Way overpriced. The place was maybe nice 20 years ago. Now it's worn down and really not worth the money. Feels like a budget hotel and charges 5 stars hotel rates.
Room was specious
We expected it to be rather rustic. However, over the course of our 4 night stay, the power became increasingly unreliable with frequent outages. Our room was situated away from the beach and as a result was very hot, unless we kept fans running, which was not possible when the power went out. On the last night there, we had no power all day, and then no water starting midday - making it extremely difficult to pack and uncomfortable to bathe. My friends and I had to resort to sponge baths out of a bucket! Not ideal when the room was also extra hot from no fans / air circulation. When we complained to the owner, she tried to rectify the problems but her husband also told us, "Welcome to Mexico," in a dismissive way, as if running water was something we were unreasonable to expect!! It was not a pleasant end to the stay.
The location was great - a nice beachfront to relax on. It's also right in the middle of the Zona Hotelera, so it was very convenient to many other hotels w/restaurants and shops, bike rentals, etc.
Sadly we were very disappointed with Zulum. The hotel electricity uses its own generators to provide electricity which malfunctioned daily it seemed, from talking to guests who had stayed there longer then we did. We had to do without electricity at times during day (no wifi, no charging of devices etc) and on one day had no running water at all (no shower having spent whole day on the beach). The rooms were hot and we had no fan or air con. It was an extremely uncomfortable night and we couldn't sleep most of the night. The staff are mainly young girls who are generally nice but lack training and this comes across as quite unprofessional. The hotel gets away with its overpriced rooms because the neighbouring hotels are extremely expensive. It's a bit of a monopoly for hotels in that area.
The location is beautiful
Water was off and we couldn't shower, wifi only on beach not room, information from staff not good, couldn't even tell us where to rent bikes or take cash out of ATM. The staff looks to be students and are not professional.
Beach is great.
Everything else. The almost non existent service is a joke, never experienced anything like it. We paid 150 US Dollars per night-what a rip off!This place spoiled the end of our holiday!

Place, nature, houses in the jungle are very expressive and nice, palms with cocoa...Details in the bathroom - seashell as a water tap....

The beach & the quiet
We had booked two, 2 bedded rooms but only got one bed and a little single under the eaves in one of the rooms.
We arrived early, but the staff allowed us to dump our luggage in the rooms before they had cleaned them. Very helpful of them.
The darling Argentinian girls made it nice. But the mice, insects, and treacherous steps both inside and outside the room were a challenge. The horrible and endless loud electronic beat the owner insisted on playing was harsh and offensive. The people staying there who openly let their dogs soul the beach with not even a feigned attempt to clean up after them, right in the public space of the hotel, was shameful. It's a nice part of the Tulum beach, but the owner should makes some changes.
The attitude of the staff was unbelievably bad. We were made to feel like it was an inconvinence that we were there. Breakfast was served an hour later than we expected... We werent even apologised to. The general atmosphere made us feel uncomfortable and unwelcome. Also the 'pool' wasnt even big enough to swim in. Would never stay here again- an absolute rip off.
The room was a good size and we liked some of the features. The bed was comfortable and we slept really well.
I had booked a room with 2 king size beds and once we arrived there was only 1 king and single available. The management had just changed so things seemed unorganized and scattered.
The location, rooms and beach were great.
Awkwardly avoidant staff, totally unhelpful and make you feel annoying if you had questions. Also our shower didn't work (no water) 80% of the time.

The ocean view was the only good thing
the beach chairs are not very comfortable but luckily next door at La Luna they have nice soft beds which are available for grabs.
Wonderful place right on the beach. There were couple of glitches during the stay but were solved quickly from the super nice staff.

Rooms smelled of mildew, salt water in shower, poor breakfast, no change of clean towels, ceiling fans not working. I could go on...
We decided to leave one day early from our 3 day booking. Zulum promised us that they would refund one nights stay and so ask booking.com to refund one nights stay. This did not happen.
I think the resident dog needed some medical attention. It was very hard to look at him without feeling bad. I know dogs are treated differently in Mexico but as an animal lover I felt this was hard to face while staying at the hotel.
The owner was very kind and the hotel had a very nice ambiance with great music.
The restaurant 300 meters away
It was like a mini family there. The staff (especially Enrique) wants you to be as comfortable as possible and make it a point to know your name and whatever you need. The owner was there and he was extremely welcoming. As a solo traveler it was amazing to feel right at home, entertained, and involved. I totally recommend.
The bed is terrible, the bath don't have separation with the room so you don't have any privacy. The shower have salt water so its a terrible experience. I dont record this hotel, for this cost there are much better options.
No bicycles to borrow unlike other hotels. Put us in the wrong room on our first night and didn't say anything. This room was not nice. Band that plays music in the day and night - not to everyone's taste but we liked it. Eco / not entirely clean and water electricity turns off a lot.
Good selection of food, especially sushi. Lovely restaurant staff and good location. Tulum is such an amazing place - it is impossible to not have a great time here
