If you travelling with a car, then the location is perfect, you will find yourself right staying in the forest. The pool is great, food is good, fast check-in and check-out service
wifi is poor, worms in the room
The room was spacious and quite nice by Sri Lankan standards, although the towels did smell of mildew (quite common in Sri Lanka because I don't think heated dryers are common), and there were constantly flies in the room owing to poor weather sealing. Breakfast was very good, I have to give them that. Sri Lankan food is nothing to write home about, so it was nice to have a wide selection of Western food at breakfast, including a waffle/omelette station and the usual eggs, sausages, oatmeal, a wide selection of breads/pastries and cut fruits. Pretty much all the staff we dealt with other than the manager were quite friendly. I wouldn't stay here again though, given the manager's attitude towards his customers.
We booked the Amaya Lake on Booking.com for US$41. When we arrived at this rather out-of-the-way hotel, the manager said our rate was a mistake and they had no intention of honoring it. We could pay US$120 or book something else. I asked why, if this was a mistake and he knew it, didn't he call us or email us, as he had all our contact information. After all, we took long bus and tuk-tuk ride to get to this hotel, and we were now in the middle of nowhere with no easy or inexpensive way of leaving. The manager's response was that his relationship was with Booking, not with us, and it was their responsibility to contact us, not his. This was probably the most unprofessional thing any property manager has ever said to me, much less a 4 star hotel manager. He's forgotten that at the end of the day, the customer is the one who pays his bills, writes reviews, etc., not Booking.com. Now, he had rooms to sell us, but he insisted on getting US$120 for it. We asked why he couldn't just honor the rate, since it was actually his own mistake by setting the rates too low (which he admitted). "I would lose money" was his response. Really? The hotel had empty rooms, and an empty room brings in $0 last time I checked. How was he losing money by honoring US$41? Yes, we use electricity and water, but in Sri Lanka a night's worth of that is not going to cost $41. After a long day, we were tired and the hotel was going to gouge us to call a taxi to bring us back to Dambulla town (which is about 11km away on secondary roads). We sucked it up and paid US$110 for our room after Booking.com refused to do anything either.
Rooms / villa's are nice, with good beds. The situation next to the lake is really special, and we can advise to walk to night guard at the lakeside in the evening, maybe he will help you to spot some wildlife. Breakfast is really good, good selection, good eggs and hoppers made to order. Aryuveda treatments are good, and OK priced.
General service level is poor, tips are expected by everyone, and asking the reception 3 times to 'fix' the bathtub (just the bath plug was missing) resulted in 3 times 'yes sir we will send someone'. But in the two days, nobody came. Dinner buffet is overpriced, and actually not that specially tasty. A la carte menu is better priced, but some elements i could recognize were picked from the buffet.

The huge garden, the mystic athmosphere at the lake, the beautiful bungalows, the friendly staff, the squirrels, the birds, the flowers, great pool area, everything! This is one of the most wonderful hotels in the world, and I have been in 81 countries
i have enjoyed celebrating my husbands birthday and sup rice cake has been organised as i requested with my booking ,
some insects wear in my room and they clean it .
It is not far from Sigiriya rock - a 20 minute drive away easily done by tuk tuk.
There were so many flies everywhere, floating around your face at all times. The service was not good. The TV had no reception. I ordered food that was not from the buffet and what I ordered never arrived - always something different to what was stated on the menu.
loved the picturesque lakeside, the warm and courteous staff, the amazing buffet at restaurants....we had a super, memorable stay
inspite of being a 5* property and quite expensive, the bathroom had a lot of 'small flies' in the bathtub!!! Surely they can use some insecticide before the rains so that it does not spoil a 'perfect stay' :(
High pressure shower
The staff seemed a bit rude (except for the reception, these guys were great), poor dinner selection and didn't really enjoy the food that much, loads of mosquitos and flies in cafeteria, overall feels like a transit hotel for big tours. Also, no Wi-Fi in rooms and location fairly poor, had to pay a lot for tuk-tuks.

Lot of insects, nothing much to do in Sigiriya apart from lion rock climbing. Also Pork was kept right between the whole buffets and it turned everything off for us. Pool was closed way before time and was opened very late. They rent u bicycle but dont let u go through the whole property. Overall an average stay.. dont expect too high from Sigiriya itself

The staff was extremely friendly and helpful. I went with a few foreign friends and they liked almost everything about Amaya Lake. The SPA added more value to the place.
It would be a plus if you keep brochures of tourist attractions which are in the region as some tourists come on their own and not prepaired. Wi-fi in rooms would also be an advantage to some.
Food is not tasty

Massive television but very poor reception. Beautiful spa bath but not enough wrm water to fill.

The restaurant was horrible. Only hard spyce food, noisy and crowded place, dirty restaurant and surround areas. The worst: Every time you want to leave your room (in fact a bangalow), you need to cal to reception and wait for a buggy. Some bungalows is one mile far from reception, restaurant and pool areas.
The surroundings, clean public areas, beautiful gardens, nice pool, good service. They have some small electric cars (golf ?) to drive customers/luggage around the property. Good place to set your base and explore the region (close to many attractions). Well worth the stay!
Some noise early in the morning (I guess it was from the employees going to work). The pool water was a bit blurred and over chlorinated...

I didn't like that I was driven to our room and left there only to find that nothing in the room worked, not even the phone, so we were stranded there without communication. I didn't like that I arrived with the sole intention of taking a shower and trying out the pool and the Ayurvedic Center but I could never get there because we had to wait for our phone to be fixed. After an hour I asked "Is there not another room available?" And then they brought us to another room (without checking it). Then we were stranded there again because the door didn't open as the lock was broken. Finally we got inside and were told to wait and they called a technician but we could not leave the room. Then I finally called the manager and she brought us to another room and had the nerve to tell us about an upgrade but when we entered the new room it was exactly the same as the last two. I asked her where the upgrade was and she said that we had already been given the upgrade with the first room... They just hadn't told us. I thought well I'm sure that we will be treated to dinner (as a discount wasn't likely since this hotel charges you for your stay when you check in!) - but nothing. We were given nothing in return for ruing the one evening we had to spend at the pool. Check out the next day was another disaster as we waited for over twenty minutes for the buggy to pick us up and finally we couldn't wait to we began to walk with our bags to the reception. We only had 5 minutes to get breakfast. We ordered tea. They served us coffee. Before I drank it I asked if the waiter was sure it wasn't coffee and he said, it's tea. I sipped it. It was coffee but we could not wait for tea as we had to leave. Sri Lankan coffee is awful.
