The Room was in a very bad shape. Linen an kitchenette were dirty, showercurtain full of black spots and smelly. Hot water worked only sometimes. I could accept this for half of the prize per night but not like this.
We booked the room for 3 nights and stayed another 3. We checked in at 7 am, the man there was not prepared for us but gladly accepted us! He was so nice and caring! Our room was huge! With nicely equipped kitchen. We used it a lot! The hotel offers a bicycle for rent (60 mxn per day) t He hotel located in a very comfortable zone, 3 blocks from the main street, 10 min from a huge supermarket, 20 min on bice from the beach (or 7 $ away with taxi). We raelly enjoyed from the stay in the hotel! We realy recommend it!!
The a/c in our room was a little bit old and the shower curtain was stinky from cigarette smoke.. but biside that everything was lovely!

The room was for the most part clean, and the a/c did keep the room fairly comfortable. I was able to use the WiFi with no problems and no extra charge. The room did have a refrigerator, cable television and a friendly owner and staff. If I was still a younger traveler the establishment would have been perfect. However at our age we do expect something a little better.
Be prepared for culture shock. The hotel is in an older neighborhood about 4 blocks from the main street. The rooms are small and the stove/oven unit is old and scary looking we did not attempt to light it or use it. It takes 3-4 minutes for hot water in the shower and as with most of Mexico do not expect a lot of water pressure
The kitchen amenities lacked. The condition of the pots was poor. They do not supply any washing liquid, sponges or dish clothes in the kitchen. One assumes they would be basic requirements and would be supplied, if they aren't going to supply basic cleaning items they should notify people on booking. Also they do not supply more toilet paper once the roll is used, again something to tell people on checkin. We were lucky we had our own, so we didn't get caught out. The air-conditioner was old, barely worked and was noisy.

Good location, just off the main road so not noisy but close to all the shops and restaurants. Very kind man who made us feel very welcome and took care of everything we needed. Very clean with daily cleaning. We prolonged our stay twice. Would definitely recommend this hotel.
There were some cockroaches walking in our room. They came from the neighbours so the hotel can't help it, they try to keep it really clean.

Great location for exploring the Pueblo, staff was very pleasant, room was simple but excellent for the price. Only a few blocks walk to Supermarket, dozens of restaurants, vehicle rentals, cabs and shopping.
If you mainly want to spend time at the beach, spend the extra money to stay at the Playa instead of staying here as it is quite a distance. Was a little noisy some nights but quite quiet overall and only noises were typical for Mexico, not from the hotel. A little hard to find, so bring a copy of the directions even if you've booked transport.
we came with car and park outside the hotel, it's free and feel safe. the room was clean.

- Location is OK, you could rent bikes at the hotel to go around which I recommend cause there are very nice biking paths to many beaches within 5 km. But check your bikes first before you go, so you won't have to walk all the way back cause of bad condition of the tires... - Small but clean rooms. - Good but noisy Air condition. - The owner is nice and flexible, barely knows english. All in all, an average hotel that will do for a few days.
- The bed is really uncomfortable!! - The wifi didn't work at all the first days so don't choose this hotel if you really need internet acess. - No pressure in toilet so you have to flush a few times... One day it came no water in the tap, toilet and shower... - There was a few ants on the floor and kitchen counter at times.
Tulum is beautiful, rooms are clean (look a bit worse than on a pictures), there is a small kitchen available with little breakfast on the shelf. Good deal in near by shop for renting bikes (60 MXP/day). I can reccomend it but the main reason is tulum. The public beach is amazing about 30 mins on bike to rhe beach and to the ruins (go early in the morning if you dont want any tourists) but the beach (santa fe) is compltely empty and looks like heaven. There is a shopping centre on the street to the beach. Easy and chep to shop (american style).
The wifi did not work the first day, the AC is loud so we had to turn it off during night. Otherwise it was good. Get a bill that you paid. The owner is a very nice person but sometimes confused and he came to us to pay but we already paid, but it was short explanation.

Kitchen supplies were very limited A gas stove but no matches to lite it There was coffee provided but it was made too late. Most people left to find there own! Should have been for at least 7 am.
