To charge extra for bacon and egg seemed a little tight perhaps for the money one's paying here (especially when this was charged at check out without first being informed it was extra!). A little bit naughty I thought, but this is a minor point during an otherwise enjoyable stay with fantastically friendly and helpful staff. One other small point....I agree with a previous poster, provision of a couple of bicycles in view of the location at one end of town would, I feel, enhance the appeal of the property still further.
Very friendly and helpful reception staff - thank you! A nice small property set by a very nice pool and a traditional Mexican style covered seating area where breakfast is served. I stayed 6 nights and slept well here with little noise. Nice clean rooms, efficient air conditioning and free safe security box in the room. I enjoyed my stay and would happily return or recommend for a solo traveller or couple.

I would recommend staying here only if you have a car, since it's a bit further from the main part of the town. It was 35 Celsius when we were there, so walking in the sun with that heat was not too fun.
Huge pool was great to cool off in. Staff were very helpful. Rooms nice and large with quiet A/C.

There isn't much we didn't like about Villas H2O but if it's the hustle and bustle of town or beach life you are after in Tulum then this isn't the place for you. It's set a short walk out of town so you either need to be ready to walk or rent a bike/car. We wanted to be in a quieter area so this place was perfect for us. Although it would have been handy if they provided access to bikes to get around town.
We stayed 5 nights at Villas H2O and could have stayed longer. The hotel is well kept, the rooms are cleaned daily, the breakfast included is simple but all you need to start the day and the staff particularly Caty and Mireia are super friendly and very helpful.

It is a bit out of the way, but that helps it be so quiet. Use a bike to get around, It's cheap and easy, and it was the suggestion of the friendly staff.
I loved the staff, they were very helpful and kind! I loved the property itself, well designed and beautifully finished. The pool was lovely, large and quiet.

It was a new and beautiful resort style hotel a short distance from all the action. We felt so welcome and the resort is extremely well set up with beautiful pool and surrounds. Staff arranged a day trip to Cenotes and Coba and were super friendly. Don't think twice about booking here! :)

good price compared to other places at that time spacious room super friendly staff tranquil, beautiful grounds nice breakfast great if you have a car to get to tulum ruins, coba ruins, etc.

Really difficult to find. It took us 45mn in Tulum to find it. The hotel manager should give proper instruction on its web site
Only 8 rooms in this beautiful house with a wonderful garden and a big swimming pool. Feels like home! Room are very modern, simple and nice. Balcony in each room.

It's a little bit of a walk into town, and it's not paved all the way. However, if you don't mind a walk, or are comfortable on a bike, it's ok.
Spacious rooms, the breakfast included was fresh and simple, and the staff, particularly Caty, where very friendly and helpful without being intrusive.

I have stayed at Papaya Playa Project and Be Tulum on the beach and I keep going back to this little gem - H20 boutique hotel. It's my 4th time in as many years and the place gets better each time. They even have a new improved road for easy access from the main street for cars, scooters and of course, just walking. I've been eaten alive by the so called jungle mosquitoes at Papaya Playa and then struggled to sleep through the humid nights as there's no air conditioning and only a tiny fan on the wall. As for Be Tulum, it's good but not worth the $400 a night and paying almost 4 times H20's rate. The rooms are attractive, spacious, clean and very comfortable. The staff are attentive and very helpful in providing recommendations. Not just restaurants but what particular dishes are good. Food is very important to me so this was much appreciated. Unlike Papaya and Be Tulum, the wifi was strong all around the property; my room and the poolside patio where I spent most of my time. I've just returned from Tulum but I am already looking forward to going back and staying at H20.

If you have done your homework you know that Tulum is composed of three different areas. If you want a beach holiday you book on a beach hotel as simple as that. If you book a hotel like Villas H20 you might have other reasons, for us: Located 3 minute walk from the Spanish school InstitutoTulum which my son attended a 25 hours course during our stay, the budget, the best rate by far for the level of neatness in the accommodations. Those who complain about the distance to town obviously never walk, as it is only a 15 minute walk! Yes it can be very warm during the day, and you might prefer to take a 30 pesos taxi! THIRTY! That is approx.. US 2.30 which is nothing. Taking taxis can help the economy, talking a walk your health. The walk around the hotel was safe, the walk to town was safe day or night. To be close to town allowed us to try tiny restaurants around there that we loved. We loved our stayed in Villas H20, the staff did all possible to make our stay comfortable, as soon as we got into the pool, someone from the staff showed up with pool towels without ever once asking for them. A nice light breakfast was included in the rate, Chiapas organic coffee every morning, and a friendly chat with the receptionist or the owner who took the time to be social with us. Out stay was wonderful, the privacy is wonderful, having a swimming pool for oneself it’s something to take advantage. There were three little shops around the hotel ( 2-3 minutes’ walk) were we bought beer, soda, water, and small snacks, that we had in our refrigerator. The sounds of the jungle are lovely. We stayed 9 days in Tulum, the first 5 days we stayed in Villas H20, the rest at a beach resort which we also loved. We liked both experiences, each one valuable according to what was a priority for us.
