I woke up frequently to someone, I assumed the night watch, shining a flashlight into the rooms (which are fronted with screen, not full walls or glass) at night. I suspect the cenote in the courtyard, while lovely, is a nursery for mosquitoes. Like many places in Tulum, there is a generator, and you will hear it during the day.
Breakfast was great, the staff were friendly and helpful. The room and its patio were cute and inviting. I don't know what it's like in the high season, but in the off-season it is a very peaceful place, very clean and well-kept. Easy beach access across the street, good price for the area, and close to a nice pastry cafe, restaurants, and a well-stocked convenience store.
