Staying at Casa Abanico was absolutely great! The position is just 5 minutes walk from the pueblo and they give us bicycle! The room is great! Beautiful and every day was clean! Matteo is very helpful and kind! The common space for the kitchen is very nice to share time with the other guess! I will recommend this place!I had fantastic time!

Nothing, everything was perfect!
At first the location/ area didn't convince much but once inside the gate everything changed as we got into a nice flowerful garden with sun beds and coaches on the shadow. We had a room which vas VERY CLEAN and redone every day with fresh towels and bath soap, our room was next to the very useful kitchen area where you find a big refrigerator to be used by guests as well as free tea, coffee, drinking water and also movies and books to be borrowed. We used the free bicycles to the beach every day and the staff was exceptionally nice.

they do have AC now, which is so nice for the hot and humid weather in Tulum. You do need to pay 50 pesos more per night in order to enjoy it. But we think it worth the money.

Hard to find this place! I am not sure if the endless karaoke noise was only that night, but it was awful. I could hardly sleep overnight.
Unique decoration and array of the room. Public cooking place, shared refrigerator on the second floor, and small garden.

IT was extremely hot in the room, no AC, we usually don't mind but there was absolutly no air coming in :(
We could tell that the owner takes alot of pride in his cute little hotel. Attention to détails, decor and the VERY comfortable beds. So calm and beautiful.

The place is outstanding, extremely well taken care of, very clean and decorated with taste. It has a flower-filled garden and a beautiful open-air common kitchen. The owner is actually the highlight as he will give you all the advice you may need regardless of how you want to spend your time in Tulum.

Nice house with beautiful garden and nice kitchen on the terrace. Rooms were very clean and tastefully equipped. They have bicycles which we used to go to ruins and cenotes.

Only problem was a busy street passing by that was a little noisy at all hours.
Owner/managers were very nice and went out of their way to be helpful. The rooms were clean and nice to look at. Homey feel with a shared kitchen and lovely small garden. location was within walking distance from main street downtown near restaurants and shopping.

Loved the look of the place, gorgeous little room and upstairs kitchen on wooden balcony. The guy who checked us in was so nice and helpful, spoke several languages so he switched to English wherever my rusty spanish failed! Free snorkel hire and recommendations of where to go (Akumal for loads of turtles and Yal-Ku lagoon) and free bikes as well.

The only big downside was the not-so-well working wi-fi, but the hosts said it was currently under maintenance
My girlfriend and I stayed here for 11 nights. At first we were concerned with no AC but it turned out to be not really necessary. The whole building is beautifully designed for a budget hostel, with typical Maya decoration with a seemingly European touch, which only adds to the beauty. Common kitchen is really nice place to hang out, and apart from that there is a cosy patio downstairs. Lots of free bikes is a huge plus as well. The owner - Mateo and his charming wife do their best every single day to ensure their guests have everything they need, including such trifle as coffee that we drank in gallons every single day

Really lovely helpful hosts. Very clean and tidy, well kept rooms and public areas. Too far to walk to the beach but location not a problem with the free bikes that were available to borrow. A great first stop in Mexico!

The location is not in a nice area. There is on AC in the room, and because it is very humid the towels and the bed sheets were damp and smell bad. The toilet is inside the room, there is a tiny wall which doesn't even goes to the ceiling and no door, so it is very awkward to use the toilet if you are in the room with a partner! They also don't accept credit cards, and the price of 58$ per night, for facilities like that...it's not worth it. All in all...strange property for sure.
The owner was very polite and helpful.

Most rooms (mine too) are located above a busy street, pretty loud (except deep at night) with truck traffic (due to a temporary traffic redirection I was told)
The young French-Mexican family who runs the place, very friendly and helpful people nice atmosphere place nicely done WiFi ok (only on the terrace)

From the pictures it looked like a normal place where to crash for a couple of nights but it turned out to be an hidden jam in the beautiful city of valladolid. The entire set up was excellently curated. The room was big, bright and super clean. Same for the comun parts. Breakfast was excellent. Bikes available for free. Welcoming and super helpfull stuff at the receptuon. Once in valladolid...go there!

The bed was small for 2 people. The bathroom walls were not enclosed so it felt as if the bathroom was in the bedroom
The owners were very friendly. The room was nicely presented. The garden was very pretty and you had use of a kitchen on the terrace.

The rooms could do with a bit more storage facilities for clothes and and gear. The safe was a bit tiny, not big enough to hold my camera or passport, but the manager did look after those things if I needed to leave them.
The staff were friendly and always helpful. The rooms basic but clean and comfortable. Bikes were free to borrow. Gardens were lovely. Away from the bustle of the town centre, but just a short walk away.
