Great staff, great location, comfortable and quiet.
Dificult to get to by car. Pay close attention to the driving map provided by email. The U turn shown is tight.
The apartment was well conceived and carried through. The involvement and local advice of the architect and entrepreneur, Se, 'Zay', was brilliant. The setting of our apartment, the typical moss, lichen and quiet of Sintra, was worth gold. The cafes and restaurants were excellent. Before arrival, we had been wary, as we had encountered two accommodations, one in France and one in Lisbon, that had put us off on-line bookings. Se showed how it could be done, and should be. There is no point compromising heritage values, particularly architecture, in the creation of an apartment. If only all of them were required to have the approval of someone like Se!
I don't recall anything that I did not like.
In the heat of summer, the patio area would probably be great. We stayed in November, so only used the apartment - I don't have much positive to say about it I'm afraid. There were good clothes washing facilities, although we didn't use them.
The studio apartment was damp - it smelled of damp, worst in the kitchen. Clothes got damp overnight. The air condition blows right across the bed, making it impossible for us to keep it on overnight to improve the temperature. Apartment was very pokey, furniture not great - bed was very creaky, sofa stained. Kitchen area was tiny and equipment appeared to be leftover from a boot sale. Rain seeped in under the bathroom door.
Reception at midnight was no problem at all. We had a room with a view, on the castle and the old city The breakfast is really home-made. The quiche is delicous :)
Finished to a high standard, well equipped and very helpful staff who will advise where to eat. Good position but difficult to find by car.TiP.- You need to drive in front of Tivoli Hotel and then do an almost impossible 180 sharp left turn, then it is easy as casa da Pendoa is found on your right with green doors. parking in street
Bed in 3a apartment too hard.
At reception we were welcomed and given wonderful suggestions on things we might do and see and places we might eat to make our stay most enjoyable! We had plenty of room and felt as if we were experiencing the real Portugal.
Parking.....but this is to expected in this location!

lovely studio on the back street of the main square in town. Great location in terms of being only a couple minutes walk (uphill) from all the restaurants, sights and bus stop. Staff were lovely and informative about the local area. Apartment was spotless. Left out a small bottle of port, some bread, jam and cheese for us on arrival.
we stayed on the ground floor which is street level - neighbour decided to play "rave music" at 3 in the afternoon, which was quite loud, and a tad annoying. But we had only just arrived, and it was quiet when we got back to the apartment in the evening. You can hear the footsteps of everyone walking past in the evening, but they was few and far between and I definitely wouldn't let that put you off from staying here (on the ground floor) as long as you aren't a super light sleeper.
If I was going to Sintra again I would stay there

The staff were very welcoming and gave some great tips for us to make the most out of our stay such as places to visit and eat. The apartment itself was absolutely amazing, a huge space in which to relax with all the mod cons. we especially liked the welcome hamper of cheese,bread,coffee,jam etc. We received service that you wouldnt expect and were pleasantly surprised. we would love to visit casa da pendoa again in the future.

Convenient to Centro, parking was good once you got to it. Comfortable, clean rooms.
No breakfast but they did provide some rolls and cereal with milk and juice.
The courtyard garden with its lemon trees, banana grove(oh yes!), Pear tree. Birds singing. The neighborhood was quiet yet minutes away from the centre of action. The bedroom, tiny yet well equipped and of course the bathroom with its window opening out into a tiny courtyard. the other bathroom door which was locked opened out onto the terrace leading down. Well located for all the local sights.
The location was really hard to find, local people had no clue. We finally asked a policeman. The directions came too late after we had left. Parking can be a bit of a problem, it might be good to warn guests to bring a small car. Also the 'roman bath' outside, I don't know what to call it, was full of filthy water. It should have been drained before letting it out.
Had a great time with our apartment right off the main square of Sintra. Although tucked away and a little hard to find once there we were amazed at the great facility of having our own apartment. Bathroom was up to date and great. Enjoyed it!
The location was excellent, right in the centre of Sintra with all local amenities with five minutes' walk. The price was very good and the staff were very helpful. Bearing in mind the problems of shopping for food the alternative of eating in local restaurants was both very good and inexpensive.
The mansard room was cramped even for short people; we should have checked this and asked for another room - our fault not the accommodation. There were few shops for self catering food: something we should perhaps have realised.
Location and staff were excellent. Very good value for money.
Great location in Sintra and staff very helpful.Parking nearby.Even though they don't provide breakfast they provide juice,tea,coffee,bread and jam.They also recommended a fantastic restaurant Tulhas nearby but don't drink or eat at the cafe facing the Palace .We paid the most money for drinks that we have ever paid in Portugal

Nice ambience and view. A mini apartment - comfy space. Basic breakfast groceries and complementary Port!
Mainly that it was VERY hard (with no car) to find anywhere to buy any food to be self catering, though did manage to find two rather temporary looking little food shops. Be prepared to eat out!
Central Location , close to quality restaurants for diner .spacious , 2 bathrooms . Enjoyed the personal touch of good on our arrival .
Directions to the house were emailed to me 4 hours before our arrival . Hence with no wifi facilities I did not pick up these very useful information . Not enough mugs .
