the location was great, could not be better, just opposite the lake and the important Buddhist shrine nd in the oldest center of town
the front-desk was - I guess, was very inexperienced and made several mistakes about payment
Though showing its age a little, this is a chance to stay in a slice of history before it is ruined by one of the fancy hotel companies. My room was very clean, large and the king bed was great. The breakfast is outstanding and the location couldn't have been better. Overall a memorable and fun experience!
Staff could use a bit of training, but they were always friendly.

We stayed for two nights. The stay was excellent. The old hotel is very well maintained. Staff is friendly and courteous. Food is good. The location is excellent - right opposite the tee and the Lake. Great value for Mon.

This hotel was strange.
Lift is from 1850, beds from 1997. There is 7 security waiting at the gate. 3-4 reception crew, but still takes 20 minutes to check in. Bathroom was dirty, wasnt cleaned properly, my wife didnt shower. No wifi in the rooms (says there is).
We loved the location, the pool, the bar beside the pool and the colonial charm
Like a lot of the older buildings in Sri Lanka it is a little rough round the edges but this only added to the charm

No facilities for wheelchair or the disabled. Had to ask to carry the wheelchair each time to get out or get into the hotel. Though the hotel staff were all helpful and kind

It's cleanliness (there was smell inside the hotel, apparently due to old rugs). I liked the wood-work inside the hotel but some of it needs to replaced / repaired.
Staff very friendly and helpful. The inside of the hotel is beautiful. Especially the furniture and decoration. The room is also beautiful decorated and comfortable. A room at the inside of the hotel is recommended. Street side is noisy because of heavy traffic. Very nice and void location. Near temple and Lake.

Opened in 1844. It's truly an excellent, authentic colonial hotel with all the charm and original trimmings from the old days. Great value too.
The Temple of the Tooth has insisted the Bar Royale be closed recently. Such a shame because this is a unique colonial bar that should be experienced by travelers from around the world.

Rooms are really need renovation, especially bathroom facilities, a bit noisy even from the neighbours and the corridor. Problems with hot water - you warm a bit before it comes warm enough.
Location is excellent! Friendly staff and lighting fast room service delivered great food. This place is historic and has old world charm. Don't be expecting 21st century decor this place is classic and does not need it. Take a step back in time and enjoy the comfort of downtown Kandy.

we asked for a breakfast to go as we had to catch an early train and it was quite bad
Location makes sense - everything in the Kandy is around the Queen's, the famous Temple of the Tooth is 2 min walk. Lots of eateries around the hotel. Queen's delivers very good breakfast, the bar is totally OK in its menu and has an exact and courteous personnel. Despite the busy part of the town Queen's it still able to give very quite rooms like our was.
It is not about dislike but please keep in mind: the old building has all the facilities working at their extreme. Lack of hot water becomes a problem sometimes.
We want to try something more luxorious and it met our expectations. It's really next to the Kandy lake. The room was big and clean. It was over our budget but it was really nice.

A good heritage hotel. Spacious rooms. Central Location.
Power cutoff at 10 AM to 1 AM, which means at 11 AM when you check out, you need to carry your baggage with you in dark corridors/ stairs 2 floors in our case below with any help. as you can not ask all the system is off due to power cutoff as lift, telephones, AC every ting you name it including Breakfast. This happens here only as next day we changed our place next door hotel and there was no power cut off thing there. A Govt. run hotel is cutting on cost with not so great customer service as name and price tag suggest. Bathroom are dark and smelly.
The colonial decor of the building was very nice, and there was lots of historical information within the building. The staff were attentive and helpful, and the rooms were spacious and comfortable. Breakfast was delicious.
My critism is the the shower heads were pretty awful and didn't direct the water down into the bathroom, resulting in water going everywhere!
