Shanani the owner was wonderful, so friendly and helpful. Her staff were all lovely and made us feel at home. We chose to eat at the guest house and were so glad we did! The evening meals were brilliant as were the breakfasts. Can't recommend enough.

The Service and personal attention was very very good and all the cooking is home made. Value for money I would say is 10/10...
What a lovely place - exceptionally well managed and with lovely helpful staff, who can not do enough to please. We had the roof-top room with shared balcony, which was wonderful. The breakfasts were lovely (would strongly recommend Sri Lankan for those who like spicy food). We didn't dine there in the evenings, but wished we had, as the rest of Kandy has little in the way of nice restaurants (unless you try the boutique / out of town hotels). Fellow guests raved about the food at dinner, so we regretted not trying it. Help and advice for onwards travel, and driver recommendations, were very helpful - many thanks for a lovely stay, we enjoyed Kandy very much & you have a lovely spot near the lake :-)

This friendly staff at this family run hotel and the excellent breakfast made our stay enjoyable. The room was very comfortable and spacious with outdoor space to enjoy. Would recommend.
Unfortunately we stayed on a public holiday and there was a karaoke down the road that went till about 9:00pm. This was not the fault of the hotel.
The rooms were large spacious and tastefully decorated. After traveling across Sri Lanka Villa 49 was a relief. Location was also ideal, close to lake and temple but in a peaceful residential area.
if you are planning to go to Kandy do the following immediately: 1. Book Villa 49 2. Hire Pratap as the guide 3. Arrange for dinner at Villa 49

Well situated close the lake and within walking distance of all the attractions of Kandy city. Topfloor room has amazing view of the city, and a big shared roof terrace. Good bed, good airco, and a good sleep. The two of us were the only ones dining in that evening, and they made it extra romantic for us with the candles, music, and very good homemade curry's. Especially like that it is 100% Sri Lankan owned and operated!
Indicated 10 minute wait to make the room ready became a 50 minute wait. But the Tea and cookies are nice.
We felt like visiting friends. The lady who owns the place was always there, always friendly, always ready to help, chat or give advice. All personal doing their best to make us happy. And it's just a 20 minutes walk to Temple.
Monkeys around can steal things if You leave windows open! But to see them on nearby trees is a real pleasure.

I booked four nights at Villa 49 while I was in Colombo, a mere 24 hours before going to Kandy. I hadn't had the time to do much research sooner, I urgently needed to find an accommodation for my imminent trip and, honestly, I chose Villa 49 after reading just a couple of positive reviews (I usually read many more before choosing a hotel). Now I can say that the high number of positive reviews was - and is - well-deserved. My nice room (number 7, with a view on the hills) was very clean, and so was the bathroom. When I made the reservation, I added a note that I needed a room with a strong Wi-Fi signal, as my work always follows me and absolutely depends on the Internet. As soon as I arrived, I was welcomed by the manager, a very kind lady who assured me that she would do her best to fulfill my request. And she did; during the following four days, the connection was always very stable and fast. Later in the evening, I explained to her that I had little time, and that I intended to use Kandy also as a "base" to visit Dambulla, Sigiriya and Polonnaruwa, and she immediately helped me organize a reasonably-priced car tour and contacted a safe and reliable driver. The driver came to pick me up at 5:30 am and, another kind member of the staff, knowing that I had to leave early, was already up at that time to offer me a bag with some sandwiches. As to the location, Villa 49 is in a quiet area, yet close to one of Kandy's main attractions: the Temple of the Tooth, which is a few minutes away by tuk-tuk (it can also be reached on foot). A grocery store and a laundry can be found at approx 500 metres from the property. In conclusion, I was very satisfied with both the accommodation and the friendliness of the entire staff.

The food was very good, they seemed to wait until our arrival before they cooked for myself and my daughter and we were the only ones eating in the dining room. The staff were very obliging and keen to help - if anything a little too keen! The lady who ran the accommodation made a point of visiting us while we there to welcome us which was a nice touch. Our room was was on the top floor and very spacious but the electric shower was mounted out of reach on the wall and my daughter had to fetch a table to stand on to switch it on as there were no chairs (or step-ladders to stand on, ha, ha) also the mount for the shower head was broken so you had to hold it while you showered. They should definitely invest in some new pillows as we found them most uncomfortable (too high and quite hard) and the spare ones in the wardrobe smelled a bit musty, so I did not get a good night's sleep.
The pillows should be replaced with softer ones also the towels were not great (they had definitely seen better days). The shower because it was mounted ridiculously high although we did wonder afterwards if maybe there was a valve on the shower head to just switch it on/off?
Excellent breakfast, efficient service and a host who made us feel right at home. Conveniently located walking distance from town centre (15 min around lake) and palace. My kids loved the children's park just down the road.

We loved everything about this B&B. Upon arrival we were greater with coffee and cookies. Breakfast was amazing and you had the choice of banana waffles which were so good. There were different kinds of homemade jam all of which were delicious! The room was spacious, had a huge bed and a balcony with a great view. The owner is the nicest lady we have met. She goes out of her way to make you feel at home. It was my birthday during our stay and after we returned from dinner she had homemade chocolate cake for us at a candle lit table! It was so thoughtful and very nice for me as we have been on the road for 6 months and have yet to feel this type of hospitality. The location is very close to the lake (just up the hill) and then you walk around the lake about 10 minutes to reach the tooth temple and the town. If you walk up the hill (away from the town) that the villa is on you can reach the top rated restaurant in town in about 10 minutes. Overall a great location. We would return to Kandy just to stay at this villa - it was amazing!

The staffs are very friendly.The house was warm,Surrounding environment is quiet，about 15 min walk to the Temple of the sacred tooth relic.They know that we are wedding anniversa, especially we upgrade the room.房子布置得很温馨。他们知道我们是周年纪念，还特别为我们升级了房间，是顶楼的大阳台大方，早上和夜晚都能看到整个康提的全景。
