We arrived to find this Riad is next to a busy road. We left our bags there to return later to check in as we arrived before check in time. However, when we came back no one was present. After several phone calls and contact booking,com someone came to open the door. We later realised that no one actually stays on the premises as it is a such a small Riad. One morning the water was cold so we had to have a cold shower, it was repaired later. The Riad is a good 20 minutes walk from Jemaa El Fna and not the ten minutes as advertised. The owner was rude on the phone when I complained about the problems. He even tried to justify the problems by saying that this is Africa!
The staff were very good and Aziz was charming very helpful. He did his utmost to accomodate us and nothing within his capabilities was too much trouble and the staff were very flexible and kind. The room that we had was very nice and clean with access to fresh air. A little more storage would be beneficial but generally very nicely decorated. The decor in the entrance and the stairs was very tasteful and beautiful.
I can't say we didn't like the breakfasts but a) they were carbs and sugars, not good for my diabetic husband, and b) the breakfast was exactly the same everyday, evrn when we asked for something different like eggs for example. We would have been happy to oay for anything extra but it was not forthcoming.

Aziz was really welcoming and he did an amazing job at being our host. He also speaks spanish so it was great to talk to him. He maintains the Riad super clean and organized. I recommend this place.

They were very friendly and helpful. They helped us to find very good citizen deals, and gave us many advises about where to go and how much is a fair price - which is very important info in Marrakech. The hotel is in a excellent location, with very good breakfast, and friendly staffs.

Aziz and the staff were very accommodating and went above and beyond to make sure we were comfortable. They were also willing to arrange transportation with very short notice. Breakfast was provided no matter how early or late we requested. Aziz gave us his personal phone number and we could call him anytime with issues.
The toilets did not always flush. It is a 15-20 walk to the city center; however given that Marrakech is very hot, it is not easy to walk back and forth. If you are looking for something that is in walking distance, then I would suggest a closer Riad. The medina is very loud and busy so this is a good alternative if you prefer to stay somewhere quiet and take a taxi into the city.
Aziz (host of Riad) is amazing! From the moment we walked in, he made us feel welcomed and truly at home. Aziz took care of so many things for us. He recommended where to go, made our tour arrangements, he really made our stay flawless. Great value, clean, awesomely decorated. Excellent location, it is situated in a safe area, and it is at a short distance walk to the main square and other attractions. I highly recommend this place.

Aziz was brilliant catered for our every need and was great with the the kids, nothing was too much trouble. Breakfasts were terrific and taken every morning on the rooftop terrace. Aziz sorted quality transportation whenever we requested it. The riad was clean and comfortable and was obviously a popular choice with a variety of international travellers. About a 25 minute walk from the square either following the road on the outside of the city wall or through the Kasbah, busier but far more interesting
Aziz is very helpful and friendly, great guy and always ready to help to make your stay pleasant. The Riad is very clean and quiet, not noisy at all. We had a very good sleep. A happy and nice stay overall.
No window in the room and a very small closet. Breakfast is mainly bread, tea/coffee and orange juice. Towels should be replaced for new ones, they were very old.

From our room on the top floor, the WIFI would come in and out. Otherwise everything was good.
The riad is situated just behind the city walls only 20 minutes walk to the center. The best way to find this hotel is to arrange taxi by writing an e-mail to the hotel. The hotel is very very nice. It is well furnished, clean, cosy and free wifi everywhere. Aziz, the owner, is welcoming and kind, ready and happy to give you advices and suggestions what to see or arrange whatever you ask for. Breakfast is served either at the lobby or on the roof with a marvelous view of Atlas. You get continental breakfast with traditional bread, fresh orange juice and mind tea. I highly recommend you this riad.
The mint tea served upon arrival is very nice. The decorations are very elegant.

It was my friend who found this riad when it came to booking our holiday. (We had previously done a bit of research online and decided that we wanted to experience more of the traditional aspects that we felt a riad would provide) On arrival we couldn't of hoped for a better place! It certainly passed all of our expectations as the riad is overwhelmingly beautiful!! We received a very friendly welcome and were made to feel completely comfortable. The building is beautiful and clean, the breakfast is delicious and the roof terrace views over-looking stunning views of the atlas mountains are just perfect! (...pictures to follow..) The location is very convenient and in our 6 day stay we had established an orientation meaning we could walk too and from anywhere we wanted to go within the city centre. It is a short walk into the hustle and bustle of the city (just 10 minutes) but this doesn't dismiss the peaceful aura of riad bachawya once you arrive back to relax after a busy day. The staff are punctual, very kind and very helpful, providing us with useful information throughout our stay. We decided to book an excursion into the atlas mountains and really wanted the chance to ride a camel. In doing so, we informed the hotel manager who kindly took care of everything; I would recommend this trip to anyone, it was the best €15 I have ever spent. (again, pictures to follow) We had also contacted the riad by email prior to our arrival and they kindly organised a taxi service to pick us up from the airport. After a long day of travelling it was such a nice welcome to see a friendly face waiting for us with a sign reading 'riad bachawya' For a first time stay in Morocco, we were two girls with a whole load of questioning uncertainties but the staff at this Riad took the time to consider our needs and made us feel comfortable and safe. For the price you pay and quality of your stay, I would seriously recommend this place to anyone! :) enjoy.

Rooms in winter were slightly cold at times but this would be a huge benefit in summer months to have cool rooms!
This Riad was a nice surprise. Mint tea at welcome was a nice thing. Very clean rooms. Breakfast (similar to other riads that we visited) was more than OK. Personell was VERY welcome and helping with any requestes (like where to go for LOCAL hammam). Very nice terrace on the roof. On the edge of old town so no issues with crowds, noise. Just at the Royal Palace so police behind every corner. You can feel safe walking around riad. I would surely go back there.
Internet should be available in the rooms. We were there in January so was a little bit cold in the rooms. I would reccomend to make a movie on how to get to riad and place on you tube. Besauce if you do not know where to enter - you will miss it. You tube movie will help guests. But these still minor observations.
The staff is very helpful and friendly. They had a problem of overbooking but it was handled by the best way.
The location is not very good. If you are not from Marrakech, you have no option but to 'hire' a 'guide' on the street to show you where is it.The problem is these 'guides' may charge you 30euros after walking 100m with you. They could offer a service to pick us up on main square...
The location is amazing, just a 10 minute walk to the Square. The staff is really really nice. Ask them for tips. Recomendable 100%!
It is a bit tricky to find at first, there should be more directions in the Booking description. Other than that everything was perfect.
