In four days, the staff didn't manage to bring us a set of large towels, even after we complained to the receptionist. Bathroom floor was never cleaned during our stay. Entrance door almost impossible to open, if closed. Once, we only managed to get in because someone was leaving the building.
Loved the spaciousness of all the rooms. Also the beautiful quirkiness of all the fabulous furnishing and accessories and art pieces. The breakfast and the staff serving it were great. A B & B place with a difference.
Everything just worked smooth. The room i got was huge and was really surprised with the value for money. The bathroom not being in the room was fine with me as there were two right next to eathother.

Nice decorations, the rooms and facilities and very spacious (with especially high ceilings) and pleasant. The cleanliness is excellent at all times, and it quickly feels like home. The staff is very helpful (we had to arrange a GP visit as one of us was sick during the trip, and everyone at the hotel helped us calling a doctor who was fluent in our native language). The location is excellent, just a few steps away from a funicular and from the coast. I unreservedly recommend it!
The WiFi disconnected frequently (although this is likely a laptop issue), bathrooms are shared, which can be annoying at times.

The kitchen/dining area of the top floor where we stayed opens right on to the stairs. That was not ideal with a crawling baby in the house or for any small children
This was the 3rd time this year I used Casa de Santos for my stay in Lisbon. The rooms are all so exceptional special. They are spacious, beautifull decorated and the bed is just great to sleep in. The shared bathrooms are absolutely spotless, you do not have to worry about that. Outside there are plenty shops and restaurants nearby and the main centre is only a short taxi ride away, but you could also walk there if you like. And do not forget the place is definatly great value for money! We loved it once again. Thank you Casa de Santos.
I think the entrance downstairs can be better presented and more lightened up. It really does no justice to the rest of the building and the interiour and that is a shame.
I liked a lot the decoration and comfort of the hotel. You feel yourself at home Every room is big, clean and has its own character - authentic design. Once you enter the hotel, you enter the house where you fee yourself a real dweller. The bathrooms are also very cosy and big. I like being there. Besides they have a big kitchen, so that you can also have some tea or cook. Also, breakfast in the restaurant which is next door, was perfect: coffee, quiches, cakes, bread, yogurts and baked apples...lovely!

Room cleanliness and maintenance e.g. drain of shower blocked, hair in bed, during our three day stay the towels were not changed once, half of the lights without function (room & bathroom but especially in staircase which was very dangerous because it was pitch dark high risk of falling down the narrow steep stairs), lock of room door broken, no aircondition, poor breakfast.
Me and my husband have only great things to say about our stay at this bed and breakfast. Great staff and the apartament look just as in the pictures. Bus and tram just outside the door. Lots of cafes and stuff nearby. Twenty min walk to city. We highly recomend this B&B. The area is not the nicest, but it is under construction. It is worth it. Thanks for all
Some pluming problems, water in kitchen and the shower had difficult to go down. The light outside the door at the stares didnt work and in the evenings it was difficult to find the keyhole.

The furnishings were high quality and our suite was huge. The staff were really friendly and the breakfast was nice. We will go back.
Our shower flooded the bathroom but the staff provided spare towels.
Location - great, safe area. Room and facilities - fantastic decor of the property, our room's decor and furniture was just awsome (Sao Paulo).Two bathrooms always tidy and very spacious. Staff - very helpful, made us very welcome always available to answer any queries. Nice breakfast diner area,everythinh fresh,kept in a very simple way. However there is a little BUT....
although the breakfast diner area was really nice the only one thing that we were not so keen was service:/ it was very inconsistent.When we had our first breakfast on Monday the serving lady was very polite there was enough food and drinks for everyone all tables cleaned. But on Tuesday to our dissapoitment when we came most of the tables were not cleaned, there was not a roll to grab, no cheese on the platter. We felt a bit embarassed to ask for every single thinhg as the lady did not look so happy about it. For good 10 min there was about 4 tables sitting and waiting for bread, roll, anything...:/
Pretty good and accessible location
The neighbourhood looked abandoned - lots of beautifully decorated but decaying buildings on the 15-minute road to the city center.
The place look lovely and stylish, rooms are spacious and the bed was comfy. Staff was very helpfull and they all speak good english. We loved our breakfasts served in a little bar, they were delicious.
Very poor wi-fi was the only thing we dislike there.
The breakfast buffet was a delight.
Nice and new appartment with modern accomodation in a big town house with high ceilings.
The door to our private appartment didn't lock properly. I had to try several times before it finally locked. Didn't find any electricity plug in the bathroom for our hairdryer.

We stayed in BoaVista in an annex of the hotel. There was a good sized lounge with a comfortable sofa, excellent TV and wifi. The furnishings were modern and attractive. There was plent of room. Huge windows let in a lot of light. The manager was welcoming and carried my case and took us to the annex which was about a two minute walk away on a very busy road. The location was only 10 mins away from Time Out a complex of excellent restaurants. We thoroughly recommend anyone to go there as you can have different courses/ food from different stalls. Great wine and beer too at a very reasonable price. It's a vibrant atmosphere.
The shower leaked and water went all over the bathroom floor and the holder for the shower head was broken. We told the manager on the first day but nothing was done about this. The cleaning staff did not do their job. They did not empty the bins and even though we were told our towels would be changed if we left them on the floor they just picked them up thus leaving damp towels on our bed! The location was so noisy. I'm a good sleeper but this annex is close to the night club region so there were revellers shouting, singing etc all through the night until about 5am! The bed was also uncomfortable. The mattress was a poor quality. I would not recommend this annex. Breakfast was near the hotel and was very basic. We only had it once!
Nicely decorated and spacious room. Good location. It was just a 5 minute walk to Barrio Alto and at the trainstation to Cascais. The staff was really friendly. I would recommend it for a stay in Lisbon.
The wifi wasn't really reliable (and fast), but that is no problem when your just going on a holiday. I noticed that I had to get used to the fact that I had to share the bathroom with other people, but the bathroom was clean so it was no problem. The room wasn't fitted with an airco, so the room temperature was a little bit to hot to sleep.
Overall very good experience, comfortable bed, very nice and helpful staff. Tasty breakfast each morning. Thank you.
Usually at the evening during our stay internet was playing up, but after restarting the router everything was coming back to normal. Another thing is that is you have noisy neighbours you may suffer bad sleep during night.

Design of the hotel is truly beautiful, the room was nice and very big, and the common bathroom was not a problem at all, and we never had to wait. Pedro is very polite and willing to help, also his English is great. We would come again.
Even thaw the street looks abandoned (nobody lives in buildings across the street), there is a small cafe close to the hotel, and it was very noisy all night long. Also the traffic in the morning is loud if you keep your windows open (there was no air condition in the room, and the room was on the street side).
