Easy to find on way into Niswa. Large room, quiet at back of hotel. Excellent breakfast. Air conditioning old and very noisy. Need a car to get into town.

Room was nothing like advertisements, very old. Overall, facilities were very shabby. No tea and coffe making facilities. Breakfast supposed to be included but no evidence of a dining room. Power went out in the morning with no explanation, although there appeared to be flooding in a room because it was poring into the reception area. As a result we had to pay in cash. Overall the worst hotel we have ever booked through booking.com

Breakfast was very good! The hotel called these rooms for family apartment! That is strange because the "kitchen" is empty!

Simple hotel in tourist class. Very clean room and bathroom. Nice, smiley and professional staff. I loved the firm mattress and pillows, and smell of incense in the staircase. The hotel is quite expensive as for the standard it provides. There's no elevator so getting to upper floors with suitcases isn't much fun. The windows face busy road and it can get quite loud inside.

Friendly welcoming and accommodating staff (I arrived late at night on the worng day but they had no problems with putting me up). The bed was large and comfortable and the shower was good. Very close to the sights of the beautiful oasis town of Nizwa.

room 33, good apartment with 2 separate rooms for us and the children. Good for overnight stay while travelling, less expensive than Falaj Daris hotel but also not a place to hang around in. hard mattress, very poor TV reception in one of the bedrooms

The staff were very friendly and helpful & it's position is quite close to Nizwa city centre. The basics were all available and the breakfast was filling. The hotel is starting to look a bit shabby and unloved. The prices are not cheap compared to hotels in Dubai. Compared to local hotels, it is quite expensive when comparing like for like.

Big quiet room which is comfortable enough even if you stay 4 nights; nice staff; Breakfast was good with omelettes etc. Televesion has only black & white and Arabian programmes.

Gutes und preiswertes Essen im Restaurant Sehr laute Klimaanlage, unbrauchbar. Sehr abgewohnt. Muffiges Bad, Wassseraustritt aus dem Gully im Bad. Sehr schlechtes Preis- Leistungsverhaeltnis.

Friendly staff. Good location. Very reasonable breakfast. You have to know there is no elevator. Internet signal was weak in the room. Our room was on the road side. We couldn't sleep with the air conditioner turned off because of the noise of the cars. So we had to turn it on, and it sounds like an aeroplane! But we could sleep, thank God!

It was clean. The staff were helpful. The room was large. The decor is terrible. The facilities are very basic. It feels like a budget place. Not suitable for those used to international standard hotels. It is a one-star hotel and feels as such.
