The bed, the pillows, the blankets, the shower, the table at room ... All where not so comfortable, room was small.
Great location, unique vintage design, price is good

The location was perfect, friendly stuff, everything was very clean

Altho on a back street, the street noise was rather loud.
Two streets from Avenida station on the Azul metro line, 1 km walk to train station Cais do Sodre, 10 minutes to Baxia. Plenty of eateries about, minimarkets and strip bars. Staff friendly, helpful and casual. Room was bright and WLAN good. Good value for money. Perfect place to explore Lisboa by day from and stumble back into bed at night.

Nice place to stay with very friendly staff. I had good size room with flat screen TV, heating and a comfortable double bed. The bathroom was large and bright. The room and bathroom were spotlessly clean as was the rest of the hotel. A very good budget hotel. I would be happy to stay here again and would have no hesitation in recommending it to friends.

I stayed in the 1st floor close to street, and a little bit noisy. Cash only.
Excellent location, friendly staff but non English speaking, the room is very clean

Placed in the center, but away from any noise, Residencia is a perfect budget hideout for all those who want to stay all day out in the dreamy sun of Lisboa. Walking distance from all the spots that are highlighted by the guides-I am not a 'walker' and I found the distances bearable. The staff is kind and happy to help you. The Residencia itself is an old tenement house with tiles all over it-simply beautiful and vintage. No pretentious extras, just the things you need-warm bed and warm shower. The rooms are cleaned everyday. Plus, there's a cafe at the corner of the street where you can begin (and end) all your daily trips.

Very cold room, humid bed sheets. 5 very old and thin blankets provided instead of one normal blanket. Problems with hot water
Close to center, cheap

The room was a bit cold and we didn't have extra blankets nor hot water in our toilet. We could not connect to the Wi-Fi.
Very nice staff, close to the center, flexibility with both check in and check out hours, clean and tidy room, well decorated in general.

Rooms very basic, room doors not secure, noise levels in public areas, toilets in poor condition, minimalist pillows! Needs an upgrade!
Very low price, friendly and helpful staff, good location.

bathroom door made some noise when closing, might wake up neighbour rooms.
location is great. we chose room with a toilet and shower inside, and it was very comfortable. ceilings were very high so it gave a very spacious feeling. loved everything about the place.

door bell is annoying, you hear it each time someone enters the hotel
November 10, 2014
I was in contact with this hotel before we arrived due to having to add an extra night on our reservation (based on previous reviews). We were let down when we arrived. The location is up a very steep hill, and in a questionable area. It was myself, my cousin and my 4 year old daughter. Walking around at night did not feel very welcoming. The Wi-Fi did not work for more than 2 minutes before restarting constantly. The bathroom door (we had a private bathroom) did not shut and had no latch. The shower spout did not hold itself up so you had to wash then rinse. The shower drain did not drain and was clogged, so it flooded the bathroom. The curtain had not been washed in a while and was heavily stained with mildew. There were 2 plugs in the entire room and only one worked. Our room was next to the shared bathroom and the walls are paper thin so we could hear every time someone was going in and out. The lock on our door looked like the room had been broken into and needed a quick lock change. Overall first impression was not a good one. I asked the gentleman on the first night about what we could do (especially with the Wi-Fi because I am a student and also needed the internet to process invoices for my job). He told me that he couldn’t do anything that night, but the next day we could switch rooms. The woman at the desk the next morning made no mention of this. We were woken up at 0830 to banging outside our window, and our room was filled with cigarette smoke. It is stated and posted everywhere that there is no smoking in the rooms. I also woke to 3 huge bug bites on my arm. I was the only one that didn’t sleep with a blanket on me. We ventured out that day and came back. Made no mention of a room change since we were leaving at 0800 the next morning. Went to sleep in the very uncomfortable beds and the next morning we awoke to more cigarette smoke in our room.
The staff was helpful. The general area of the "guesthouse" was close to downtown area.

staff was very helpfull and friendly, clean room, a little small but it was very ok for the price! Also a couple of minutes walk to the center!

I've never been in such a old, unclean, creepy hostel! We couldn't close the door of the room, only lock it. The sharing bathroom's door is transparent, so everybody could see inside. It was raining in Lisbon those days n room was quite cold. The best is that it rained inside our room! So all our things got totaly wet and hostel stuff didn't care about it at all. Don't expect you'll be treated as a guest in this place. Really unprofessionall people...

Bathroom is old, but clean, could use a renovation. Warning in general: our wallet was stolen at the first day in Barrio Alto. Beware of pickpockets!
Staff was very friendly and helpfull. Room was clean and big enough. We've asked for two seperate beds and we got it. Location is perfect. 5 minutes walking to Rossio station. A lot of restaurants nearby. It was perfect and we really enjoyed our time in Lisbon and in the hotel.

We were registered by the chambermaid who wrote very slowly. She was nice, but with my big backpack on my shoulders, I hoped she was quicker, and then she had to also register my husband which took equally long. The towel that was meant for the bathroom floor was removed the next day. The toilet bowl was not sealed to the floor and wobbled.
Like all other comments, convenient it definitely is. Even though it was just the two of us in a triple room (as that was the only one available), the bed we both slept on was big enough and this room could have fitted 2 other singles apart from us. The private shower and toilet was an unexpected plus. The curtains covered the length of the window and allowed us to sleep in slightly later.
