If you're going somewhere to relax this is the place. Beutiful situated on the beach in Tulum. Nice cabanas on the beach with your own outside space. Fabio, the owner, does everything to make your stay as comfortable as possible. Breakfast is served outside your cabana. Lots of places to eat around the Hotell. Thanks Fabio for making our stay so memorable.
Service was amazing, Fabio is very welcoming and nice. The rest of the staff is also very nice and do a great job. Room was spotless. Nice breakfast in the morning. Definitely recommend.
Having to leave!
We stayed pretty much on the beach, nice breakfast is served outside at any time we wanted, so one day we had an early swim in the ocean and had our b/f watching the most spectacular sunrise.
This is more of an observation, the area is more expensive and prices are driven high by young people with money, restaurants are good but pricy, some quite pretentious rather than laid back, you need to bring lots of cash as no one takes cards and available ATMs charge high fees. Use one in the supermarket if you need to. Accommodations in general do not offer refrigerators due to local electricity arrangement but there is a cool box in the room and you can get ice from the local shop, 5 min walk, just be quick as it goes pretty fast.
Fabiol helped us with anything we needed and even things we didn't know we needed. He makes the place. He is the owner and will be at your beck and call. Place is very small. I think there were 5 or 6 bungalows total so it is totally quiet and not crowded. The place is beyond beautiful. I loved his 3 dogs. They were friendly but very polite. One of them, Jimmy, made friends with my daughter and they hung out together some. It is very clean with daily room service. There were no more mosquitoes than we have at home. We came home late one night and Fabio had gone to town but left someone at the bungalows to just watch. We felt very safe. The bungalows have big double screen doors open to ocean side so you can have the ocean breeze all the time. Breakfast is provided but not fancy. I couldn't believe it was so nice for the money we paid.
If your looking for a vacation with an air conditioner, a TV, and a party this place is not for you.
Location simplicity friendliness cleanliness I wanted a small simple place on the beach.....and this was all that ...in my opinion it doesn't get any better than this........

Fabio and his staff took amazing care of us during our three day stay at the beachfront location in beautiful Tulum. There is a lot of resort style accommodation to the left and right of Playa Xcanan Tulum but Fabio's place feels it's your own perfect hideaway with the most beautiful sea and sand at your doorstep. Fabio was available at all times to supply water and give advice. Our rooms were cleaned each day without this feeling invasive. There was homemade cake and bread with a fresh fruit platter and coffee, tea and juice for breakfast. Loungers and a kayak all add to the seaside experience, and there are gorgeous restaurants, local shops to buy gifts for home, a store to get supplies and bike hire all within easy walking distance. My four friends and I all highly recommend Fabio's Playa Xcanan Tulum!
We stayed in one of the ocean front suites and absolutely loved it. It is only a stones throw from the lovely white sandy beach. Fabio was such a fantastic host and went out of his way to ensure everything was perfect. Breakfast was provided each morning which was not expected. It is located very close to a number of restaurants. A fantastic place to relax and unwind!
Nothing not to like about this place, like all of the accomodation along the beach you will need a cab to get to and from town or rent a bike. Cab was around 120 peso's
Location was awesome and the style of the rooms was very authentic. Staff were brilliant.

The location is perfect and the rooms large and comfortable - and simple, just as they should be in Tulum. The location is perfect - on a quiet stretch of beach and close to many wonderful restaurants (hartwood & le zebra amongst the best, as well as Ziggy beach). Fabio is the perfect host - friendly, knowledgeable and helpful. I would go back in a heartbeat!
No fans in the room so it was quite hot - I believe this is being fixed imminently though!
Breakfast on the beach, lovely staff, location just 10s from the beach, really calm, small complex where you feel like you have your own beach. You must like this kind of location and experience.
Car is a must but is not a negative aspect. If you travel on that side you will definitely rent one.
Perfect location, central to all of the amazing restaurants in the hotel zone. For reference it is about 50 feet south of Hartwood restaurant. A lot of other great shops and restaurants are within a 5-10 minute walk. A short walk up the street there is a bike rental place. $10 for the day, it is a great way to get around (yay for flat terrain!) The included breakfast came with coffee and a selection of teas; a glass of orange juice; a plate of fresh cut fruit (usually banana, cantaloupe, and mango or papaya;) bread with butter, marmalade, honey and Nutella and a couple slices of cake. Served when and where you wanted it. The owner Fabio and staff were super friendly and accommodating. It felt like staying with friends. Ask and you shall receive. He was very proactive about addressing any concerns or needs. Probably the best customer service I’ve ever experienced. As far as the rooms themselves, they are very simple with private shower, sink and toilet. There was no AC or fan, but the room was equipped with outlets for charging camera batteries, ipods, etc. The beds were comfortable. Free wifi was available, I didn’t use it personally but my friend was able to access and use it without issue. All of the rooms faced the sea and had balconies or patios with tables and seating to enjoy the view and the breeze. Fabio has three adorable dogs that are very chill and well behaved. If dogs aren’t your thing they’ll leave you alone, but if you’re friendly they’ll be your new buds.
Be aware this is an eco-resort with limited electricity and water. Low flow/pressure showers come with the territory. Having said that the one con at this place is that the shower had a low flow head which also needed to be cleaned of build-up because it was extremely low flow, almost more of a mister. It made showering unreasonably difficult, especially with long hair. I ended up just filling water bottles and pouring them over myself to wash, which was fine and I probably ended up using even less water because of it. I’ve been to other eco-resorts that didn’t have that issue so I am listing that here as something to be aware of.
- Fabio and the staff are very nice - The beach is incredibly nice in this area - The included breakfast was good - The rooms were cleaned every morning - They provide coolers to keep beverages cool during your stay
- During our stay we went two days without hot water and the shower was little more than a trickle, whether it was hot or cold. - The room doors do not lock. A little concerning when you are out seeing the sights and don’t want to have to think about the stuff you left back in your room. - There are no light fixtures in the rooms, just bare light bulbs on the end of electrical cords sticking out of the wall. - After a morning of sightseeing we came back to the hotel looking forward to spending the afternoon on the beach only to find about 12 people taking up all of the beach chairs and the seating in the palapas. The hotel allows the use of the grounds and beach by tour groups. - The beds were hard and the seating provided in the room was not comfortable. - There were rust stains on our wall and our screen door needed some repair. - Much of the outdoor seating needs replacing or at the very least a good scrubbing. - Our screen door was broken
If you like to be close to nature, this is the place for you. We will be back...

Wish it was located closer to town. The room we had was dark because of the roof it had and had mosquito's in the room because of the same reason. Night before we left the neighbor's were very loud and we had to be moved to get away from it. When we were moved the room we were moved to was bright and airy unlike our regular room.
Owner/staff, breakfast, beach, grounds, natural setting, our room. It was simple, quiet, right on the beach, small and private - just what we wanted. Very helpful and friendly staff. Even met owner and her family!

Perfect location right on the beach, bedrooms decorated with style, tasty breakfast served every day outside, peaceful atmosphere and, above all, the most sympathic, helping and charming tenant who could find (Fabio) : Playa Xcanan was a brilliant experience for us and we highly recommend it.

It was relaxed and everyone was unbelievably friendly-nothing was too much trouble.Fabio,the owner, was a genuinely lovely person who wanted us to enjoy ourselves.The place could not be more beautiful -it is so close to the sea and always quiet-the children could swim before breakfast,which was served on terrace.Also so many great things(fun and educational )to do around and about. I loved it- great for any one who wants relaxed holiday in an amazing location

It was close to perfect
Stayed at the beach cabana for one night during our tour of the Yucatan. The location is fabulous; situated along a dusty road that runs alongside the most beautiful stretch of unspoilt beach, lined with dozens of eco-freindly and uber-trendy beach shacks and cabanas ranging from basic to luxurious, whilst the non-beach side is lined with outdoor bars and restaurants strung with paper lanterns and beautiful people everywhere! Fabio, the owner, could not have been more helpful; the small shack had two incredibly large and comfortable beds in there and a small shower room, and it was lovely to fall asleep to the sound of the ocean a few yards from your door. Morning coffee and breakfast was served to us by Fabio on the soft sandy beach under a thatched roof gazebo; this place is like a scene from "Castaway", and has the most amazingly laid-back vibe. I still dream of giving it all up and moving back there!!
I loved this place but you need to accept that these are quite basic cabanas with no air-con or swimming pool, but I would highly recommend a stay there because you are unlikely to stay in a more laid-back or beautiful location!
