Budget room is a decoy! Eventually you'll have to pay for standard room... Simply unfair.
The views are fantastic. Food was good. Service good but stayed only one night so difficult to judge.
No supply of towels. Poor power supply in room.
Staff was very kind. I changed reservation on the last time without any problems.
Horrible bathroom. Shower bath didn't flow away. Everywhere was mould.

We stayed here for the last few days of the Esala Perahera 2014. Highlight for us was that it is not located in the centre of the city which was ideal during the festival so we could get away from the crowds. We would recommend getting a room with a view its definitely worth the extra money. The breakfast here is incredible also, with both Western style breakfast and Sri Lankan breakfast available. The staff were brilliant too and very helpful- the manager got us tickets for the festival, and also one of the mornings we wanted to go to Sigiriya for the day and the manager had a driver for us in half an hour. All in all we would stay here again if in Kandy.
We gave the driver who brought us to Sigriya 3,000 rupees, however the hotel manager and already arranged that he would pay the driver and we would pay the driver - not the hotel's fault we got scammed though! They even refunded us the money.
Our room had the feel of a bright, open attic- high ceilings, tons of light, with a small balcony and a view of the surrounding hillside. One is close enough to see wild monkeys visible in the tropical trees poking up out of the mountains. The restaurant was excellent, with a great view itself and very helpful and friendly staff. Book a deluxe room so you can get on the top floor. It's well worth it.
This is less a description of what I didn't like than one of what the hotel could improve upon. The building is old, which means the rooms and showers aren't in the greatest shape. Wifi also is very inconsistent. All in all though, if you can handle not having a five star room, and you don't mind "unplugging" for a couple days, this is a nice and relaxing mountain retreat.

we stayed in this hotel 2 times: the first time (pre-booked) the room was better than the 2nd (booked by luck on the day we arrived during the Esala Perahera). the first room was big and had a nice view. the 2nd room was a budget room and was obviously of a different standard. breakfast was in buffet style, with choice of toast and jam, eggs of own choice, noodles or pasta, vegetables, dahl, pancakes and fruit (which we found extensive in comparison to guesthouses). the owner/manager? was friendly and helpful (although he gave us contradictory information about the Esala Perahera, e.g. that shops and restaurants in town would close early, but this seems only the case for shops/restaurants which are located on the perahera route).
towels are only changed every other day (the first day we got towels that were useless since they were not able to dry your body and were worn). sheets do not look clean (borders look as if they are burned with cigarettes all over the length). wifi was slow/did not always work. location: ok if you have time to walk (nice stroll via the lake, approx. 20-25 min. to city centre), otherwise (+ during the dark night) a tuk tuk is needed (+- 250-300 rs.). birds are very noisy in the evening time (this has nothing to do with the hotel, but is a warning to bring ear plugs). + during the night/early morning there was a lot of noise: chairs that are moved, people taking showers, shouting, ... the 2nd room (budget option, not booked via booking.com but on our own, haphazardly by showing up unexpected) was overpriced since it was Esala Perahera. This room was not as clean as the first room, looked old and smelled musty. It was also more humid.
We enjoyed very much the view and the friendly staff (especially Amila). The breakfast is also quite good as compared to srilankan standard
Furnitures are very old. A bit noisy at early morning (probably because some rooms next to the kitchen).
The reception staff were friendly and professional
EVERYTHING: The rooms and dingy and damp. Towels provided are so cheap and nasty, was easier to air dry than use them. Wifi only worked in the restaurant and even there it was either none existent or shockingly slow for sri lankan standards. The breakfast was always cold and never replenished after the first buffet of the morning. The location is walkable from the lake, but it will take you at least 30 mins.
The views from the dining area are great - the advantage of being perched on top of a hill. The staff were very friendly and helpful.

Walk to the core of the city (the temple) just a half hour, but hard to find the place. As the $15, it is very valuable.
You need to know the budge room is very, very far to the standard room (the reception) and the standard room just worth $15. The reception change our room to standard room with no fees, that's worth, but if the standard room needs $30, that's sucks. The facilities very poor and all things not clean, but..... just $15.
The staff was friendly and breakfast good.
First we booked a standard room. It was horrible!!! As we entered the room it first smelled like air freshener but afer a few seconds there was a heavy mold smell which took the air to breath. After complaint and discussions they gave us a better room. It was okay but more expensive... But the room was not the cleanest and best for that value... In the evening we decided with another couple to make a tour. They should pay 60 dollars for two. So we thought going together might be half price but this was false conclusion. The price got higher so that it was 80 dollars at the end. So be careful they try to make money whenever it is possible!

I like the fact that manager was so kind as well as the staff.They were always there to accompany you with what ever you needed. THE FOOD WAS EXCELLENT AND AFFORDABLE.I DID NOT HAVE A DELUXE ROOM BUT MY STAY WAS DELUXE... I LOVED IT IT WAs AWESOME

Leaky bathrooms and room and spill over from the commode. A/C remote was not working. We were freezing and there was no way to switch it off either as the power switch is not accessible. Very unsatisfactory room. Had a whole sleepless night.
