Facilities are not well kept. Poor service. Bathrooms and showers were not functioning correctly. Poor design ment really hot and uncomfortable villas. Walkways were all broken so you had to carry your luggage all the time. And many other problems not worth wasting time. This hotel is doomed

Our second day we went to the beach, my gf took off her diamond ring and put it in the bedside dresser, it was gone when we returned a few hours later. Management didn't care.
Clean, quiet, generator backup power, good wifi, pretty good food.

Room never cleaned. Room VERY Spartan. Go for aircon room, fan very noisy.
Location away from SJdS, but free shuttle if you want to go in for a meal. Great pool, bar and plenty of good subnets. Friendly staff

You pay way too much for what you get. No wifi hot water or air con fr massive price you pay. Don't stay here.

The hotel did not honor our booking, so can not give better scores, than 1. Maybe hotel can see this as opportunity to learn and get more organised. And no, contacting us and offering more expensive room 2 hours after telling us, that we have no reservation (1 day before arrival), is not accepted behavior.

The staff was always giving excuses, first that they were saving energy when we wanted to play pool, then the same with the airbag, etc. And they also charged me more than what it was. In resume it was a bad experience and we basically didn't enjoy any amenities of the place.

We didn't like the poor service by the staff, the lack of fresh towels, the carelessness of the cleaning staff (left our door open), the lack of frequent shuttles in an out of town, and the lack of activities available at the ranch. The place did not live up to our expectations and customer service was very poor.
We enjoyed the free breakfast every morning.

I liked that they had no TV,at first thought it strange but totally agreed no TV was the way for family to do things and a great time to read a book. Also you get swim in the pool at anytime

The wifi did not reach all the way to the bungalow, you had to be near the pool to get wifi access. The pool should be cleaned throughout the days for dead bugs but those were harmless, but overall good. It was a bit far from the main town n in a dirt road but this was no problem, wish I would've had an SUV for better transport but not a big problem.
It's very quiet place, we loved it! Service was great, food pretty good. The pool good. It's really relaxing place. It has rock climbing for $10 and other activities for extra cost. No AC in the bungalow but there were fans, it's sleeping weather so it was good. It is always hot in Nicaragua so it's expected. Great place!

There were so many miscommunication during our stay that became very frustrating. One staff would say one thing, the next would say another. Booking.com description was not very clear that only one room in the single/double dorms has air conditioning and if you don't get that room your screwed. This happened to us. The description makes it seem like they all have. We ended up having to wait two days to get a room with air. The staff told us that there would be no additional charge. Then suddenly told us we would have to pay $20 a night. I fought it and they gave me one night free. The free breakfast is terrible. Just gallo pinto, a tortilla and eggs. (They should make that clear) Though the staff at the front desk is kind, they are confused and the staff were sometimes rude telling us to go to the service desk for ketchup which made no sense when they brought over our food. I wouldn't recommend this place because they seem inexperienced and not well trained. With time I'm sure they will improve.
The place is nice and quite, not too many people and very relaxing. The food is good and the beds are great. The rooms are clean. Very close to town. The staff at the front desk are kind. The place has potential to be better being that they have only been in business two years. Good for people who just stay a night.

Power outages, power voltage variations, not enough water pressure, all though this are problems that every hotel in the same zone has because is due to a public infrastructure issues. Also I think that it might be a little expensive, but yet again all the larger, that there are really so large hotels of the zone charge comparative rates.
Staff comintment to serve us well, good food, a good hotel to combine adventure and rest despite the public infrastructure issues that the zone has, good installations, interesting idea.

Almost nothing included in an all-inclusive package. If you are planning to use their boards and surf, forget about it. Boards were trashed and only 1 shuttle for 2 hours of surf in the morning is included. Might be a fun place to hang out around the pool but that's about it. Surf Ranch was created for only reason only, to take your money at every turn. Would not recommend staying here.

First, we were told our reservation was cancelled three days before we got there - and they have an option for us at $230.00 a night(!). Took a lot of back and forth with booking.com who promised they will reimburse us the difference. It wasn't an issue when we got there, they actually had rooms to spare (sounded like bait-n-switch). The inflatable jump bag was deflated the whole time we were there and we were told it will be fixed "in an hour". Kids really wanted to jump on it, but it never got fixed during our 3 day stay there. The rock climb wall was open one day and we were told it will take 30 min - 1 hour to get on it. WiFi was down for two days out of the three we were there. Maybe this is a "third world" problem that the management seems to attribute everything to. A lot of better places to stay in town unless you are a hardcore skateboarder.
Friendly staff. Took care of our need when we requested. Kids enjoyed the pool.

I'd say for a place called the "Surf Ranch" they should be a bit more up on the surf. Having never been to the area before, I would have loved to see a board posted with a map of the spots, surf report/forcast, and tide info. I didn't really find anyone there that was very clued in on surfing aside from board rentals, lessons, shuttle fees (none of which I needed or cared about). Hardly any of the things they market heavily weren't available or difficult to get them to open- rock wall, paint gun, air bag, or yoga. The skating was enough to keep me happy but the kids were kinda bummed on the lack of anything for them to do except swim in the small pool or a couple jumps onto the bag.
I liked the villa room where we stayed. It was a 2 bedroom with a spacious living room. There was a deck on top of the villa where we could hang out and watch the monkeys. I really liked the skatepark. Great layout and flow for the size. Good dudes around to skate with as well. I would recommend them keeping up on the maintenance though; definitely showing some age in the seams. The food was pretty good too. The free shuttles to town were nice and very necessary given the location of the Ranch.

The hotel was not responsible with the safety of their activities. The person "in charge" of the climbing wall forgot to tie our son the security rope and he had to go up to bring our son down, luckily none of them fell.. Very dangerous!!! Also they had problems with the reservations and the front desk person was not nice to us
