The Riad is not right in the medina but the location is easy to access. The decoration inside is beautiful! Lovely eating area with swimming pool and very nice terrace on top. We have stayed here twice this year and will come back! Staff is lovely and the breakfast is delicious!
I have found this in almost every Riad and it´s the smell of humidity in the rooms coming from the bathrooms.
The staff were helpful and friendly. The room was really nice and neat. As soon as I walked in it was heaven! So quiet, relaxed and neat. I would 100% return there and recommend it to anyone.
The only weakness was the wifi signal dropped out now and then and didn't completely reach our room. But was nice to spent time on the terrace or downstairs in the swimming pool area using the wifi, chilling on my tablet during some hotel downtime and be away from my room.

The staff were wonderful, helpful, attentive, friendly. A credit. The Riad was 10 mins walk from the Jemaa El Fna. It is a cool airy place and very clean with a couple of sun terraces, ideal for evenings. Lovely breakfasts. We can't praise the accommodation nor staff highly enough.
The bed was a bit hard! But then, from our experiences, all beds in Morocco are like this!
People working there are friendly. Fathma and Afid try the best for you. You can go to main squeare Place Jemaa El Fna in 12 minutes by foot.
There is not a list of prices of tea and coffee. They offers it to you and dont tell you that you have to pay when check out. And one tea cost double that outside.
The Riad arranged our airport transfers which I would highly recommend (€20 for 4 of us from airport to Riad). On arrival at the Riad we were some what apprehensive of the location as the Riad is located down a very narrow street (no cars allows). Don't expect any neon lights or signs outside the hotel. However once the traditional wooden doors open to the Riad you will find yourself in Moroccan tranquillity. The staff are very friendly & very helpful & were always at hand for information. Make sure you book a Hammam & massage at the Riad (approx €45 for both of us half hour hammam each & 1hr massage each) Great experience & all under your roof. Samira & Aziz were always available for information & organising tours. Excursions are probably cheaper through a tour agent but for convenience & as we had our 2 boys with us we did not want to take any risks & if there were any problems we could go back to the hotel to deal with them. Samira even organised for someone to come to the Riad for me to have a manicure/pedicure followed by a massage all in all over 2 & half hour experience for about €55. Probably the best massage I've had & the convenience of being in your hotel. Breakfast is simple usually 2 types of bread/pancake, jam, butter, orange juice & mint tea / coffee. The pool is not heated & as it is in the shade was too cold for us but others didn't seem to mind. It's a good 15-20min walk to the souks & the square depending on time of day as evenings were very busy but this may have been because it was Ramadan & breaking their fast at night, but an easy walk. There are lots of restaurants around the square. We had a good meal for 4 which included chicken tagine & lamb couscous & 2 plates grilled meats for 180dhs. Atms & bureau de change within the square. The Riad is a great place to come back to, to wind down after the hustle & bustle within the square.
All in all great value for money. Perfect place to experience Marrakech.
Arriving at midnight we were a bit worried as the surrounding neighbourhood is quite rough looking. But the riad is a haven! Breakfast every day was delicious and we had dinner one night and it was excellent. Location is a bit of a walk to the main market but then you actually get to see real Marrakech. Riad Fabiola was excellent - friendly helpful staff who don't laugh at your rusty high school French!!
A warning that a mosque loud speaker was pointing directly into the riad and a call to prayer was going to come at 5am would hve been good! But you actually get used to it v quickly - I slept through it after the first night.
We were a little apprehensive about how we would get on in Marrakech but our feras were soon allayed when we met Zora the manager, her care, thoughtfulness and knowledge of the city helped us to do the things we wanted to, breakfast was always something to look forward to, with an array of choices, the riad soon began to feel like a home from home for us and it 's a place wehope to go back to someday,it's an excelent base for independent travellers who want to see the real Marrakech nearly, so much without the hospitality of the riad fabiola team, the Riad itself is beautiful, clean and oasis of calm, witch was definitely needed after aday in the city .highly recommended
I loved the very relaxed atmosphere and silence - at just few minutes walk from the joyful mess of Jemaa el Fna... in the eve I had a healthy hamman+massage treat with a delicious orange blossom oil and went to sleep in heaven!

Had difficulty with one staff member over-charging for rooms. No wi-fi meant that it was impossible to prove otherwise via booking details as having to rush for flight. also tried to charge double the fair price to hire taxi for airport. Can of fanta or coke is 2 euros Was supposed to be cheapest riad we stayed in and ended up being expensive
nice traditional riad with tasty enterieur and beautiful staff. good place to rest and make Yourself comfortable. a true oasis to relax within busy marrakesch.
The location. The people around the Riad seem to be from that area and weren't targeting tourist. It was good to feel like one of the locals.
The staff was what I disliked the most. There was a male staff that if he was there you would get service, if he wasn't than you pretty much had to wait till he got back. This really was upsetting because it made it hard to enjoy the Riad. We went to 3 Riads when we were there and hands down they are 10 times more superior than this one in terms of service and the design of the riad. The place smelled and had an ugly dirty plastic covering over the courtyard. I would recommend Riad Zamzam.
Breakfast was nice and so was the ambiance of the riad. Staff was friendly, but most did not speak a lot of English.
We stayed in the safran room and the shower was horrible since it would get the remaining on the bathroom wet. Also, we were only given one soap for our 4 night stay, no shampoo... We didn't ask for it since we had our own but the lack of soap was odd. The room also has a strange smell, a bit moldy and smell coming from bathroom as well, but the room was clean. The noise coming from the mosque was very loud! I thought I would be able to sleep through it since I'm a heavy sleeper, but it sounded like the person was inside your room yelling. After walking so much for the day and passing out at night you will wake up and fall right back to sleep even before he finishes it, but some nights when I was a bit rested I couldn't fall back asleep until it was over.

If you've booked the room on the roof top it can be very loud, because of the Mosque is staight on the opposite of it in the neighbourhood.
The patio with the pool, very fresh. Nice terraces. We enjoyed a nice breakfast, complete and freshly squeezed orange juice. Our internet connection was good in Opale room. 15 min from main square Jemaa El-Fnaa, a bit far, but safe to move around.
Not easy to find and reach by car.
Dull and dreary. Depressing. We stayed in the Indigo Suite which was dark and develish. Shower and sink didn't wok well. Poor lighting. Sink was dirty. Breakfast was lousy. Beddings were not comfortable. Dusty and smelly. They need to steam clean everything. Poor signage. Difficult to find the place. This is by no means a 4 star riad.
Rather good value for money
Staff wasn't very helpful, breakfast quite poor and monotonous, location in a bad area of the medina, room was small and dark, bathroom without windows (impossible to dry the floor after a shower), wifi unreliable
The hotel is very neat & has a comfortable environment. The places of interest are within walking distance to the hotel. I would surely recommend it to others.
The wifi is slow or non-existent in the room
The staff were very helpful, the room was clean but very different from what im used to. You can either say it has a lot of character or its run down. Personally i really enjoyed the style. Breakfast by the pool 'too small to swim in' was also very nice... Tranquil and relaxing even tho the food is simple.
Theres nothing wrong with the riad in my opinion, the room was adequate, spacious and equipped with wifi access, air con and hot water. The staff were fantastic but the location is not for everyone. Its in the old city so if you come to it from the main square you would have to take the scenic route thru the boutiques which can feel abit far. Personally i enjoyed the scenic route. Other than that i dont have anything bad to say!
