You really get value for your money; the wifi works, the AC is good, big rooms with a lot of space, there is hot water and the staff is very nice and caring. The hotel is just good in general. I do recommend this hotel for others. Also when you live at this hotel you get a really good connection with the whole Tulum comunity, you live near just everyday people and there is a lot of desent resturants and shops nearby
The hotel doesn't have any major flaws.
Close to the bus station and to restaurants and shops. It provided all that was needed for a couple of nights. The rooms were upstairs off a balcony and were airy and cool.
The owners have two large dogs and lots of cats. The doorway is so unpretentious that it was hard to find even when we were close by. The people we asked had never heard of it.. No lift.
Check in: they offered to pay by card but machine wouldn't work. Then they offered to pay by cash the day after but finally asked us to pay by cash the same day whereas it was late in the evening. Unfriendly owner : very aggressive. We wouldn't have water in the shower and sink for three days and they didn't care. We asked for help on the second day (Saturday), nothing done. Then we asked again on Sunday (after founding that other couples had the same issue), and the owner "el Jefe" wouldn't find a solution because it was Sunday and that nobody works on Sunday. He was very aggressive with clients and didn't want to let us have a shower in his bathroom (which was of course in the same building without the issue). Something was supposed to be done on Monday but nothing happened and the cleaner even made look like she was surprised we hadn't water... No one was here for the check out of course, to avoid any conflict with us. And be careful, sometimes in the day, they close the main entrance and you don't have the key if you haven't checked in yet. So you have to ring and be welcomed buy a women as unfriendly as the owner.
The location was not bad The staff was very nice
Too pricey for the quality you get Our room seemed to be furnished with leftover furniture. The sink in the bathroom was totally clogged and unusable. The bed very hard. I would not return to this place.
Location, close to the bus station
Noise...the balcony overlooked the street and the noise from traffic didn't stop until after midnight and started again about 6 am. Dogs barking.

Complete lack of ambiance, room was IKEA stark, not even 1 bit of decor in a town where you can buy colorful cheap Mexicana anywhere. No comfortable place to sit and chill in the room or "garden" area. Never even saw the "charming Italian hosts". Someone's dog barked constantly the entire 3 night stay.
Value for money
Really good location and easy to find from the ADO bus station (5mins walk) Edgar at reception was welcoming and smiley. Beds were really comfortable and the air con was good.
Wifi was good upstairs but poor in our downstairs room. Shame about the showers that had poor pressure. Its what you dont want after a hot sweaty day. Must also add, no breakfast included or cooking facility to cook your own.

We stayed for one night. The manager was Italian so with us extremely kind and fully available for suggestions and help. The room was big and very clean, probably only the bathroom was slightly below the standard of the room but the final evaluation is good

Thing what this guesthouse calls "shower" is really big joke. If you can, stay in this guesthouse rainy season so you can washout outside

The bathroom smelled really bad from the drains. We had to keep the bathroom door closed at all times. The room was really basic. Town is far away from the beach so you need to take a taxi for usd 7.00 one way or you rent a bike for usd 7.00 to get around. No tv inroom. Mosquito net didnt help much as the door didn't close properly. Only 1staff speaks English. No warm water and waterpressure is rediculous. It takes forever to get your hair wet. The room was clean but we saw the water with which she was mobbing the floor it was black before she mobbed!!!

Expected bedroom to be separate from living area which held 3rd bed. Not really equipped to self cater.
You would not know this beautiful little oasis would be found here. The Italian couple and staff here are very welcoming and immediately make you feel at home. I cannot wait to go back
