The Phasith Hotel not reserving a Double Room for us even though the reservation had been in place for 6 months
The sheets were stained, they didn't clean the bathroom and we stayed 4 nights & on the last two nights I got attacked by bed bugs!!
Located in a nice area that has good bars and restaurants but is also very quiet Friendly and helpful staff
A little bit expensive
Really friendly family that ran the guesthouse. Good location and free tea/coffee and water. Rooms freshened up daily which is unusual for guesthouses.
Room smelt a bit damp and no breakfast but otherwise no complaints
The 2 top rooms in the back are decent, not bad, with sort of views of river and you can ignore the ghetto down below
The managers don't speak english very well, seemed bored and distracted, and had a loud crying infant who took over after roosters in the morning. Worst is that Phasit is next to some kind of primitive foundry with wood smoke and metal banging all day!w
We asked for a double bed, we have two single beds. The facilities described a refrigerator in the room, in reality no refrigerator. Noisy street.
the location is great it is quiet easy to find price is great
Everything was perfect. Nice rooms, super friendly staff, clean, comfortable. The Guest House is located a little bit outside of the main center, but it is in walking distance. Generally everything is in walking distance and next to the Guest House there are 2 really good restaurants (if you stay in front of it, next house on the right and directly on the other street side). If I will go to Luang Prabang again, for sure I will stay only there.
The hotel was very close to the night market, however there were closer options available. The guesthouse did have wifi and tv, just poor connections
The staff was not easy to communicate with. Only one spoke English and he was not ever around. They did have tours available but when we tried to book with them or ask them to get us a cab they seemed oddly inconvenienced.
-arrived at 6am after a night bus and managed to check into a different room (twin not double) by 8am. The price was lowered and moved to the double room for the rest of the stay after the first night. -laundry service was cheap and smelt good -balcony over the river

Loved the location. Really close to everything without being too touristy. Los of nice food places nearby.
Ideally located for all of Luang Prabang's local attractions. Two seconds from the temple on the mountain and a 15 minute walk (10 if you go over the mountain) to the night market. If you can, get a river facing room. The view isn't up to much but it's much quieter. The main bloke speaks English exceptionally well and went the extra mile to help us (day trips, airport run, holding luggage and even offering me some cash to buy an ice cream from the ice cream man!)
Take ear plugs. If it's not the guard dogs barking (every night!) then the roosters or young child will wake you. The internet is shockingly bad however we never got anything better than 512k speeds throughout Laos so it's pretty average in that respect.
- the small cosy wooden balcony - the location ; both enough close to the city center and outside its noisy places - the fold towels in flower shape (really cute) - the size of the room - the beds quality (not too soft ) - the charming host family and all the staff who were very friendly (they even lent me on of their computers because I was in a urgent need)
The only bad point is the wifi connexion which was very slow, but once you get into the entrance hall there is no pb :)

Smashing room and balcony for the price and a great location.
Mineral water is for free. Funiture are old but clean enough. The location of the house is good, near some restaurants, the entrance to climb Phousi mountain.
Wifi signal was very weak during my stay. I booked 2 rooms upstairs but actually I had to stay in rooms at basement.
When we arrived at the hotel after a very long day, the staff informed us that the air conditioning was broken in our room and did not have another room for us to stay! On top of that, they then went ahead and marked our reservation as a "no show" forcing us to pay a cancellation fee... I would call that fraud ?
