Bed was hard
We stayed for one night. The manager was Italian so with us extremely kind and fully available for suggestions and help. The room was big and very clean, probably only the bathroom was slightly below the standard of the room but the final evaluation is good

Thing what this guesthouse calls "shower" is really big joke. If you can, stay in this guesthouse rainy season so you can washout outside

The bathroom smelled really bad from the drains. We had to keep the bathroom door closed at all times. The room was really basic. Town is far away from the beach so you need to take a taxi for usd 7.00 one way or you rent a bike for usd 7.00 to get around. No tv inroom. Mosquito net didnt help much as the door didn't close properly. Only 1staff speaks English. No warm water and waterpressure is rediculous. It takes forever to get your hair wet. The room was clean but we saw the water with which she was mobbing the floor it was black before she mobbed!!!

You would not know this beautiful little oasis would be found here. The Italian couple and staff here are very welcoming and immediately make you feel at home. I cannot wait to go back

Overall this was a nice place to stay. The AC and fan worked well to keep you cool after being outside on the hot days. The bike rental place on the corner seemed like the best one in town- they don't hold your passport. The staff here was helpful and kind. The building and rooms were a little older, but they make a strong effort to keep them clean and looking nice. It's a small walk to what I guess people call the "center" of Tulum, but there are plenty of great places to eat right near it! Also, the ADO station is about a block or two away- great if you plan to for just a quick stop in Tulum or if you want to venture to other places from there.
I was woken up late one night by loud music- probably from a nearby club/bar. But, I'm a light sleeper and my partner didn't even notice the noise.

Great central location close to the bus station, yet very quiet - the staff and owner made us feel very welcome. A basic outdoor kitchen facility (for coffee and tea would make this place even better.
The bathroom was a bit (sewage) smelly.
Noisy during the day with music playing from multiple places. Second night was unreasonably noisy, starting late and continueing until about 4 am.
Owners live on the property - unfortunately, it was their night to entertain their friends outside on their balcony. There is a disco nearby, but that noise wasn't the problem - the owners' music and voices finally made me ask them to stop ... at 1:30 AM! The next day, we were told that if we were "old" we should stay at the beach - they were "young" and had the right to entertain their friends because it was their home. Not a bad place if you hit it on a night the owners aren't entertaining. You might want to ask about that before you book a room.
The rooms were very comfortable, impeccably clean and air conditioned. The hosts are a lovely couple who went out of their way to help us with anything we needed including taking our laundry to be washed and bringing it back. Their pets are absolutely adorable too! The posada is located conveniently on a quiet street just off the main road. There are plenty of nice cafes nearby that serve a wonderful breakfast, and a cycle hire shop right on the corner. A great place to stay while in Tulum. I highly recommend it.

The hotel has a good location, if you want to stay in town and not on the hotel strip along the beach. Cosy, nice and clean.

Location, near bus station, so no cab needed. Hotel is nicely painted. The courtyard is a nice little space with 3 bar tables and a hammock. The is a common fridge to use.
I didn't like all the dogs. At the time of our stay there were 2 guests with dogs, the owners have 2 dogs as well. During the day dogs are fine. I don't enjoy getting woken up in the middle of the night by dogs barking. After we had put our kids to bed we went to the courtyard to have some drinks. Another guest had left her dogs in the room while she went out on the town. The dogs were whining, barking, scratching the door. It annoyed me, and took away from a time of relaxation for me and my wife without our kids. While the woman was out enjoying the night life we couldn't because of her dog's.I felt it was quite inconsiderate. Some of the events were not the hotels fault, but there dog policy can present some problems. The only other thing I didn't like was a tip envelope on the nightstand, and a sign on the door saying " room rates don't include a tip for the staff. I don't like like that outward expectation of tips. Tips are earned with good service, and not automatically given.
