely omlets, fresh breads and fruit, pancakes, muesli and yoghurt. Beautiful fresh pool and toddler pool set amongst lush gardens. Fabulous!
From the moment we entered the grounds, this place just felt so peaceful. It was a pleasure to return here at the end (or in the middle!)of a hectic day's sight seeing. The staff were very friendly and helpful. The food and drinks at the pool side restaurant were good quality and value.

The cats around the restaurant left us alone but my friends didn't appreciate their presence.
The kabiki is an oasis in an amazing busy frantic city. From the moment we walked in we were in love. The ambience was so relaxing and refreshing. The staff so friendly nothing too much trouble the room enormous so spacious. Everyone so friendly. Food was great and so well priced. Would happily recommend to anyone and would love to stay with them again

Air conditioning leaked. Kettle didn't work. Safe was broken. Asked 4 times for it to fixed. In the end just gave up.
The location is very quiet and the garden makes it a relaxing place to stay.
The negative aspect of the location is that the entrance to the street is an army check-point so no vehicles (including your taxi with your luggage or your tuk-tuk) cannot enter. The staff will come and assist you in moving your luggage. The other issue is that during the wet season your tuk-tuk will drop you at the check-point and you have to walk the short distance (only 100mtr) but in heavy rain. The internet is not reliable and we needed to move to another room to get better Wi-Fi access.
Very quiet but good location, lovely grounds and pool, modern spacious bedrooms and bathrooms, good value for money food at poolside restaurant. Staff went the extra mile to help with travel queries. Sim, serving at the pool bar was so cheerful and friendly.
