This place is for people who know nothing about life in the Riviera Maya, everything is overpriced from the smallest to the most expensive item. Taxi will rob you off of 500 pesos and swear this is the normal price but you can manage to get it for 350 if you are good hustler.
You never have for you money in this town. their infrastructure are maxed out and there are 1000 more units being build monthly. The quest for profits has made this place go from paradise to an overcrowded rat bin. Cover charges for access to restaurants in the 1500pesos per person will make you irritated...

We stayed in downtown Tulum, and it was a nice central place to get around. Taking the collectivos was easy, and was how we got to places like Xel-ha and Xcaret. Both Xel-ha and Xcaret were great places to visit, and it was also enjoyable to visit the Mayan ruins in the areas. You can get to many ruin sites by collectivo, taxi, bus or by booking a tour, depending on your budget. There are many reasonably priced restaurants downtown with lots of great Mexican food and seafood. Those people looking for a beach vacation should book a hotel in the beachfront areas, as it is not easy to get from the town of Tulum to the beach. There is a lot of development happening and because of that some things are quite expensive (ie. taxis).
Overall a good place to visit for a winter vacation.

very touristy and expensive. it's the destination for influencers. it's wannabe boho vibes but hey charge 5x the acceptable for food, entrances in spots, drinks, and even the touristy sites. The wood statue every influencer posts on instagram is paid just to see. the beach access is also paid (isn't the access to the sea suposed to be free for everyone? they made the beaches private property which is insane). in gas stations they don't accept cards although the machines are there they are never available - another way to be corrupt. so it's a no no place to go, unless you wanna be stressed, feel robbed, or you really want those instagram pics.

Shooting. One cartel member killed and a random woman from Los Angeles was killed by a stray bullet. I was 15 ft from the shooter. The night before I was stopped at a random checkpoint for the police. I was robbed of all my cash, about $350. I was threatened and told I would go to jail if I didn’t not allow the police to Rob me. Same night on my ride home I was pulled over by the same 2 police. I had no cash left. They threatened to take me to jail if I didn’t pay them now 3000 pesos. They pulled me over conveniently in front of an atm. Threaten jail and tried to handcuff me until I agreed to go to atm to get them cash. Be careful, the Cartel runs that town and owns the police. Beside that it was a great stay. Beautiful beaches and the locals are very nice, Chichen Itza was cool. Very expensive in the beach affordable if you stay in town.

Tulum was nice but extremely expensive, it's literally a massive long road and no centre or heart so we were just walking up and down the road in the evenings which became tiresome. Tulum downtown is a taxi ride away but the taxis in Tulum are extortionate but the vibe downtown was very cool. It was lovely, but I feel that 5 nights in enough there. I'm glad that we went but the high prices were very off-putting, and I wouldn't go back. If I'd have known how expensive it was I probably would have chosen differently.

Good location if you dont want to stay in Cancun (which is not my personal favourite, as its mainly huge resorts on a busy highway with a lagoon in the middle), but want a place with plenty of amenities. You have the archeological ruins on the beach allowing you to squeeze in culture with sunbathing. The waves were quite active, so that may suit you depending on your preference! Stay in the town for cheaper accommodation and food especially if you need variety because you are vegan. Special shout out to Succulenta - absolutely delicious. Be aware, especially if you have kids is that there are busy roads though. If you want quieter, more relaxed, very small island vibe; I suggest Isla Holbox. The town is small with no cars, beach was beautiful and the water is calm. Lots of different bars/restaurants at the beach, which you dont get if you go to the beach with the ruins (the beach closest to Tulum town). There is a holboxshuttle.com from the airport directly to Chiquela Ferry Port (book direct, not through third party e.g via Viator).
Although it's still in development, we had everything we needed in the room. Staff was nice and the location felt secluded from noise which we liked. Jose and Javier were very nice to talk to and they even had a surprise for us our last night. The Aldea Zama area felt very safe, it's where all the tourist are along with the hotels, airbnbs, etc. The restaurants nearby are dollar priced but very good! Everything we needed was within 20 minutes. Overall, I look forward to coming back in a couple years. Tulum is growing A LOT.
I want to start by saying that I love this place. I always like to try new places when I come to Tulum, and I can tell you that you won't be dissapointed with this new hotel. The pool is just huge & beautiful. Nature is part of the essence of it, just what I needed to be able to relax. The location is perfect, downtown is 5 minutes away driving and 15 minutes to the beach hotel zone. I also wanted to thank the staff, they were very polite & professional at all times and very helpful with all my requests.

An authentic and very familiar hotel with everything you could need. Beautiful sunrises and sunsets literally five steps from the bed. Nice beach with no people and comfortable sunbeds right next to it.
SCAM! Couldn’t tell you, because it did not exist. We were told the guy who booked it no longer works here and we’re asked to cancel. We will be fighting all charges. This is complete bullshit. We had to find a last minute hotel in Tulum Mexico at 9 pm with all of our luggage. I will tell anyone and everyone I know to never ever go here. I will be searching this location on other sites to provide this information as well. We are furious and want our money back now!
Location and nature amazing, I loved that we stayed inside the archeological zone, ha! We saw a huge piton.
I like how easy to get to everything and how beautiful the beach is, you can rent a bike or walk to ruins and enjoy the nature. Downtown Tulum is about 20 min, it’s just slow ride and parking is about 200 pesos. Regardless of the road maintenance and that you have to make a huge circle through the park to get back to the hotel, it was great. I felt safe.
Absolutely best place we stayed at in Mexico. We had a seaview cabin and enjoyed the great view. The staff is super friendly, different from other places in Tulum. You can enjoy the sunbeds, bring your own drinks and food. We were afraid of the possible noise from the next door beachclub, but that was not loud and stopped at 8 PM so no noise at night. There’s only a fan no AC but with the sea breeze we did not experience this as an issue.
Great location with the beach right at your doorstep. We really loved the vibe, it felt like we were staying at a luxurious hotel in the middle of the jungle. The staff was incredible and super helpful. Amazing views of the sunrise from the beach and the rooftop. Hotel guests get priority at the beach club which was awesome. Room was nice with AC which was a bonus because it can get really hot and humid in Tulum.
I absolutely loved this hotel! the staff are wonderful and so helpful - they will happily book taxis for you to get to the beach/hotel zone. it’s clean and quiet, in a location that’s slightly off the beaten track which I loved! you can still walk or bike (or taxi) to the centre of Tulum or the beach as well though. the pool was quiet and never packed and the rooms were simple but lovely. would highly recommend!
I liked everything about this hotel. The location is right on the beach and close enough to the night life of Tulum but far enough from it's noise. The free breakfast has Continental and American breakfast choices and super healthy and tasty. The staff is amazing and very attentive. It's so safe that we left our room unlocked all the time with laptops out and didn't worry for a second. Highly recommend.
I liked everything. I have stayed in Mexico for 3 weeks (also 2 other hotels in Tulum) and this was without a doubt the best experience with the hotel I ever had. I so so so recommended this place. I need to mention also the reception stuff who is 10 out of 10 in hospitality and making you feel welcome.

There were 3 bedrooms and 3 bathrooms -- it was perfect for 3 couples. It was quite clean and spacious. The area felt very safe and so many stores/restaurants within walking distance. There was always parking nearby. The location was in between the hotel zone (beach) and the city center. We rented a car for this trip so it made it very easy to get around. We loved our temporary home in Tulum.
Ocean front, and you're a few feet from the beach. Have access to the private beach along the hotel zone in Tulum. The views are amazing, especially if you get ocean front view rooms. Which I recommend. Multiple Jacuzzis around the pool. Free valet parking is great. Excellent customer service. Friendly staff. Overall satisfied.
The breakfast was amazing very organic and fresh. The location is okay a little bit far from Tulum,s hotel zone where most of the sightseeing was. It was okay since we had a rental car. Overall. I loved the aura of the hotel. It is great for a disconnect and very relaxing and peaceful. Will definitely visit Una vida again.
The staff is super friendly! and we loved the excellent breakfast!! The views are beautiful, perfect spot for snorkeling. It is a bit secluded from the main Tulum area. Your dinner options outside the hotel are limited. Small playground area and beachtoys are available.
