The bathroom was infested with ants. The air con was off in the main building so walking out was like a sauna. Breakfast was a bizarre experience and not recommended.

We had 2 rooms in both A/C was so noisy, we could not sleep at all. When we turned it off, it was 40C after a few minutes in the room :( Manager said we`ve should call, so they would replace the room. Nice gesture, however i do not think there would be better room. Our friends in next room had exact the same problem.

Filthy kitchen with ants, fridge, telephone and toilet-flushing out of order. Very noisy AC. Not a place you would like to spend several nights . . . .
Room big with both air con and ceiling fans. Although room on front/ roadside of building, traffic and road construction work imperceptible - only an occasional sound if I listened. Bedside lamp and small fridge unexpected and welcome extras. Staff excellent - professional, friendly and quick to respond to requests (even my query on how to work the TV). For Nizwa, location is good, it is one of the closest hotels to town centre (there is no accommodation in town centre).
I liked everything about Majan - stayed extra two days. Mention of nearby "Hungry Bunny" would have helped me find guest house a bit quicker.
There was an influx of large black ants in my room which took ages for staff to get rid of, and even then, the odd ant kept running across the floor. I was not offered an alternative room even though the guest house was not full. Also, there was a problem with my bathroom floor being very wet. Reception staff were not particularly friendly or helpful. One member of staff watched me struggling down the stairs with my bags without offering to help, even though he wasn't busy. I won't be staying at the Majan again - a pity as in the past I have stayed there and it was basic, but very clean and friendly. Has gone downhill.

Our room was not made after the first night. The mattress was so hard that it was like sleeping on the floor. In comparison to comforts and standards in other hotels the price we paid was excessive.

Given there aren't any hotels (that I could find) in central Nizwa, this guesthouse was one of the closest to town and the cheapest in the area. The room was pretty basic but comfortable enough.
The room was too basic for the price charged - I would expect a lower price for such a room in other places... I almost didn't manage a shower - barely a dribble of hot water from the shower, and (after 10 minutes of trying all sorts of things) I started trying to wash myself under the tap in the shower - until a sudden gush of rusty water and miraculously a shower that worked really well...

Location was relatively convenient to the souks and fort. Staff was friendly and helpful. Found both here and at our hotel in Muscat that breakfast seemed to be included even though an extra fee was requested at time of booking (which I declined in both cases).
I'm just looking for a clean, comfortable room and bed but my wife likes a little more. It was clean and comfortable, but pretty basic.
