Seaweed - bad time of year!! Getting over rocks in shallow part of beach.
We liked the fact that in low season it felt as if we had the whole hotel to ourselves. It was quite empty and the perfect place to relax if you dont want to hang around other tourists in the commercial areas. The beach is amazing and its worth getting up early for the sunrise. Its a very good place for a budget traveller and just over the threshold of a backpackers budget. You may also see turtles laying eggs if its the right season!
Its a little hard to get to and if you are getting a Collectivo back at night you have to walk about 10mins down a completely blacked out road. We were there in low season so it was sometimes difficult to find staff on hand because they were refurbishing. The bar maid was very nice and helped us with most of our queries.

AC works only in the bedroom. Gets extremely hot in the condo.
Fantastic location, dive shop on site, very helpful staff who went out of their way to arrange exactly the diving I wanted. Accommodation very spacious, modern and comfortable.
Kitchen equipment was limited and quite old.
The location was amazing! A perfect spot for snorkeling and swimming. The staff was very helpful and friendly. The bartender at the bar made the best margaritas and coco locos! Overall our stay was very quiet and relaxing....just what the doctor ordered after experiencing such a grueling and endless winter in Chicago! My husband and I would definitely make a return visit to Aquatech Villas DeRosa!!
I wish that there was air conditioning in the main living area. Also the pool could have been cleaner.
The beach is right by the hotel and is super nice, quiet, and beautiful. Love the bar by the beach, where the food and drinks are delicious and they are always a few other guests to interact with. Great atmosphere and value at Aquatech Villas DeRosa! I will definitely be back.
The road to the resort was in rough shape with large potholes and massive puddles that stunk. Hard on the car.
On the best section of beach in Akumal. Tony, the owner, is a great guy and helped out whenever we had questions.
King size bed is really two twins pushed together with a king sized mattress on top. Not a huge problem.

I would say that our trip to the Mayan Reviera was one of our best trips ever. We loved our stay at Villa DeRosa. The location was convenient for all the activities-sight seeing, cenotes, snorkelling, scuba diving. The accomodations were clean, quiet, we enjoyed the quaint style. The staff was friendly, and helpful with any of our needs. The food from the kitchen was tasty, we ate there at least once a day. Thank you.
Next time we may spring for the ocean view rooms.

The locations is perfectly beautiful. Right on the beach, with no vendors!!! Rooms comfy, nice hot water, refrigerator, coffee maker and coffee!! TV with good channels, charming friendly people working there. Love that it is family owned...makes you feel so welcomed. Food is great and cooked from the kitchen, served to you in your room, the patio around the pool or out on the beach. Great little beach bar with swings as seats!

The showers, they were the best in Mexico. And the beach was excellent.
It was a decent beach and location close to Akumal and close to snorkeling for shipwreck beads.
No restaurants nearby that weren't an overpriced hotel restaurant. Breakfast should have been included, although we did appreciate the coffee.
Hotel is on the beach. Restaurant is small but food and service is good. Standard rooms are okay but ocean view suites have a terrific vista and are very large. Beach is not rocky as can be the case north and south of the villas.
Not walking distance to many restaurants, no problem if you have a car. Hydrogen sulfide smell in stairwell. Not enough loungers and shade palapas on the beach.

The place is fantastic, its right now the beach very quiet and friendly. Community like feel and atmosphere. It's family owned, boutique so one gets just the right kind of attention that is needed during the holiday. People come for a day and stay for 3 months. Dive shop right at the premises so you've got no excuse to snorkel to the reef which is really close. You hear waves at night and during the day with a variety of birds. Highly recommend this place
