lovely welcome from all the staff, location on sea front facilities,bikes,hammocks spa,pool,barbeque facilities. stayed here one night between cruises and wished it could have been longer

Would highly recommend this hotel if you want great beaches, friendly staff and easy access to the beach and feel of the local culture of puerto rico.

The location was a plus and a minus. The beach local was great, but there was nothing else around. The hotel was clean, we had a nice mini kitchen, with full sized refrigerator, and a microwave. The grounds were well maintained and comfortable.

This place was better than described. Very private intimate beach house. Lush vegetation, fountains and pools at every turn. Beautiful deck, amazing views. Staff went out of their way to accommodate.

Beachside location for relaxation after a cruise. we upgraded to the one and only suite in the hotel for added comfort and the view for the last 3 nights of our stay.

The standard rooms are a little small for £95 a night. We stayed for one night in this room.

We like location- very close to the beach ( not offten in San Juan ), and attidue od staff - helpful. Hotel is nice, clean,some rooms unfortunatelly situated close to all engines of machines so that it disturbs in night. Small calm hotel, ideal for a couple of travellers.Atmosfere rather for middle aged peolpe, or searching calm hotel and locality - not walking distance to bars and center.

Excellent location, quiet and beautiful. Friendly and helpful on a very late arrival Breakfast included. Relaxing place to stay after long haul from Europe. Very homely and value for money

.Would be helpful with a little shared honesty guest kitchen area with access to fridge/freezer and microwave and hot water 24/7 due to cost of taxis to town.

The location is just across from the beach, in a quiet residential neighborhood and near a park. There is a patio with hot tub overlooking the ocean. The grounds are adorable, have a pool and hammocks. A very good breakfast is provided, as well as beach towels, beach chairs and boogie boards. The staff is lovely. We had a rental car and had no problems finding street parking.

The rooms are small which made our trip hard because we were travelling with a young baby. It is easy to hear other people.

Just a few miles east of San Juan center city in a nice residential area, this is an ideal location...right on the beach! We walked about 10 minutes to dinner at one of several area restaurants, fell asleep to the sound of crashing waves, and took a swim in the morning with a refreshing dip just steps from our door. We recommend! Plus it's a great value with a good breakfast included in the rate.

Not a negative but be advised you need a car if you stay here (although we did see a bus on a nearby main street).

Rooftop Jacuzzi with ocean view was awesome, and hammocks a nice touch. Free parking out front was a bonus. Bed very comfortable.

Rooms were dated and never really felt clean, and safe didn't work. Extremely noisy too (could hear everything from other rooms and outside all day/night which kept us both up even after buying ear plugs!). We left Tres Palmas after our 2nd of 3 nights due to noise/price/location/facilities/be- ach. Were told to contact manager for refund of last night - with no response after multiple tries. Overpriced for location and facilities compared to other places (we stayed a few places over 2 weeks). Stay on Isla Verde, it's cheaper for much better hotels, nicer beach, and way more bars/restaurants/things to do on doorstep.

Staff very friendly and helpful. . Good value for money. Good breakfast.

Shower could have been better

The staff were friendly and helpful and the beach was just across the road. The room was nice and cool and there was a fridge and tv.

My husband said the room was like a painted army barracks. The bathroom was dated but functional.

The staff were quite friendly and helpful after we persisted on getting the room we had booked and not take a room that was simply "awful", but that is about all that we can say positively about the hotel.

Our originally-booked room was switched to another, which if the two were generally in the same shape it would have been OK. But, we were given a room which was simply awful, with hardly any windows to speak of, plug assembly sticking out of the wall, small non-working safe, hardly any room for hanging clothes, and no WIFI connection, even though the hotel advertises that WIFI is available everywhere! How can this be in a hotel that advertises recent renovation in their video? We refused to take the room and were told we can stay in a room of the type we had booked for two nights and may have to move for the remaining three nights. In the end we stayed in that room for the entire five nights. I seemed to us that they had attempted to book as many people as they can by rearranging room assignments. We were also told that Booking.com had made a mistake allowing us to book a room with two beds and that they had contacted Booking.com about this with no satisfactory results. Then, I asked to see the e-mail communications with Booking.com. None was provided! The hotel has no beach area to use, as one would expect. There are about three restaurants around the hotel and you need to walk about 10-15 minutes to get to them. If you do not have a car you must take a Taxi going anywhere and the going rate was $20 per trip, so a trip to Old San Juan and back cost ~$45. This adds up if you are there for a few days. We travel a lot and have used Booking.com to book in many countries and we have always relied on the Reviews to choose a hotel. Until now, we had 100% successful rate, but not this time. We just cannot see how this hotel has received such a high Review ranking in Booking.com.

Very nice hotel with beutiful poolarea and garden. You felt like at home immedeatly.

Quite far away from city center and busses are not reliable.

Owners Edwin and Jacqueline, and the staff of Luis, Naomi and the room cleaners were friendly and wonderful. If if would have not been for them, we would have not stayed at the Inn. The Inn is quite rustic, charming, with two hammocks and chairs to view the ocean. Outside breakfast tables are great for enjoying the scenery. Food is ok, but after being there more than a week, it gets a bit tiring. (Cold cereal, bananas, ham, cheese, juices, bread, coffee, tea, cake). The only room I would recommend is the one on top, located on the roof. We heard it had cooking facilities and it would be the only one with quietness and view of the ocean. The rest of the rooms did not have a view, except two which looked toward the street and beach.The roof had two jacuzzis (but one was not working). An area and equipment for bbq (which we did not use). Still, it was a lovely place to sit, read and enjoy the view. In order to go to San Juan, we had to walk 15 minutes to get the bus. Usually had to wait 1/2 hour for the bus to arrive. Then it took 1/2 hour to go to San Juan. You have to have the exact fare in order to get on the bus. 75 cents one way, or 35 cents if you are a senior. Beats having to pay 17 dollars one way, every time you took a taxi. If you wanted to go to the town nearby, it was a 1/2 hour walk. There were many stores including a Walgreen, some fast food restaurants but it was not a turist area. (No postcards or souvenirs). For that you had to go to San Juan. The owners at Tres Palmas were so friendly that someone from the inn drove us to the super market (as we were moved to a room that had cooking facilities) and came to pick us up when we were done with our shopping. You could go walking to the market but it was about 35 minutes walk. There was a market that was closer to the inn, but we were told the neighborhood was not the best and to avoid it.

The room we were originally offered was awful...tiny window, safe did not work, shower did not work. We were moved to a different room. The doors are not equipped for keeping the outside noise out. If someone is talking outside your room or in the alley, you can hear every word. From 6 pm to 6 am the coqui frogs do not stop chirping...At the beginning it is quite charming, but after several days, you need to put ear plugs to sleep. Beach by the Inn is very narrow. If you want to enjoy the beach, you have to walk 15 minutes to a widder area. Tiny mosquitoes will "eat you alive" unless you put insect repellent. The same goes for the bedroom. We had to ask the friendly staff to give us insect repellent. Our window was painted over (to protect our privacy) and we had no view. Outside the room were chairs and a table which was nice to sit and enjoy the breeze, but if other people sat there, and we were inside the room, we could hear every word they said. Had thought that the inn would be right on the beach. Instead, we found out that you had to cross a street and then reach the beach. The beach was very narrow, and when the tide was up, there was no place to put a chair or sit. For that you had to walk about 15 minutes and get to a widder area. There is a very small pool at the Inn, and if you are unlucky to get a room by the pool, the noise of the people swimming will drive you crazy (if at that moment you want to rest in your room). Of course if you are not in the room or you yourself is swimming, then there would not be any problem. All in all, if you plan to stay one day/night, go ahead. The owners are extremely nice and friendly and it will help overcome all the rest of the inconveniences. But for us, who stayed more than a week, it was not enjoyable.

Room looked very nice and clean. All amenities there. Staff was courteous.

Beds were very firm. There was a lot of noise leakage from the outside and neighbors, so we were awakened at night, and also early in the morning from the surrounding people coming in and out. Don't stay next to the coke machine - very loud!!

Small intimate cozy.

This was a lovely hotel with an excellent location, the beach was right outside the front door. The staff were so friendly and the amenities available to the guests were very good. We had a wonderful stay here!!

It is 15 minutes in a taxi to Old San Juan and the taxis started eating into our spending money especially if your going in and out a few times throughout your stay.

Lovely small hotel right on the beach. The only noise was the sound of the waves crashing onto the beach - lovely. We started in room #9 which was quite small with only a small window. We had to stay longer because of flight cancellations because of super storm Sandy and we then moved to room #15. This was a fabulous room with huge windows and a beachfront view. This room also had a bigger bathroom than #9 but did not have a hand held shower as #9 did. Breakfast was certainly adequate for our needs for the 3 days we were there. Staff were excellent, friendly and helpful.

It was quite a walk to shops and restaurants and if carrying groceries required taking a cab back. Cabs to downtown San Juan and shopping mall were $20 each way. Tv channels in English were very limited and more or less restricted to cnn which as our stay coincided with the us election was in effect a one subject channel for our entire stay. Recommend that the hotel upgrade their showers and tv offerings.
