Advertised with free wi fi but we could not connect in the apartment. Breakfast a bit bare (yoghurt, bread and tea) unless we made specifc requests. Pool not heated and in April really not an option to use. Also staff not always at the desk, would need to search for them on occasion.
Good location, 10 mins walk from jama all fna. The riad is also in very nice condition, 3 bed apartment was well sized and on traditional design.

very good location, very friendly staff

We booked two individual suites however, upon arrival, we were forced to take a supposed "upgrade" into an apartment suitable for a larger number of people. This meant that we had lots of unusable rooms & space but only one bedroom with a tiny bathroom ensuite. The second bedroom was quite plain, dark and uninviting with a bathroom a long way 'down the hall'. We were tired, in need of a shower and sleep but our accommodation was extremely cold as there was no heating in the central area so we just fell into bed. When we complained they told us we should have pay MORE to stay in the apartment as it was so big. The manager didn't want to understand that we had booked two separate suites as we wanted our own bathrooms, space and privacy and the apartment was not to the standard of the suites we had paid for. We then had to move rooms the following day which keep us away from sightseeing all morning. The staff were extremely unpleasant because we complained. My argument was that we paid for two large bedrooms with ensuites and ended up in two small rooms and one didn't even have an ensuite. They also said it was all our own fault as we had booked late and they had a guest who wanted, last minute, to stay on an extra night causing the overbooking situation. It ruined what could have been a perfect stay in a truly beautiful riad. Having to put on a thermal jacket, socks and slippers to go to the loo in the night (it was so cold in areas outside the bedrooms) was not my idea of comfort. Also, wifi is NOT available all over the property.
When we finally got to our 'suites' they were lovely with excellent decorations, warm bathrooms, comfortable beds - perfect riad rooms. They would have been even more lovely had our booking been honoured and we had the rooms for the two nights we booked. It's in a quiet leafy street about fifteen minutes stroll from the Medina square. It's easy to get to and from and has road access with parking outside. The location was close to good hotels and restaurants. Breakfast was tasty and could be taken in the lovely courtyards or inside a beautiful dining room. Most of the staff were hard working and helpful. In fairness, I'm sure the apartment we were forced into would be comfortable if travelling in a group where the cost is shared and the extra space could be used.

We stayed in the 3 bedroom apartment and loved the size of the rooms, the living area and especially the day bed which we could all squeeze onto and relax. The apartment we stayed in was beautifully decorated and comfortable; the setting was tranquil and staff were very friendly and helpful. We thoroughly enjoyed our stay and wished we were staying longer! Overall, the Riad was excellent value for money.

Nothing. Location isn't in the medina, but we found the distance perfect to be out of the immediate hustle and bustle, and good access to the new town too.
Ideal location 10 min walk to old town, and same distance to new town. Staff super helpful - did breakfast late for us when we overslept, and early on the day we left. Room was cosy and clean - very typical Marrokech decor.

Wifi only in the breakfast room, dark, no views in contrast to the description, toilet not flushing, all in all I was glad to get our of there, not romantic at all. Hands off.
The only good thing about this Riad was that the owner picked us up as we did not find the place. The location is good, close to Medina

Character, staff who allowed use to use the office to sort out confirmation of flights, breakfast, pool and outdoor space, peaceful, the apartment was spacious and comfortable,

Wifi was not available in room as advertised only in the communal sitting room downstairs
Within walking distance of main square, very helpful staff. Apartment spacious and nicely decorated. Riad staff organised airport transfers and a guide for first day

I read the minus coments of other gests and most of them were justified: yes, the riad is dificult to find, yet there are signs showing the way; yes the staff was not allways availqable, yet they were helpful; yes anyone could enter your room, yet no one did and you cannot say you feel insecure; yes the birds would wake you up in the morning, yet that's a nice way to be waked; yes the breakfast was poor (no yet) and the wi-fi was non-existent (again no yet). Still, as most of the other gests I gave a good evaluation: in the end, a riad is not an hotel, a riad is just a riad.
Good location, in the edge of the medina, a short walk from Jaema el Fna, yet accessible by car. Confortable rooms with good air-con. Overall stay quite pleasent.

breakfast is very simple, the water in the bath wouldn't go away and wifi has bad connection!
the house is classy and quiet! hosts are friendly.

Very handy to Madena yet it is accessible for taxi. Very quiet and peaceful. Good breakfast.
April 22, 2014
Need another breakfast after the one provided. No door on Bathroom, only curtain. No ventilation in toilet, cant open window as people passing. can do with a bug spray in rooms, as its expected to have little moths or insects in that climate. swimming pool unheated, cold even in mid april during our visit.
Very Quiet and peaceful inside and location on the outside. its a hidden comfort zone within easy reach of the main square 15 minutes walk. no traffic on this street. staff very friendly and helpful.

Staff were not very attentive. Sometimes it was impossible to find them around then hotel when you need to speak with them. Overall, a good stay.
Good breakfast, although this is the same everyday so becomes a little tiresome after a few days.

i got there around 9pm and was leaving at 730am. at check-in i requested to have breakfast, which is included, at 7am. the guy at the reception said yes and stated that it will be ready....yeah in the morning, no one at reception so i copied what the other couple did and just left the room key on the table...and NO BREAKFAST. so i overpaid for a place to stay in marrakech.

Lack of a local restaurant.
Riad appears as 'original' with a wealth of decorative Moroccan tiling.....loads of greenery, a haven of peace and tranquility. All Staff v. friendly and helpful. ATM and Shop close-by and a 20min. walk from Central Market Square but loads of cheap taxis! Yippee - no TV!! ......but we did have an enormous bed and a huge suite. Thoroughly enjoyed our stay. Really rate this Riad.

Bad wifi reach,
Loved the setting, really cool space close to Marrakesh main square. My friends and I were all saying how we wished we had more time to spend there.
