Quaint and charming place. No frills, but it has everything you need. Location is great too...on the beach and close to everything in El Condado. Plus, hotel has doorman service in the evening - great classy touch!
Rooms are small, no hair dryer or fridge available, but it has everything else you need!

Staff was atrocious and had to wait 35 min to check in due to lack of staff but mostly their laziness.
Everything, great staff, very very attentive helpful and friendly. Sigrid and Omar are the best. Donna at the bar makes incredible drinks. I will definitely come back. Amazing experience.

I paid a little extra for the "bigger" room. Obviously a scam, because I had only about a foot and a half on each side of the Bed. Plus the bathroom Was as small as possible and the door wouldn't even close. (Awkward!) Also the tiny bed and pillows were extremely uncomfortable.
We stayed last week for one night in 308. Delightful room, cotton duvet, comfortable pillows, good AC. Great front desk (Aida), fun servers in restaurant, etc. We were confident about another night this weekend after our cruise. How things change. In 308 with that staff? Good to excellent.
Tonight in 304 with a threadbare polyester coverlet, 2 fiberfill "shams" and two flat as a pancake pillows. A request for other pillows yielded "no more in hotel" from the not helpful front desk person. If we had this room last weekend, we would not have come back.
The room was amazing the staff was friendly and welcoming, the jacuzzi was fabulous, the restaurant was breath taking the best experience we had in Puerto Rico.
We liked this hotel a lot! We like to hang with locals rather than tourists. So this was perfect for us. Right on the cusp of tourist downtown and local downtown. Our Room was small but beautiful. We don't need much because we're not there often anyway. It's Right on the beach in a quiet section which was also nice. Hot tub was the biggest we've ever seen! Staff was very friendly and accommodating. They made excellent restaurant suggestions. We went to all they told us about and they were all excellent. Will definitely stay there again!
No elevator or anyone to help with bags. If you have a car (as we did), parking is terrible and so is driving down the single file two-way street.
Everything was excellent! Michelle (front desk) was amazing. She helped arrange my kayaking adventure with no effort of my own. Bravo!!
The hotel is located steps from the beach and the hotel inspires a romantic enviroment.
Hard to locate parking
The Jacuzzi was nice, and the complimentary towels for the beach. The staff was very helpful.
I hated the fact that our room, was just a bedroom. There was no closet, iron, refrigerator or microwave. The taxes are about $100 more added to the room once you check-in.

There is no better place to stay in terms of location. Right on the beach and almost no one else around. The hotel is small so you don't have to deal with large crowds. The staff and cleaning crew were super nice. It's also a short drive to Old San Juan and the airport.
The hotel could use a new coat of paint and maybe throw out the bed skirts. They don't really have parking, but we were able to find parking close by.
Cable TV kept fading in and out. I called front desk and young lady suggested that I turn the cable box on and off. I shouldn't have to do that but I did, and it did not fix the problem. I would like an adjustment on my bill.
I liked the excellent location. Very beautiful hotel,very quiet, very clean. The staff was really nice and friendly. Highly recommended.
The wi-fi was poor. My tablet was connecting and disconnecting most of the time. Parking is an issue if bringing a car since the available spaces are very limited and have to be reserved.
Hotel is nicely maintained..Clean, nice decor and comfortable. These are things I like: Decoration - cute place and well maintained. Hot tub - This is NICE!! No doubt about it. It is well made, large and feels almost like a long pool. Not extremely hot but nice. I think it's beautiful. Beach access - Very close to the beach. Final Word: I would recommend this place with reservations. One: if you don't need to be close main Condado area and just want to enjoy the beach. Two: not driving in with your own car because parking in San Juan is a nuisance.
No parking. If you are arriving in a car, they basically say "Good Luck". Which is horrible because this away from the Condado and it's mainly residential living. The host said: if there is a yellow curb, don't park or you will get ticketed. I didn't like that one bit. I ended up parking a couple blocks away.. I got lucky. And when did official check in times at hotels become 4pm? That is outrageous. Hotels are really abusing check-in times. We ended up going to Old San Juan and did a check late in the afternoon around 3pm which was ok. Distance from the Condado - I found the distance to be an issue. It may not be an issue for many people. I prefer to be in the middle of everything and the Acacia is definitely not. The host assured me it was a safe neighborhood which it seemed like it was. AC in the room - hotel room was nice and cool but we couldn't find a way to lower it. It's a minor gripe but still a problem. WiFi - is a problem with most hotels. Spotty reception, which is why i bring my portable broadband.
Staff was very nice and inviting. Hotel is quite and in a good location, just off the beaten path enough to be quaint- about a 10min walk to downtown.
The Pool/spa is only a meter deep but very relaxing.
No elevator, neighborhood didn't feel all that friendly - ours was just an overnight stop- so probably just stay at airport next time

I am so glad I picked this place compared to a resort. It was more personable plus I loved the architecture and decor of this place. It felt good knowing I spent money on a local stay rather than the hilton or Marriott. We didnt spend a ton of time at the hotel as we went to the beach and old san juan day trips. The tv was good (remote not so much-but who comes to Puerto Rico for tv), bed was good and shower was good and the roominess was perfect.
We did not eat at niche at all (the hotels restaurant) seemed over price and we really wanted to try lots of local places to eat. You do have to walk to get to the restaurant area but its worth it and I didnt think the neighborhood was bad at night when you headed to the restaurant/bar strip more in condado. I probably wouldn't walk it alone at night though. We did get coffee one morning at niche and it wasnt good and very small for the price. The only other things I would recommend to this family owned business is to invest more in their room and beach towels. Lastly they could get new curtains. Just thses little things would make me change my stay from good to excellent. ...but I would stay there again.
The location is close to the beach. There is someone at the desk 24 hours a day and for the most part they were helpful.
Some members of the staff are generally confused. We asked for 2 beds in one room, they kept telling us that's not possible (even though they confirmed over the phone earlier), then when we go to the room, there are indeed two beds there. Or we booked a parking spot for 2 nights, then called to confirm, the garage lady said- don't know anything, we have no spots. After some pleading we drive up to find an EMPTY parking lot. No spaces, even though we reserved, what??? Be prepared for some major confusion.
