If you have done your homework you know that Tulum is composed of three different areas. If you want a beach holiday you book on a beach hotel as simple as that. If you book a hotel like Villas H20 you might have other reasons, for us: Located 3 minute walk from the Spanish school InstitutoTulum which my son attended a 25 hours course during our stay, the budget, the best rate by far for the level of neatness in the accommodations. Those who complain about the distance to town obviously never walk, as it is only a 15 minute walk! Yes it can be very warm during the day, and you might prefer to take a 30 pesos taxi! THIRTY! That is approx.. US 2.30 which is nothing. Taking taxis can help the economy, talking a walk your health. The walk around the hotel was safe, the walk to town was safe day or night. To be close to town allowed us to try tiny restaurants around there that we loved. We loved our stayed in Villas H20, the staff did all possible to make our stay comfortable, as soon as we got into the pool, someone from the staff showed up with pool towels without ever once asking for them. A nice light breakfast was included in the rate, Chiapas organic coffee every morning, and a friendly chat with the receptionist or the owner who took the time to be social with us. Out stay was wonderful, the privacy is wonderful, having a swimming pool for oneself it’s something to take advantage. There were three little shops around the hotel ( 2-3 minutes’ walk) were we bought beer, soda, water, and small snacks, that we had in our refrigerator. The sounds of the jungle are lovely. We stayed 9 days in Tulum, the first 5 days we stayed in Villas H20, the rest at a beach resort which we also loved. We liked both experiences, each one valuable according to what was a priority for us.
The staff were great. The breakfast just enough for us, fresh and as many cups of coffee as you wanted. The room was very comfortable with the addition of a fridge to enable us to have our own drinks there. The cleaning staff made original animal representation with towels. The surrounding flora was fascinating, especially the huge trees. It was very quiet and with a car, the perfect location.
The road was disastrous. The shower could be a little more substantial.
Marco, the manager, was a gracious host. He was friendly, informative, and helpful. We had a large, clean, and cool room which we thought was a good value considering its location in Tulum.
The breakfast (B&B) was small.
Marco was incredibly nice and accommodating and let us leave after one night. He even helped us book a better hotel
We left after one day. Our room was on the third floor although our reservation was on first floor. The room was bare bones. Balcony buggy with one horribly uncomfortable chair.
the pool was lovely, the staff friendly and the breakfast was good
our room smelled terribly moldy.There was mold showing on the wall, the floor, in the bathroom. We found the place not well maintained. The street to get to it was atrocious. We left a day early and were refunded our money. I was very unhappy there and would not recommend this place to anyone. Nycole, Canada

Rooms were clean and comfortable. The manager went out of her way to help us with bookings, trips etc.
The hotel is not on the beach, but close enough to the main dining options in downtown Tulum.
The staff is absolutely very friendly. We liked the modern and large room with good airco and a fridge. Breakfast is not large but just enough if you order eggs. The restaurant of the neighbouring hotel "Don Diego de la Selva" was excellent. The location might be hard to find (look it up!), but as such it's in a quiet area. We certainly slept better here than in many other hotels of our Mexico tour.
The hotel is quite expensive for just a B&B, but this is true for many places in Tulum. The access road (even the "better" one) is really in bad shape. The location is not so appropriate if you don't have a car or for a beach holiday, but for a short round trip stay it's perfect.

Noticed little things like broken shelf in shower never fixed or replaced just gone with screws left, sheets and bedding had rust stains everywhere, doors to balcony were broken Seemed like a nice place if it had been maintained a little better.
H2O is a very nice hotel. The service was good and really appreciated!
We did not know that Tulum village is quite far away from Tulum beach and thought it be easy to go to the beach from the hotel. We also thought the city would be nice and cosy - but it was only a grey and busy main road with some restaurant not close to as good as they are at the beach front. If I would go back to Tulum I would not stay in the village. I would look for something at the beach - then you will get as much value for money as possible.

Quiet, nice place, almost in the jungle, friendly staff. We wish we could have stayed longer. This was the best place we stayed during our trip.

Good staff. Keep the staff, it is the best part. Owner needs to be alerted of problems with rooms and make capital improvements. Basically unfinished rooms. (Not minimalistic as one reviewer mentioned.) Inner grounds were well kept, but not the parking lot and road which can damage your vehicle. The staff could at least remove some very large rocks which will damage your undercarriage and tires. Hotel is slab cement floor and walls were austere at best. No water pressure in shower. Dribble of water. Had to wait 15 minutes to get warm water drip. Wife hated the room and distant location from beach and the difficulty in finding the hotel. It is dangerous to arrive at night by car. Do not attempt at night.
Used booking.com for reservation. Confirmed. Hotel had no confirmation or record when we arrived. Also they said we needed to pay with PayPal. We had credit card guarantee and one on file with Booking.com. The over- charged us for the room by a significant rate. We should have been charged the rack rate of 108 which includes all tax. Instead we paid nearly double. I believe this is fraudulent. Would like to see h2o reimburse our total room price and distribute it to the hard working staff at breakfast and maid(s) who clean the rooms. Breakfast is minimalistic and a caringly served by hardworking staff who seem embarrassed to give so little. In fact the breakfast, even if you upgrade and have eggs added, is so scant no one leaves a tip to the staff, which is unfortunate. Under current conditions of rooms, breakfast and road conditions we would say shun this hotel based on our experience. We had not time to discuss our complaints with the management, as they were busy and our time constraints restricted an embarrassing encounter.
