This is a very cosy and peaceful hotel and the staff provides excellent service. Certainly feel very welcome and at home whenever i am there. Wide selection of breakfast to choose from.
It is not within walking distance to the night markets and streets are pretty dark at night. Besides with the price i paid for room charge, i can stay at a 4 star hotel which is nearer to the night markets.
The staff in villa are really friendly. The room is decorated carefully and very comfortable. It only takes 5 mins to reach the pub street by walk. Great hotel.

Beautiful room (we slept in the orange room), with a lot of space. Nice to cool down in the pool. Very friendly staff, and helpful (they prepared a takeaway breakfast box when we went to see the sunrise at 5am). Quiet location, but pub street is on walking distance. Free pick-up on arrival. Tuktukdriver gives you free cold water during trips.
The hotel has their own tuktuk-service. The free pick-up from boat landing is nice, and the price for tours around the nearby temples is ok, but they overprice for longer tours. They charge 50 baht for a trip to Beng Melea, we easily found a tuktuk on the street for 35. The driver is friendly, but stubborn: when we wanted him to drop us off at the Angkor Thom gate so we could hike along the wall and moat (as suggested by our travel guide), he said there was nothing to see and drove on to the central temple. (We walked back, it was a nice and quiet walk). WiFi didn't always work.
The free airport pick up was great and ready waiting for us when we came out. The pool, although small was lovely after a long day sightseeing around Angkor Wat to relax in and cool off and breakfast was great whether is was packed or eaten in the hotel. Booking onward bus ticket made life super easy.
Staff were incredibly friendly and helpful, although it was a bit of a struggle with the morning receptionist as either his English wasn't quite there or he didn't really know what he was doing, either way booking the bus and getting information could have been easier but we got there in the end. Who am I to judge when I speak absolutely no Cambodian!
Everything about these villas is lovely. It is a short walk along the river to the night markets. Staff are great.

Felt absolutely at ease and welcomed. - Most friendly staff I have ever encountered (run the place & study to make a better life for themselves) - Pool! - Tuktuk service (takes you anytime anywhere - make sure you use their Ankor-service: includes breakfast and smiles all day!) Overall truly a 'boutique hotel' and must-stay if you prefer a personal touch over grand hotels.

We stayed at The Seda Villa while we toured Angkor Wat and had a great time. The hotel is small but perfectly formed, has excellent facilities and the pool was ideal for a dip after a long day walking around the temples. It's also close to town but not so close that you feel in the middle of the noisy tourist track. The thing which stood out for us was the service - the owner is on hand to help with anything, be it organising a free tuk tuk ride into town, taking us to the airport, or booking a guide for the temples who spoke great English.
The staff were brilliant and the villa is great. It was nice taking a dip in the pool after trekking around the temples all day.

Air condition was not good enough, some brand i never heard before... From window you can only see the next building's wall... Price is a little bit higher...

If you are looking for a nice clean room with air condition within walking distance of the night market this is your place to stay. The staff's attitude was the best experience. They were friendly and helpful, especially the owner who was always ready to help us to create and organise our sightseeing tours, reserve tuk-tuk or taxi. (Ask for Narith!) One day we were invited for a small cooking lesson as well. They made our stay really unforgettable!
Owner was very friendly and professional. Always around to take care of any problems personally. The rooms were comfort all and clean. I would definitely stay here next time we visit Siem Reap.

Everything was perfect. Beautiful room, spacious, clean and nicely decorated. Staff and owner very friendly and helpful. Would also recommend their really nice tuk-tuk driver Narith. Speaks good English. We hired him to take us around town and to the temples. Location very good, quiet place, but close to town. Would definitely stay there again.
This is a very new guest house with a desire to be a smart hotel. Sam, the owner is knowledgeable and welcoming and the staff are warm and attentive. Location was wonderful, quiet and right on the river and just over the bridge you find all the restaurants and buzz that you want. It was a lovely oasis.
The swimming pool was smaller than it looked on the website on the photographs. If your initial impression is slight disappointment at the scale of the guesthouse, be patient and settle in!
