the studio rooms with view, a couple i would rate 8/10 because of the low ceilings, a couple 10/10, and 2 of them i would rate 20/10
Phenomenal views from our room out of several very large windows of the gardens, the castles, and a beautiful old house. Extremely comfortable room, with a good bed and a good kitchenette complete with a kettle and stocked with tea, jam, butter, cheese, crackers, and port. The man working reception was very friendly and helpful and gave us a map of the city and tips for what to see and do around town. I think that, given the opportunity, we would have moved in there.
Not a complaint, but a caveat: free parking near the hotel is limited. Expect to park in paid parking during the day and then move your car to get a space in the evening after folks who work in the city centre have gone home. (Save your sanity and use the busses to get around Sintra.)
Great hosts, fresh bread every morning behind the front door:) Cool place, the best in Sintra I guess, like at home.
Located in the old city centre, 5 minutes walk to Quinta de Regaliera. Reception is just excellent, very helpful and nice. Wifi works well everywhere. Some welcoming food available (juice, cheese, jam) on arrival, fresh bread in the morning. Great view of the Moorish castle. Kitchen is fully equipped incl washing machine. Nice leaving room with a big tv. Beds are quite comfortable. A/c are in every room. Very warm in the winter. Perfect for a family and definitely great value for money.
A bit smelly bathroom
Friendly staff with very helpful advice on local restaurants and tourist sights. Free parking across the street. Having a full kitchen to cook in! Welcome basket of basic foods and some nice port wine!
The 3-bedroom flat on the top floor is hard on the head! Mansard roof with dormers means there are some very low-hanging ceilings which are easy to hit when walking around the beds! Maybe better for young, flexible (or short) people than for normal-sized seniors!
The apartment was central, quiet, spotless, roomy, warm and comfortable. Good value. We received a warm, very friendly welcome. The breakfast goodies were great.
Sleeping in the double bed was extremely uncomfortable for the two of us. It spoiled our stay. Might be ok for small, short people, but NOT for normal to tall ones! Definitely need to upgrade the bed to the present, acceptable European standard size of not less than 160 x 200 centimetres, minimum. Everything else was just fine. Sorry to lodge this complaint, but is just some good advice.

Matress was a bit short and hard
Having stayed here a few years ago, we knew what to expect. The apartment suited our needs perfectly. The staff were very helpful both before we got there and with any extra requirements during our stay.
A few kitchen and cleaning items were missing from the apartment but this was rectified.

Parking - difficult street during the day to maneuver; in evening - no problem.
Well situated in relation to the centre of town . Well appointed . Some food left for us and the Port was welcome as well. Good big room and handy to have a little kitchen and fridge .Our room had a good view of manor houses at the back of the building .We were lucky enough to park right outside . Plenty of reasonable restaurants nearby .
Hell of a drive to get to it from the square . A sharp left hander which would not be for the faint hearted . The double bed was small . We are both tall and we found the bed ok but not great . Nice little seating area near the TV set but no small table on which to put a drink . As a result one had to put it on the floor inviting accidents . The lack of small tables for this purpose seems to be common in Spain/ Portugal . Poor lighting in the bathroom .
Location- the apartment was right in the center of town, about a 5-10 minute walk to Quinta Da Regaleira and surrounded by restaurants. The staff was wonderful- Sandra was friendly, spoke perfect English, and was able to help us with everything from restaurant recommendations to planning our sightseeing. The apartment was clean, quaint, and had a nice view as well.

The apartment was well conceived and carried through. The involvement and local advice of the architect and entrepreneur, Se, 'Zay', was brilliant. The setting of our apartment, the typical moss, lichen and quiet of Sintra, was worth gold. The cafes and restaurants were excellent. Before arrival, we had been wary, as we had encountered two accommodations, one in France and one in Lisbon, that had put us off on-line bookings. Se showed how it could be done, and should be. There is no point compromising heritage values, particularly architecture, in the creation of an apartment. If only all of them were required to have the approval of someone like Se!
I don't recall anything that I did not like.
In the heat of summer, the patio area would probably be great. We stayed in November, so only used the apartment - I don't have much positive to say about it I'm afraid. There were good clothes washing facilities, although we didn't use them.
The studio apartment was damp - it smelled of damp, worst in the kitchen. Clothes got damp overnight. The air condition blows right across the bed, making it impossible for us to keep it on overnight to improve the temperature. Apartment was very pokey, furniture not great - bed was very creaky, sofa stained. Kitchen area was tiny and equipment appeared to be leftover from a boot sale. Rain seeped in under the bathroom door.
Reception at midnight was no problem at all. We had a room with a view, on the castle and the old city The breakfast is really home-made. The quiche is delicous :)
Finished to a high standard, well equipped and very helpful staff who will advise where to eat. Good position but difficult to find by car.TiP.- You need to drive in front of Tivoli Hotel and then do an almost impossible 180 sharp left turn, then it is easy as casa da Pendoa is found on your right with green doors. parking in street
Bed in 3a apartment too hard.
At reception we were welcomed and given wonderful suggestions on things we might do and see and places we might eat to make our stay most enjoyable! We had plenty of room and felt as if we were experiencing the real Portugal.
Parking.....but this is to expected in this location!

lovely studio on the back street of the main square in town. Great location in terms of being only a couple minutes walk (uphill) from all the restaurants, sights and bus stop. Staff were lovely and informative about the local area. Apartment was spotless. Left out a small bottle of port, some bread, jam and cheese for us on arrival.
we stayed on the ground floor which is street level - neighbour decided to play "rave music" at 3 in the afternoon, which was quite loud, and a tad annoying. But we had only just arrived, and it was quiet when we got back to the apartment in the evening. You can hear the footsteps of everyone walking past in the evening, but they was few and far between and I definitely wouldn't let that put you off from staying here (on the ground floor) as long as you aren't a super light sleeper.
If I was going to Sintra again I would stay there
Thoughtful: staff, design and comfort.
The staff were very welcoming and gave some great tips for us to make the most out of our stay such as places to visit and eat. The apartment itself was absolutely amazing, a huge space in which to relax with all the mod cons. we especially liked the welcome hamper of cheese,bread,coffee,jam etc. We received service that you wouldnt expect and were pleasantly surprised. we would love to visit casa da pendoa again in the future.
