It is a very noisy place. You can hear everything from everywhere, people and traffic. The acoustics are something to work on.
We enjoyed very much the hospitality of this family owned property. Staff very friendly and helpfull. We have got great tips what to see in the neighbourhood and were guided to see sunrise trip in the desert. The location is perfect for exploring Wahiba Sands and Wadi Bani Khlaid. Rooms are spacious, clean and comfortable. Meals very good.
Great place to spend the night on-route to Wadi Bani Khaled and Al Wasil. The room was cheap and clean.

No Internet in rooms, just in the lobby that to also do not work properly. They take cash only, no credit card payment facility available. Very less facilities. No bell boys available, only two people running the hotel.
Ideal location for Wadi Bani Khalid; we did the 7 hour drive from Dubai on a Thursday evening so waking up only 20 mins from our destination on Friday morning was great. The accommodation is super basic, I wouldn't recommend it for anything more than a quick overnighter.
The staff member (who admittedly, we did wake up at 1:30am) who was on reception didn't seem very sure about the processes that he had to follow. He appeared to indicate that we were lucky that our rooms hadn't been given to someone else as we had arrived so late - despite accurately specifying our delivery time when we first booked on booking.com. He couldn't communicate the WiFi password to us for some reason.
The friendly, homely atmosphere, was great, the food served was freshly cooked and good the rooms were comfortable
lack of food choice in the evening, but as it was a rest house it was fair to say it was reasonable
Right on the main road from Nizwa to Sur, absolutely ideal to use as a staging post whilst visiting Wahiba Sands (Bidiyah) and Wadi Bani Khalid before continuing to Sur. Check out at 1200 hrs meant we could get into the desert early, come back for breakfast and shower before heading off again. The staff were helpful, courteous and welcoming.
The guest house is basic, but hey, that's what I expected...you don't need a 5* hotel whilst travelling. The bedroom had an odour when we first entered, which cleared once the fan and AC kicked in.

Having to ask about wi/fi. As wifi is advertised as available. But when asked they said did I want it switched on so I could use it in reception.

Excellent location for visiting Wadi Bani Khalid, if you sleep there and go in the morning it allows you to be there before the tourist groups arrives. Very good and affordable dinner and breakfast. Helpful staff.

Convenient location, between Wahiba Sands and Wadi Bani Khalid. Connecting rooms are also very convenient with kids (rooms 4 and 6 or 3 and 5) In short, basic but convenient and clean.
Food is really basic but OK. Same for breakfast, no milk available...
