Hotel located in Tulum town, far from the beach and the zona hoteliera. Weird surroundings, but great quality inside, big rooms, hammocks, cleanness. Cooking area not so furnished.

far from beach (5km) no swimming pool nor garden first impression of location was very poor (later was nice)
I really liked the discounted price, I wouldn't have enjoyed staying there if I had paid full price. The hosts were very accommodating and friendly. The hotel was very clean. The eating area was nice and comfortable.
The toilet was very weak when it came to flushing, I would need to flush 3 times to have everything get flushed. The 'free breakfast' was very limited, it included toast, a basic cereal, bananas, coffee and tea. It's better than nothing, but shouldn't be listed as a breakfast.
The rooms were spacious and comfortable. Location is good and the breakfast too.
I wish the staff were a bit more helpful about the things to do and recommendations. Internet was really poor in our room.
Excellent family-hold hotel. A little bit far away from main sights, but with a car it is not a problem. Big rooms with kitchen.

Poor breakfast just a piece of toast, we got up at 7:30am to see the ruins to miss the traffic and there was no sign of life for breakfast so no morning coffee :(
We stopped overnight en route to Cancun from Belize. The rooms were massive and the owners very friendly. Wandering down to the high road for drinks and dinner in the evening was great. Highly recommended.

Very Nice Owners. Breakfast was a great treat! My husband and I travel to Tulum and have for the past 13 years for cave diving. We usually stay on the beach but it has become super pricey over the years :-( This was our first time staying in the town of Tulum. This was in a very quiet area of town yet still able to walk to restaurants and shopping. Will definitely stay again !!!
Very clean sheets sparkling clean white and very new. Breakfast was4-5 kinds of fresh fruit and fresh juice coffee cake and eggs

Lovely staff and breakfast looked amazing (we had to leave for a bus so we missed it unfortunately). Clean room and nice facilities.
Location, if you stay in the town it is ok, but we really should have stayed by the coast. It was amazing down there and was too much of a hike from the hotel. (we hired a scooter to get there in the end.)
- The owners and the staff were very friendly and they also gave us a few tips about Tulum - Location of the hotel was good as it is not on the main road but in a quiet/safe area and is walking distance from the ADO bus station and restaurants - Tulum beach is 5-10 minutes away by Taxi and the ride costs 70 pesos - We stayed here an extra night after our first 3 nights since we enjoyed Tulum and the accomodation - Rooms are basic but very comfortable and clean with fly screens

No staff during night time witch turned out to be a problem for some people who didn't get in to the hotel in the middle of the night. While they were trying to, they probably woke up the whole neighborhood.
Very basic room but has everything you will need for a short stay. Complimentary breakfast cooked to order in the morning. We rented a car and was able to park right outside.
Wifi was free and router was in the room, however the connection was really slow. The location is a little tricky to find and on the side street which doesn't have much lights. Also no elevator and no soundproofing but it was a quiet night when we were there.
It had an excellent shower. The staff prepared a good selection of breakfast items and they repaired a problem with the AC. I liked that it was close to the main road, shopping and restaurants.
