Close to bus station and good restaurants.
Complete lack of ambiance, room was IKEA stark, not even 1 bit of decor in a town where you can buy colorful cheap Mexicana anywhere. No comfortable place to sit and chill in the room or "garden" area. Never even saw the "charming Italian hosts". Someone's dog barked constantly the entire 3 night stay.

Really good location and easy to find from the ADO bus station (5mins walk) Edgar at reception was welcoming and smiley. Beds were really comfortable and the air con was good.
Wifi was good upstairs but poor in our downstairs room. Shame about the showers that had poor pressure. Its what you dont want after a hot sweaty day. Must also add, no breakfast included or cooking facility to cook your own.
loud music until 2:00am
Very nice staff. Good location, 5min from bus station, bike rental nearby.
Bed was hard.
Location - plenty of restaurants and shopping nearby plus the ability to rent bikes just doorsteps away.
Bed was hard
We stayed for one night. The manager was Italian so with us extremely kind and fully available for suggestions and help. The room was big and very clean, probably only the bathroom was slightly below the standard of the room but the final evaluation is good
Fully furnished 2 rooms Nice and clean
Noise from the street One A/C between 2 rooms Basic bathroom
Location is really good. Rooms were clean.
Thing what this guesthouse calls "shower" is really big joke. If you can, stay in this guesthouse rainy season so you can washout outside
A nice well maintained posada. Great if you're looking for some quiet time.
The shower water pressure was not very good but it didn't spoil my stay.
Nice friendly staff. Clean rooms with air con. Pretty much get exactly what you pay for. Easy walk to all the restaurants and bars on thesis road.
Slight drain smell in the bathroom, but nothing major.
awesome location, 500 pesos a night, location by main st shops. working AC. shared fridge. owner cooked crab (4 crabs = 33 peso total!) we bought at store!
no tv in room, no pool, no microwave.
Location was close to everything in town and the place was clean and secure. Good wifi. Helpful staff.
No hot water.
Very nice patio, quiet. Big room.
The bathroom smelled really bad from the drains. We had to keep the bathroom door closed at all times. The room was really basic. Town is far away from the beach so you need to take a taxi for usd 7.00 one way or you rent a bike for usd 7.00 to get around. No tv inroom. Mosquito net didnt help much as the door didn't close properly. Only 1staff speaks English. No warm water and waterpressure is rediculous. It takes forever to get your hair wet. The room was clean but we saw the water with which she was mobbing the floor it was black before she mobbed!!!
Lovely owner-very friendly and unobtrusive.nice size of accommodation .very well located for restaurants.space to sit outside.
Expected bedroom to be separate from living area which held 3rd bed. Not really equipped to self cater.
You would not know this beautiful little oasis would be found here. The Italian couple and staff here are very welcoming and immediately make you feel at home. I cannot wait to go back
Convenient but quiet location, friendly staff.
great place to stay! very helpful staff!
Overall this was a nice place to stay. The AC and fan worked well to keep you cool after being outside on the hot days. The bike rental place on the corner seemed like the best one in town- they don't hold your passport. The staff here was helpful and kind. The building and rooms were a little older, but they make a strong effort to keep them clean and looking nice. It's a small walk to what I guess people call the "center" of Tulum, but there are plenty of great places to eat right near it! Also, the ADO station is about a block or two away- great if you plan to for just a quick stop in Tulum or if you want to venture to other places from there.
I was woken up late one night by loud music- probably from a nearby club/bar. But, I'm a light sleeper and my partner didn't even notice the noise.
Good location. Friendly staff and owner.
Great central location close to the bus station, yet very quiet - the staff and owner made us feel very welcome. A basic outdoor kitchen facility (for coffee and tea would make this place even better.
The bathroom was a bit (sewage) smelly.
Noisy during the day with music playing from multiple places. Second night was unreasonably noisy, starting late and continueing until about 4 am.
Owners live on the property - unfortunately, it was their night to entertain their friends outside on their balcony. There is a disco nearby, but that noise wasn't the problem - the owners' music and voices finally made me ask them to stop ... at 1:30 AM! The next day, we were told that if we were "old" we should stay at the beach - they were "young" and had the right to entertain their friends because it was their home. Not a bad place if you hit it on a night the owners aren't entertaining. You might want to ask about that before you book a room.
The rooms were very comfortable, impeccably clean and air conditioned. The hosts are a lovely couple who went out of their way to help us with anything we needed including taking our laundry to be washed and bringing it back. Their pets are absolutely adorable too! The posada is located conveniently on a quiet street just off the main road. There are plenty of nice cafes nearby that serve a wonderful breakfast, and a cycle hire shop right on the corner. A great place to stay while in Tulum. I highly recommend it.
