We thought their back patio area was quite nice and could have been played up to it's advantage.
I wouldn't count it as breakfast. They had coffee and bread or pastries but no toaster. I went across the street to grab fruit. It would be really easy to provide a nicer breakfast with a bit more effort.
The location was excellent and I cannot complain about the staff.

No parking had to pay $40.00 USD a day makes the price of the place no longer a bargain, knees touch wall in front of you in bathroom..... big guys beware :)

Great location. Very quaint building/courtyard. Friendly staff. Initially surprised at how basic the room was - but found it to be very clean and comfortable. Included continental breakfast.

Lovely building and grounds. Comfortable beds. Near everything in Condado, so no need for car.
A bit noisy on the opposite of the building from the courtyard due to air conditioners running next door. Could use some updating in rooms, but still had a nice feel of a lovely historic hotel.
There we're supposed to be provided crystal glasses instead of plastic cups. I suppose that could be fixed. And an easier way to get hot water, we had to wait 20 minutes to get it at least room temperature. But through it all it was good.

Great, friendly staff, small but really comfortable rooms. A really good spot! 2 min from the beach and right on the street with all the restaurants. The bus was just outside to go to Old San Juan and only 5 min with a taxi.
The breakfast wasn't to good and the wifi didn't reach the room.
This is the first review we have ever written but we had to! Christopher, the conceirge, directed us to the sister-boutique hotels in the area which greatly enhanced our experience in the local barrios. He also gave expert advice on San Juan, restaurants, sight seeing and authentic Puertorican History and tradition. He was personable, entertaining and quick to-the-service, he didn't just tell you where to go, he walked you to it. The staff made our stay in San Juan memorable and special; both the freshly sliced lemons and the quick call to a cab service for a ride to the airport -- their guest service is paramount. May your stay be as exceptional as ours!
Water pressure was low, but as to be expected amongst the lowlands of an island. All and all a great stay in a safe part of town
Breakfast included some bread and butter and that was it. It was very very bad. It is a $50 per night hotel and not $120-ridiculous price for that 'boutique' hotel. The bathroom is extremely small and the water from the shower was coming out from everywhere. Not all the electricity works in the room. I wouldn't stay there again.
This is a small boutique hotel in a busy tourist area in Condado San Juan. We were close to the beach, restaurants & shops. Our accommodation was a double bed & bathroom, the size was OK for the 3 of us & clean. There was a nice courtyard for using internet & just hanging out.
Noisy air conditioner but did drown out the noise of the busy road beside our window. Traffic on Sat & Sun is bumper to bumper all night! Beach was OK, lots of weeds left on the shore & not swimmable re: high waves. Accommodation was pricey for what you get. No pool. Taxi to old san juan is $15. We spent most of our time in Old San Juan & would stay in that area next time.
Had small hotel charm in the middle of a big hotel area. Fernando, on the front desk when we arrived 10 strong to check into 5 rooms, was very helpful. Advised us about parking (free on the street if you could find a place, which we did),etc. Fridge for guests to keep food cool was nice. Neat patio for breakfast and lounging.
Breakfast was ok but not more. Cold cereal, sweet rolls, bananas if you go there early. Boutique to me implies some amenities as well as small size, and there weren't many. Wi-fi did not work in our room. No elevator so getting big bags up stairs to 3rd floor was tough. Rooms small but good beds.

The location and the stuff are really good. The stuff help us a lot, like traveling information, restoring luggage and so on.

location, the lady front desk gives really good recommendations on the restaurant and where to park in old town.
dirty room, bad smell in the bathroom, TV doesn't work, asking for a quiet room when booking it, but end up in a very noisy room near the street, waking up at 4am with the noise from drunk people on street.

I really didnt like anything enough to want to stay there again. The location was central to shopping and some places to eat. I liked going next door to the Marriott to enjoy their amenities.
I didnt like that we had to walk up 3 flights of stairs with luggage and no assistance from the staff. I didnt like that our bathroom was the size of a very small closet. I didnt like the view of a dumpster and stray dogs doing the hibbidy jibbidy.... I didnt like anything about this hotel. There is no parking and you have to pay $20 a night at the marriott hotel next door. The continental breakfast was a joke as well. We ended up going across the street to a market and got a fresh omelet.

lack of available parking at the facility and in Condado in general. Daily cleaning by hotel staff was shoddy. Breakfast was monotonous, one would think that fruit would be provided in a tropical locale
old and not kept up well. breakfast was a joke. old pastries. no pool, access to beach is a few min walk from the street.. no elevator, a nice face lift can make this a really cute place. An alternative for not going with the standard hotels like Marriott. That's what i wanted but was very disappointed in the value.
