The room was large, although they did warn me they were moving me to a smaller room the next day. It was spotlessly clean. The breakfast was basic but nice.
Hard to find the front door. Hotel was up two flights of dark stairs. Had to ring a bell to get in, and the bell could be heard in my room late at night and in the early hours if the morning. The wifi didnt work.

It is simply a flat divided into plenty of small rooms which makes the whole space a bit of an experience of a Kaffka novel. The bed is old and unomfortable. The neighbourhood is quite noisy

The B&B has a good location, 5 minutes from the metro and a 20 minutes walk down town, in a modern and safe area. What I loved most was the fact that it was very clean, the room was quite spacious, with air conditioning, TV and WiFi. The staff was extremely friendly and even if many of them don't speak great English (except for the owner), I had absolutely no trouble communicating with them with the little Spanish that I know. It's a very cosy place and most definitely worth the money. I warmly recommend it and I will certainly stay there again when I am back in Lisbon. Small tip: if you have trouble finding it once you arrive on the street, at the correct number, just look up and you will see a small add that will show you are in the right place.
Everything was just right. Absolutely no complaints.
The staff were very helpful and kind. They spoke perfect English (I read one review that said no one did) and provided some very useful information and a handy city map. The location is perfect being close to an underground station (that connects to the airport!) and also the start and stop point of the hop-on hop-off busses. The cleaners did a really good job but because there were little things like the bathroom vinyl floor not quite being big enough, it never looked as clean as it no doubt was.
The place is extremely difficult to find! Fortunately number 59 was clearly numbered so I knew 61 would be next door, but no sign at all! You go inside, up to the second floor (or third if you’re American and consider ground floor the first) and then it’s the door that looks exactly like all the other front doors of the residential flats except it has an illuminated “Residentia” sign above it. Then you press what looks like a light switch which is actually the doorbell to be let in. Everything was provided and worked fine, but just not quite perfectly. The TV worked fine; but was tiny! The shower worked fine; but would often start dripping in the middle of the night. The air –con worked fine; but sometimes made slightly strange noises. The lift... well actually I didn’t like to test it from the look of it. :-) The breakfast isn’t all that good unless you like bread – it’s basically only three types with a wide selection of condiments. It was very reasonably priced however so I can’t really complain. Oh, seemed a bit noisey too, but I sleep easily.

The elevator was broken so I had to carry my suitcase up 2 flights of stairs.

A little bit complicated to find accomodation. It is settled in the second floor of the block of flats and it is more like pension than hotel. But nevertheless it was worth to stay in it.

A little bit difficult to find, because it is in the third floor of the house. Accommodation is rather pension than hotel as it is mentioned on the site. But nevertheless it is good place to stay and worth of money.
Everything was fine. Location, friendliness of the staff. Beautiful park of Eduardo VII and the main street of Lisbon (Avenida da Liberdade) are very close. We enjoyed our stay in this hotel so much!

The hotel is on the second floor. No access to the lift, but the reception staff was ready to help with the luggage. The room and bathroom are small and definitely need refurbishment, but they are renovated one by one

With a change of wallpaper and removal of carpet (to be replaced with a wood or laminate flooring) and new bathroom fixtures, this would make the place more inviting and the owners could charge more.

The entrance is a bit tired, as are the showers/ plumbing. If all the guests are treated as well as we were they should be able to afford to freshen it up.

The place is basically a very large appartment with separate rooms in old style, with wallpapers and decorated ceilings. Behind the beds there are decorative Azulejos, which create a very authentic impression. Every room has its own bathroom, also kind of authentic looking. The whole place created very domestic athmosphere, especially at breakfast, which was held in the small cozy living room. The hosts didn't speak English but were very níce. Recommend to have a translating app on the phone.
