Very close to El Fna Square and Souks, very hospitable staff and a very quiet and comfortable location
Being met at the airport at after midnight despite a 5-hour flight delay, and then being met and accompanied through the narrow streets of the Medina and shown to the Riad. Decor beautiful, brilliant breakfasts, friendly and helpful staff.
Only gripe was that the Wi-Fi signal was a bit weak sometimes.

All riads have a central courtyard so privacy is compromised as your room and windows open into public space. The bathroom had no door, it was part of the room which was unpleasant at times. The shower was good but basic

Not accessible by car - the hotel is located in the middle of the old market and it´s quite difficult to find it. There is no door between the room and the bathroom, which is a little bit embarrassing.
The staff, especially Sofian took great care of us and our welcome dinner was one of our best! This Riad was in a great location and even though our flight was delayed our driver provided by Riad Dar Ten waited for us several hours.
Smoking in courtyard by other guests blew into guest rooms

Ringing on bell for ages nobody answered until a guest did
Everything except the entry. I would like to thank Soufiane and our lady chef for their warmth and help during our stay and the lovely exotic fruits we tasted. And for helping us recover our lost bags at the airport on the first day.!! by making a call for us. Well six calls actually, the time it takes to get transferred to the right area.
The most important part, getting to the Riad, was not well informed. A map is needed with distances and explanations of what to look for, street sign, alley sign, no sign at all etc. Easy to send this to guests in an email along with your offer of a personal pickup as an alternative. Other hotels managed to do it in morocco so not sure why it can't happen here. Having to rely on wifi/mobile phone directions is not an option for those traveling from far away.
I stayed at riad dar ten at the end if my 10 day trip to marrakesh and although the location is great, right in the middle of the souks and 5 min walk to the square, I didn't feel as comfortable as in the other riads I visited before. I booked the chocolate room downstairs which is small, but very nice decorated, but right at the patio, which means not really any privacy. I like to spend some time in my room reading and resting after the busy souks, but there were always workers walking around and people talking, so if you are looking for a quiet place to rest this might not be the best, or you need to take a more expensive room upstairs. The second day they had some works done on the floor right in front of my window which meant noises and toxic fumes, so I finally complained to the manager, who then kindly offered me to move into one of the more expensive rooms upstairs, which was very kind and made a difference. The rooftop lacks a bit of atmosphere, so I didn't really like to go up there. I ordered dinner at the riad the first night, which was tomato & avocado salad followed by chicken tajine and some melon for desert, to be honest not a very special meal and for what it was also overpriced (20euro) I had better meals for better prices in other riads.....when I was ready to leave and got my invoice I was charged wrong for the meal (25 instead of 20 euros) as well as for 2 taxis to the airport although I only booked 1, so I needed to redo the invoice for the guy at reception.... So even these are all small things, I think it could be approved to give an overall more professional service and relaxed stay. The place is beautiful and has lots of potential.
Location, cleanliness, style... Special mention to the staff, from reservation until the final moment of our stay. Definitely, a winner option to stay at in Marrakesh.
As shown in other reviews, It is true taht credit card machine was out of order. It is not a problem if you are told in advanced, so better ask.

Bathrooms / toilets without doors
Everything was perfect Beautiful Riad within a short walk from the square Djemaa El-Fna, in a quite area. Staff extremely nice, effecient and kind. Nice breakfast served in the court of the Riad (with fresh squeezed orange juice and homemade strawberry and apricot marmelade: delicious)

Location fantastic and staff very helpfull and friendly
The staff on arrival day was very incompetent. The Riad is impossible to find if you haven't been there, and I had to call 5 times trying to get instructions on how to get there. Impossible, the staff couldn't explain in English or French. Once a guide found the Riad, they didn't give us the room, nor apologised, but had us sit around and wait, and even made unfriendly remarks when I asked about the keys. The Riad itself is beautiful, just be careful in the stairs and doors if you are higher then 1,40m to not hit your head. Just on checkout a friendly young man spoke to us and apologised. Better late then not at all.
Everything about this riad is fantastic!! With only 6 rooms, it is very intimate, unbelievably quiet and only 3 minutes to the entry to the first Souk!! That means it is close enough to return to your room for a relax before setting out again for an evenings entertainment. Soufiane and hakima (the highly capable young resident 'manager' and chief chambermaid) virtually run the riad themselves! The breakfast is a fantastic mix of French/Maroc. Not advertised, but ask for a cold beer or wine. Get a price first, but a 'Private' trip to the mountains is a must, and ask to see, inside..., A genuine Berber house, .....Well worth the extra 20 dms. Open air evening meal in the Square is another 'must' Fantastic 4 days!!
Do not be put off by the 'dark and off putting' entrance through the myriad of passages. This is typical of a centrally located riad, and the 'Oasis' more than covers the apprehension!

I was sent an email by the owner to say that I could pay by paypal and then I was told I couldn't because their computers were down. Luckly I had an iphone and paid via that on paypal

It is not a 5 stars Riad, no luxury at all. It is a good 4 stars.
The staff were excellent and very friendly, especially Sufian. The Riad itself it extremely well positioned and pretty, although it is smaller than it looks in the photos. The roof top is pleasant but there's not much up there in terms of comfy chairs etc. (there is a washing line and a solar panel).
They tried to charge an extra 4% to the bill for "paying by card" (bank charges). As this wasn't mentioned on the original booking, we didn't pay it, but the discussion about it slightly soured an otherwise happy stay. The food in the Riad "restuarant" is ok but nothing special.
A lovely riad, simple rooms but elegant and spotlessly clean. Beds extremely comfortable and good lighting. Very friendly and helpful staff. Thank you Soufiane! We had one meal the evening of arrival which was of a local theme, basic but very edible. Breakfast was very decent with a choice of coffee/tea, local crepe-like pastries, fresh fruit salad, delicious local yoghurt, brioche and bread! Watch the local butter though it's a little like frozen ghee! We asked the hotel to organise a taxi both from and too the airport which was all very efficient. If you are new to a Medina layout be aware that you'll need help finding the hotels/riads so a man to carry cases in a trolley and take you straight there, is a must. We also asked the riad to organise a car and driver for a day’s outing to the mountains. Cost Euros 80.00 but reasonably priced compared to the group excursions we saw advertised and we had the driver for the whole day to go where we wanted, to stop whenever we wanted to take photos and to learn ask questions about local culture.
Upset at the credit card machine being broken and hoping it's not a tax dodge as many Moroccan traders prefer cash to card! Luckily we had 3 separate cards with us so that we could access money and only JUST avoided the problem of daily cash withdrawal limits. Apparently there would have been no other way of paying! WiFi was free but we couldn't get a signal in our 1st floor room.

Excellent hospitality. Pure morrocan style which was what we were looking for. Sufian who was available at all times to assist us in everything including a late night of excellent morrocan tea was an added bonus.
The staff were AMAZING at this riad, helping us book tours and transportation. The room was clean and cozy. Breakfast was fruits, bread and eggs (a special request), pancakes, also fresh squeezed orange juice and coffee. The location was right in the middle of the activity.The riad is located in the souk and it's about a five minute walk to Jemma el Fna Square, down an alley. We highly recommend this riad.
