Good, secure, location on edge of medina. Visually stunning inside. Everything seemed very clean. Staff welcoming and manager helpful. I would stay here again without any worries BUT I would check out the local competition closer before making my final decision.
Wi-Fi variable. No communal area you could sit and talk at night other than the roof (it rained heavily while we were there) so concerned about disturbing other guests. Staff cleaning the stairs with hose pipes whilst guests still eating breakfast on roof terrace - an accident waiting to happen.

Royale is a large room and beautiful. Terrace is very nice for having breakfast, lunch or dinner. They let u bring in food.
Poor breakfast. Not even an orange juice or yaourt like in other riads. They have to update checkout time since one of them asked us to leave one hour earlier than specified in Booking website.
Very nice Riad in a quiet corner of the medina with a lovely interior design and an amazing view over half the city from the rooftop terrasse. The staff was extremely friendly and helpful! Public parking available nearby (ca. 500m) for around 20DH per day.

Downstairs room was very small, it was the cheapest to stay in though. With 2 people over a few days, choose an upstairs room. It was also very noisy from the street/pedestrians at night.
The staff was super nice and helpful. The rooms were beautiful and comfortable. Also, the terrace overlooking the whole medina was gorgeous.
They didn't seem to have finished arranging my room by the time I arrived.

I have been traveling worldwide for over 40 years, and I can without any hesitation say that Riad Hiba is the very best hotel that I have ever had the pleasure to stay in. I have stayed at Riad Hiba for three years running now for from three to five days each time, and the atmosphere, the service, the location, the cleanliness, and the breakfasts have consistently been of superb quality, despite the budget price. Each year, I have stayed at Riyad Hiba with groups of my colleagues and students., Even though each one of my fellow travellers naturally has different tastes and different expectations, each and every one of them has been completely charmed and overwhelmingly positively impressed by the gorgeous and traditionally Moroccan interior design in each of the very affordable rooms, by the comfortable atmosphere on the three spacious and beautifully furnished terraces, by the beauty of the sumptuous central courtyard, and by the graciousness of the impeccably friendly and accommodating staff. Because I stay in so many wonderful hotels in so many wonderful places every year, I usually don't bother to fill out these evaluations, but Riyad Hiba is so outstanding that I am making an exception.by writng this review. Tge riad is like a museum, very old, excelent location. Staff is nice as well.

- Beautiful riad in the centre of the old medina
- We got a different room than we booked when we arrived, without any notice. Apparently they were renovating that room. The first night we got a room that was the same price (which was really too big and quite ugly). For the second night we got a different room which was cheaper. When we told this to the manager, he said they both cost the same. However after having checked once again on internet, we found out that the second room actually was a cheaper room... - Breakfast was tasty but not enough. - It smelled very strong and a bit weird in the riad. - The shower didn't have curtains.

Our room was just in the reception lobby, so kind of noisy and no much privacy. Small and dark room.
We had the Royale room, it was jaw dropping, the riad was small and beautiful with a good terrace. Breakfast was good I thought compared to others. Easy enough to find, 5 minutes from the centre. Quiet. Wifi was good. Had a heater and TV.
The shower water ran through the bathroom.
Stunning riad in the old town, quite easy to find. Near Place el Hadim, right next to the famous Bab and the wonderful museum. A great location for discovering the old town with a stunning roof terrace on which to enjoy the equally fabulous breakfast. Only a short , cheap taxi ride or walk from the new town with more bars/restaurants etc. A really beautiful place to stay, thank you very much. Hot showers, lush decor and two double beds in the twin room!

The house is lovely. Well situated within the medina. Staff is extremely friendly and helpful. Rooms are very comfortable. If you stay in the medina I think it is the best place to go for in terms of quality/price ratio.
They redecorated their house in blue because tourists like it but it is a bit excessive : more of a fairy tale 1001 nights style than a real traditional moroccan decoration.

Booked with booking.com and was expecting to pay by credit card but was told that i needed to pay in advance for the night and that i had to pay cash in the local currency. If I didn't have the money on me than....... Water in the morning for a shower was warm. In the winter you want a hot shower. Heating via the air conditioning unit was not working properly so it was cold at night.
