I liked the organic products in the bathroom and that they had bike to borrow to free.
The wifi didn't work, no English speaking person that greeted on arrival, only English speaking staff between 9am-17pm. like a 2 star condo definitely not 5 star, breakfast was only coffee,bread,jam and juice. Does NOT look like the pictures!!
Everything was great!! Everyone was extremely nice and accommodating.. Opened doors when struggling with bike.. Ect...
Definitely liked staying in town. The beach resorts are more for a romantic stay and much pricier. Restaurants/bars in town were fun with live music. Very walkable. Easy to bike to the beach and Tulum Ruins.
Beds are not the most comfortable and the bikes are pretty worn down. No other issues.
What's not to like! Free bike. Pool, close to beech and bars. A great place to stay!
The breakfast was good but could have had more variety.
Proximity to the beach good. Clean. Friendly staff. The 'free'' breakfast was aweful. Basically sand which bread and juice. You can get fruit if your lucky. Table you sit at is not comfortable. High table and low chairs. They were stingy about changing towels out.

Good location to go any where. Bicycle rental is free and you can you that to go to the beach. When we checked in, the manager had already out an information sheet which turned out quite useful.
WiFi speed was not very fast. The swimming pool area was under maintenance during our stay. It was a shame not being able to use it.
Everything! Great hosts, beautiful apartment with a neat pool and garden. Nice restaurants, bars & cafés and shops within walking distance. 15min by bike to the beach. We've had a wonderful stay! Thank you very much!
Cheaper than beach front properties and much more spacious yet availability of bikes meant it was easy to get to the beach - good town location.
Lack of blind on the back door meant person sleeping on sofa bed was woken by the sun in their face - we had to hang a towel over the door.
Large spacious room in downtown Talum, well equipped kitchen, nice shower/bathroom.
The aprtment are really nice in a very good position to join the small village there are supermarkets very close and full of restaurants and shops we travelled with a 6 years old child and we could go out walking for dinner Staff is very kind we had a problem with credit card and Carmen helped us for everything we had a car but in any case you can bike to beaches but it is about 20 minutues
The Accommodation and staff were great. There are some great resteraunts local to the hotel so don't just get drawn to the beach and forget what's on offer in town.
For us with a young family, the beach just wasn't close enough and there wasn't enough in close proximity for the kids to do.
Wonderful staff, great facilities, secure, safe, lovely and clean!! Highly reccommend this place, stayed 6 nights and would have loved to stay longer!!
the villa is clean and beds are comfort
- pepole can see through the windows at night (!!!) in restroom and living room, we found it very disturbing and we have left to other hotel - our room was not cleaned after the first night - we were charged 4% more for paying with credit card, which was not mentioned before. the hotel didnt have change for cash so we were forced to pay extra. - we found better hotels with better price on the same street
Lovely studio and outdoor tub. Pretty garden and decent pool. Highly recommended. Staff are nice, unobtrusive and helpful. Perfectly located for trips to the local attractions and the beach.
The studio has no blinds just light white curtains - you will get woke up early and being the highest property it makes mi sense this is the only one without blinds... The kitchen is equipped but an eyesore ( not fitted etc) in an otherwise lovely studio. But!! - no bathroom privacy - the walls do not reach the ceiling....
Lovely apartment with a good location and great to have a pool to dip in at the end of the day.
The information about the apartment said it was air conditioned, when actually there was only air conditioning in the bedrooms. This made spending time in the kitchen and living room difficult. We didn't need to use the beds in this area as we were a smaller group but if you did (as this provided some of the allocated sleeping spaces) you would have struggled to sleep because of the heat.

Lovely swimming pool and apartment was clean. A special thanks to staff for organising us a fantastic day trip to chichen itza with our brilliant guide Reuben. We were also able to use the bikes and go to Tulum for the day. The staff, including the ever helpful Carmen, were wonderful. Many thanks.
Great Apartment, everything you needed to live self catering. Well placed to all central Tulum has to offer and only a short ride to the beach
The hotel was centrally located and the staff attitude, especially Ms.Carmen was excellent. Had a very comfortable stay.Would recommend it anytime.
carmen was excellent and always very helpful went beyond her duty. We were delighted with the pent house suite. It was a bit overpriced but we were happy

The grounds were immaculent and absolutely beautiful. It felt like we were in a tropical rain forest once we entered the gate. Villas Geminis was very convient to nearly EVERYTHING there is to do in Tulum from sightseeing to shopping to eating; there's even a bank and 24 hour convience store that are just a 2 minute walk away. The penthouse studio is beautiful with a comfortable bed, lots of room and tons of light and windows, all of which can be opened to let the amazing cross breeze cool the room. When the breeze isn't enough, the remote controlled air conditioning was more than accommodating. The staff was really nice and helpful, offering insight to local favorites and arraigning taxis always with a smile. Make sure you book a ride from the airport in advance. It cost nearly $200 USD to take a taxi from Cancun. All in all, we really enjoyed our stay at Villas Geminis and would book it again. It's the perfect get-a-way except...
It's VERY noisy. Being only one block from a major highway, the trucks, buses, and cars never stopped. It was cool enough at night to have the windows open, but we couldn't because there was so much road noise. Combine that noise with the guy on the bike honking his horn trying to sell whatever he was selling and the the finally the dogs... It was like, from sunset to sunrise, it seemed every dog I'm Tulum met outside and had a full scale bark-off. It would be paradise were it further from the main strip. In theory, the outdoor tub was a great idea, until we realized that A) we had to fill it ourselves, B) it took 2 days to fill it and C) by the time it was filled there was so much pollen, leaves, and general stuff in the water that we didn't want to get in it. The wi-fi was completely unstable until after 9 pm, making it useless until then. Our signal kept dropping out but let's be honest, we didn't come to Tulum to surf the web.

liked the orderliness, decor, spaciousness; felt it was a nice value. Loved the penthouse back terrace with private sitting area and tub. Staff was helpful, which is a great relief to travelers.
I think another chair or two year the pool (there was only one) would have been a good touch. I recommend bringing earplugs as you are in a regular neighborhood of locals and there can be noise at night.
We chose a location in Tulum town - the hotel is close to the federal road and to various shops and restaurants. The room we received was very big, at the top level,with a kitchen, a place to have dinner and a private very large terrace. Nice interior green garden inside the villa. Being on the roof top, you are somehow isolated from the other guests even when you go on the terrace. You can park outside the hotel.
Well, the fact that we booked for a different kind of room, which was advertised as a "one bedroom apartment". Some pictures from booking.com certainly do not match the room we had. Unfortunately, we realized that only much later, after seeing the room, agreeing and paying for it according to the reservation. At the time we stayed there, the type of room we stayed in was separately advertised on booking.com a bit less expensive than what we have booked. Now this option seems to be no longer available. Anyway, the room was better from some points of view than what we booked. So I didn't mind the price difference or the no compensation policy of the owners, nor the fact it was still a bit of an "under construction" smell inside. But what was really annoying was the fact that the bathroom walls were lower than ceiling, ensuring almost no privacy inside. I gave this feedback anyway to the receptionist. It's not a 5 stars accommodation.
