Location, location, location! One half block from beach and Malecon. The quaint hotel was perfect and staff was very friendly and accommodating in whatever we needed. We loved our room with a small kitchenette which was stocked with dishes, pots, silverware and a refrigerator. Rooftop pool and patio area very clean with beautiful views. It was also nice to have the use of two other properties within a block. We will certainly stay at Dona Susana again.
Outside hallway floors needed cleaning but something you'd expect when you have guests walking around.
Excellent location. Exactly what we were looking for: a Mexican hotel, not a resort. Staff was very nice and helpful. Airconditioner worked really well which is a necessity. The rooftop deck with swimming pool had beautiful views and was very peaceful. You can use the amenities of the other 2 Los Arcos Hotels. Parking was free and easy.
Location was excellent but rooms were poorly ventilated, if at all, making for musty and mildewy smells. They did switch my room to a higher floor which had a window which allowed light to enter but was not able to be opened. There are rooms facing the front of the hotel with sliding glass doors and balconies, but not very many.
no windows in room I first had, room was smelling of mold and mildew and had milodew on bathroom wall due to no ventilation and no window to alolow sun to come inside.
Staff was confused about the length of stay. Room was not ready until nearly 4pm though check in is advertised at 3pm. Upon arrival at room, the tile floor was wet from cleaning. The door had a poor seal which opened to a courtyard resulting in a loud noise level and the drapes had to remain closed due to no privacy. The bathroom was in serious need of a remodel and rusty.
Its such a beautiful little hotel, and just off the beach, and the staff are so warm friendly and helpful.
Fridge was rusted out. Shower leaked all over the room. Bathroom was small. Room was small. Only window which opened was in the bathroom and it opened into the hallway. The worst part was the moldy smell. Made me sad to come back to the room.
Rooms were small and stuffy, bathroom covered in mold, no windows and we left with multiple bites, probably bedbugs.
Superb location. The room was spacious, and the Moroccan riad-style hotel has an enormous tree through the courtyard that becomes the rooftop shade for the beautiful little pool and patios -- it's a really neat setting.
The staff had many difficulties with processing check-ins and payments -- it wasn't clear whether it was hotel technical problems or training issues, but the check-in process was 30-minutes per guest.
The roof top pool was excellent - good depth
You need to be careful with room selection - anything on the ground floor is cave like - we moved to 308 where there was some natural light but it had a comfortable California king bed in it, which meant a 2 ft margin on 3 sides - it a very tight fit-
This is a traditional looking Mexican hotel…a nice change from the 'marble castles' that all seem the same. Adult only building (I like kids but not on my vacation dime) and the most inviting aspect is the tree filled atrium that takes you to the secluded, sun drenched roof-top patio and pool. A perfect size and layout for quiet conversation, a snuggle and a 'refreshment' or two. The morning coffee and cookie in the lobby is a nice 'on the house' treat to start your day. A four minute wok to Memo's pancake House, which takes you by Joe Jack's Fish House with Tony at the bar, two minutes round the corner for 12 peso tacos at restaurant Fonda. A gem of a hotel right in the heart of old PVR.
What's not to like?….no complaints what so ever.

the rooftop patio was nice. The common area and lobby were very charming. The room was clean
of course, the hardish bed. The wi fi didn't work but I had a roaming data pass so it was ok. The price. 78 CAN was a little high for this old hotel. I noticed the price is only 60 now. I'm sure we could have got it cheaper if we bartered a bit with the front desk guy, since he didn't even know how much the price was on booking.com. he asked us the price
Location and roof top swimming pool.
The hotel was across the street from another building (same name ) which was far nicer looking. The room was small, cramped and smelled VERY moldy. It was noisy and no natural light since the main window was blocked off. I was treated as if I was not a 'real' client because I didn't book directly by a foreign woman who booked me in. The room was, (I believe) one of the worst ones as I peeked into other rooms with windows and light and that were not directly at the top of the stair well. I would not go back there again.
Being taken advantage of. US$ 130 per night got a tiny, damp, smelly, small-windowed room. The pics on site looked great. Very very misleading!

We were greeted by friendly staff and the place looks exactly as the pics ..no surprises Some rooms have fridges some don't ! probably a good idea if you want one to ask ahead . The King Bed was very comfortable and room was clean. Location was perfect and walked everywhere. The roof top patio is a great!
We love staying there for the privacy and quietness and the tropical feel your hotel has.
We were sad to see that the roof top pool was not in working order. One of our favorite things to do is hang out during the day on the roof top pool.
