A buzzing noise throughout the night was a little annoying, but it's only bad if you're a light sleeper.

It is a (very) small hotel with no more than 8 guest rooms. My wife and son I stayed in a room which faces the street. We stayed there for 3 nights in August. During the evening, I did not need to turn the air conditioning system on, slightly opened window sent fresh air in. I was quite happy to stay there because the amenities in our room are complete: a television set, a fridge, and a shower. Hot water runs well in the shower. The wifi also works well in my room and I used it to skype-communicate with my family at home. Only one thing: I could not operate the television, and there was no television manual in the room. The hotel manger Arun was helpful in telling me how to operate it using a pair of remote control. Still the television did not work properly. We did not spend much time in the hotel anyway. Breakfast is in the dining just behind the reception desk. The dining space is very tiny and while on breakfast Ms Lathaa helps us to look after our son till we finish our food. All the staffs are very helpful. Good point of this hotel is cheap room rate (I paid only USD 230 for 3 nights inclusive of breakfast and all tax). Would recommend this place for travelers like us and all.
Arun, the manager, was absolutely first class in welcoming us and helping us move in. He advised on places of cultural interest to see including one of the most impressive temples I have ever seen - and that's having travelled around 70 countries in the world! It wasn't even mentioned in the guidebooks either! Breakfast was an option between Western and traditional Sri Lankan. Either way both comprised banquets and were really a lot better than some dinners we have had at restaurants. The style of the interior decor is awe-inspiring with echoes of traditional Sri Lankan furnishings combined with real comfort. All in all, Arun and his colleague Dumit, really made this a wonderful stay. They made every guest feel as if they were a longstanding friend or relative. Whatever you do, book this place early, as travellers are quickly finding out how special this place really is and its beauty is in its small homely size.

I was so disappointed on the stay in Reed Boutique. I have several reasons to tell: 1. They offer airport pick up service, which is at least 1800 rs more than normally taxi service. 2. The hotel is in a dark small lane, which is a 3-floor house, I will not define it as 4 stars hotel, the opposite house were living some "dangerous" people, according to the reception guy. 3. Impossible to sleep at the night on that day we stayed, since not very far, there is a Hindu temple or area, people put on loud speaker for Hindu music till mid night. 4. Worst thing was that I don't know the reception guy was dummy or pretend to be dummy. At the early morning, we were in hurry to catch the train to Kandy; at the beginning the reception guy said our room costs 4800 rs, which I thought it is not enough to cover all the expenses. So I asked him room fee? Taxi from airport? The guy was like realizing something, and he asked, did you take highway or normal way from airport? We replied highway. Then he told us total fee will be 10380 rs. we counted with exchange rate, and agreed the price, so we paid in cash. Due to in hurry, we did not ask for receipt. Before we left, my husband thought the reception guy was cute since he help to carry the luggage from 3rd floor, we even gave him 3 brand new T-Shirts from China as gift. Unfortunately, when we are back to China, I found out the Reed Boutique has charged the room fee in my credit card before we visit Sri Lanka. But now the hotel refused to pay us back the money. We learnt from our mistake, never pay in cash without asking for receipt!

Arun and his staff made us feel very welcome and our bedrooms (we stayed twice in different rooms) were large, clean and cool with good AC. We would thoroughly recommend the hotel to anyone who wants to stay slightly outside of the centre of Colombo.
I liked that I was picked up from the airport without any drama. The breakfast was plentiful. The owner was attentive and aimed to please.
I read all the reviews and booked based on the fact that there were so many positive reviews on the helpfulness of the staff. I was absolutely taken back when on my arrival I was blatantly been scammed for extra money on airport pick-up. This was resolved when I produced an email. It continued from here with other staff who were in cohorts with others. I have been travelling through Asia for 39 years and absolutely love the people and culture and have a great understanding of how the system works. Never been a problem for me. The TV didn't work, bed was lumpy and the toilet seat was broken, but I'm a seasoned traveller and these things didn't really bother me so much. P.S to the smarty pants manager who thinks he can con all, 'you never fooled me'
Very nice hosts! Typical Sri Lanka furnitures. Big rooms and bathroom. They helped us to arrange a city trip, helped us to rent a car to the airport with a fair price. They bought delicious local foods for us as our lunch and dinner. Very fast! I will miss the young man who discussed camera with me.
There was a problem and we had an upgrade to a nice apartment from the same property (with swimming pool on top). Arun was kind enough on supporting us.
It is a small hotel, like a guesthouse, quite unique. The staff were very friendly and keen to help.
It is a little hidden away, which is good because it is off the main street, but a little difficult to find.
It was like coming into a Sri Lankan home, very welcoming, comfortable and beautiful. The staff was extremely helpful and the breakfast (typical Sri Lankan) was delicious! It's definitely not like a chain hotel, it's very authentic. We definitely recommend this hotel if you are staying in Colombo!

The staff was very friendly and always available, Mr. Arun, the manager was particularly helpful in assisting us with our sightseeing tours of Sri Lanka. The hotel was small but clean and cheery.
The breakfasts were inclusive in the price and were sensational. Try the Sri Lankan breakfast. Aryun were very professional and he helped us plan our time in Colombo. The decor was interesting and beautiful. We had a very pleasant stay. Pick up from airport was convenient.

The location is hiden...taxi spent a lot to find the place. As the bulding has many open space there was no ac in commun areas so it was really hot and humid and in that sense is no value for money yet. Very expensive for colombo. The furniture is old. The cleaniness was terrible and the smell in the room was the one of a small town in the montains with cows! Even if staff was nice this seems to me the house of someone transformed on a kind of "hotel" and I was surprised that is quoted 4 starts by booking! Is like pension o been generous like 2 starts
