10 minute walk to souks and square.
The place is a budget hotel-that said, you still don't get your money's worth.
Mold on the ceilings, sewage problems in the bathroom-the bedroom also smelled like sewage. The location is in the Medina but very loud on a busy street. Door to the hotel rings in the lobby-loud enough to hear throughout the hotel all night long. Staff was nice but ignorant about places to eat, how to get to destinations or when things were open. Generally a place to avoid
Nissima and staff are fantastic. thoroughly enjoyed our 7 night stay
plumbing needs some minor attention (eg shower holder that holds the shower head).

The owner of the place guided us in a place where we had opportunity to eat roasted lamb (called mechoui in Morocco). It was served as portion taken from a whole lamb which had been roasted in a pit in the ground. It was the best meal in Morocco and i believe we were the only tourists there. Riad Koutoubia- thank you very much for that experience!
The staff was very kind, they were very helpful. The breakfast was nice. The terrasse was nice too.
It was very noicy, because our room was at a big street. The toilet didn't work and the shower was next to the toilet, without a shower screen so everything got wet. They did not have enough towels because they were still wet. The room was also not clean, we thought that the beddings were not clean.
Easy to find, close to Jeema el Fna, good breakfast every morning, very friendly staff
The staff are amazing, catering for all our needs and requests with a smile. Abdul raheem and aziz and the young girl receptionist were all out of this world. Customer service was 10/10. Location was perfect, next to jemaa al fana and koutobia masjid. Breakfast was fresh and filling, best mint tea I tasted in Marrakech.
Good location, close to all important landmarks.
Most of the staff does not speak english. One towel per person for four nights. Since we came late in the night, they put us in a room that had leakage and smell as a sewer. Do not get their help for a taxi, because they want to charge you 15eur (150mad) for a ride of 15mad to train station.
Staff was very helpful. Rooms clean for that price.

Good location, just few minutes walk to Jemaa El Fna.
A little bit noisy.
When we arrived, they told us that there were some mistakes with booking, and there is no available room. the guy take us to another house, near this one, the room and the toilet were poor. The next day the manager apologized, said that everything is ok, and we got our room. After that everything was ok, but it was very unpleasant at the beginning of our first trip in Morocco.
The staff is one of the best. They are very close to their guest and answer their needs. Helpful, very friendly. For those who want to be very close to Place Jamma Lafnaa, souks, old medina, Koutoubia…., this is the place to be. I'll come again.
I highly recommend Riad Koutoubia to everyone willing to visit Marrakech. The staff are very nice and always there to help and give golden advices ( like : where to eat nice food...etc). The Moroccan breakfast was delicious especially the freshly squeezed oranges. The manager Mr abdurahim is very friendly ( my kids loved him) and always there to hear any question or concern.. We will definitly stay in this Riad in our next visit to Marrakech.
