We found Maison Tulum very attractive where care had gone into making the property unique. We liked that it is small, breakfast and food available on call. It is very unlike a normal high rise hotel which are basically boring. It was close to shops which suited us - easy to get to beach and cenotes if we liked. Staff were friendly and helpful.

Room smelt like it hadn't been used in 50 years The air con unit leaked everywhere and instead of fixing it they just put a towel on the floor There was mould in the ceiling next to the leaky air con If you don't like cats don't stay here, they are everywhere meowing outside the window and sitting all over the tables in the restaurant/breakfast room.
Exceptionally friendly service and very homely atmosphere in the hotel. A beautiful courtyard and a cosy patio on the roof. Located right in the center of Tulum, you'd have plenty of chances to explore the local life, especially if you don't want to mingle only with other tourists. Try the local plaza at night -- playing football or basketball with locals or simply hanging out at one of the taco stalls. Beaches are just five minutes (and 70 pesos) away, with non-stop taxi service to and from the center of Tulum. All in all, this hotel would the best bet for anyone looking for something more than just a "beach holiday".
The breakfast was not included, but excellent with home made bread and croissants. The room was spacious and well decorated.

Extreme smell in bathroom, poor WiFi, most of lights and plugs in our room not working, no water pressure in shower, fridge hidden so we did not find it during all our stay
Hotel was centrally located, near the bus station and restaurants. The owner was a lovely man with 5 cats and he made us feel very welcome. Hotel was clean, safe and quiet - very good value for money.
The manager's deputy who grumpily served us breakfast is in need of some customer service retraining! (There are plenty of cafes nearby serving much better breakfasts so we only ate there once.) For the price the hotel was perfectly adequate but some property maintenance needed to be attended to. The cold water tap in the shower came off and fell to the floor while showering only just missing my feet, also there was no shower curtain which meant that after 2 showers the bathroom was a lake.
Good location/price ratio. Air conditioning and safe in the room is a big advantage. Taxi from hotel to beach around 3 EUR.
I found 2 cockroaches in the room, so I would recommend to work on cleanness a bit more.
We really enjoyed our stay in Maison Tulum. It was extremely clean and that is the most important thing for me. Location in the town is very good, away from the main street but yet close. We had a car which I would recommend for everybody staying in town because the beach is about 5km away.

Very nice hotel and very nice staff. Great bakery downstairs at a reasonable price.
While the hotel was lovely the location was not so great. Just off the Main Street the roads are a little dodgy and not very slightly. All the action is on the beach but the prices are much higher there.
The cafe was delicious and we loved the design of the building. The hammock on the roof was a fun spot to relax and watch the rain. The staff was friendly and so were the cats!
Bed was 2 twin beds pushed together but it was still fairly comfortable.
