If you stay in the room 1,and a family check in in the room 4, please expect to hear noises, such as walking steps or chairs movements, as floor division are very thin; bed slightly too hard for me

It is right on ocean
This shouldn't really be called a hotel, there was no drinking water in the rooms, no reception area at all and nowhere in the vicinity to purchase any items such as water or snacks. No shampoo or amenities, only soap. Towels were provided and were clean but stained and were not changed during the 4 day stay - no beach towels provided either. The hotel was also under renovation when we arrived with no screens over the windows and doors and planks of construction wood everywhere. There was a fridge and small kitchen area but no cups to drink from - it could really do with a few basic amenities added.
The location was ok, just out of town, great view of the ocean but the water wasn't as nice as the other side of the town. The family that run the property were lovely and their daughter played with our girls each day.
Nothing bad. No wifi but we had roaming package. Mexico wifi is spotty so roaming package can be bought or SIM card for reasonable price.
The staff were really great. The ocean facing rooms have bug screens so the windows at night let the breeze in and you can hear the ocean. We never used the air con. The building is on pilings a bit over the water and nice sunsets then you can watch the bats at dusk. There are many different birds so with no wind the air can be a bit fishy smelling. Iguanas sun themselves on the old concrete structure beside the hotel. There is no food or bar so it's quiet and restaurants are nearby a few minutes walk. The town is small and quiet and a twenty minute walk by beach or road. A golf cart taxi is 50 pesos to or from the main town. Soft sand with no glass or garbage. Lots if seaweed at times, it's not resort groomed. No jet skis or parasail as there is a bylaw against it at this time. Hopefully this island stays peaceful. It's like other islands used to be like in Asia and other places before too many tourists and hotels etc overran the place. It's expensive here and contributes to less tourist traffic and the locals seem better off for it.
The house is locted about 1 km west of the small town. Perfect to chill on the lonley beaches but still in walking distance to the restaurants, bars and shops. Nice rooms, very friendly staff....

Peace and quiet away from crowds. Beach with fine swimming literally at your doorstep. For Holbox (over-priced!), good value with comfortable, well-kept rooms.

If you are looking for a quiet location to be in touch with nature and away 'civilization', this is the place! The building is super nice, very quiet, and staff is very polite and helpful. you just open the door of your room and have an awesome sea view.
Isolated on stormy nights with the waves coming up on the porch. No 24h reception. Watch out for the agressive Mosquitos on Holbox between 5-7 pm.
Close to the ocean. Simple but functional. Very helpful and kind staff !! Easygoing. Good long walk from town along the beach ( remember a torch). The downtown Paradise hotel - was very pleasant to move to for the end of vacation.
Lots of mosquitos after sunset – bring repellent. Walking to town takes about 15 – 20 minutes. We liked the quiet location and the walk along the beach, but if you are coming for parties, maybe this should not be your first choice. No Wi-Fi.

Best value for money in Holbox: you can stay in a beautiful seafront room, with a wonderful view on a isolated beach, paying a lowcost price. The view on the sea at dawn it's simply great! Location is not in the city center, but I think this is a plus, since it's a calm and nice place, out of the tourism flow and Holbox city center can be easily reached walking through the beach in 15 minutes.
Hotel is a long way from the village. After you've eaten your evening meal at a restaurant in the village, be ready for 600m of dark beach walk. Bring a good flashlight or spend 50 pesos on a taxi.
Fabulous location - right on the water. You can watch pelicans diving for fish from your window. Staff very friendly and helpful.
