Karen has made her guest house a great place to stay. Very warm hospitality with a passion of Sintra. The location is very close to the scenery places and good restaurants.
Karen and Gonçalo were a great mix of professionalism with a personal touch. The bed was amazing and the location of the house is perfect for seeing Sintra and getting to Lisbon city centre.
Gonçalo and Karen were gracious hosts and went out of their way to make us comfortable!
We had a perfect stay in Sintra at this beautiful guest house. We had economy suite, it was spacious, well furnished with full kitchen equipment. The location is perfect just in the heart of the gorgeous old city of Sintra. The breakfast was really generous and tasty. Karen is very attentive hostess and a really great person, we had a great pleasure meeting her. We definitely want to return to Sintra, and of course will stay at Sintra 1012!
Switched on, extremely attentive helpful and thoughtful hosts, wonderful room in a central but quiet location.
Owners were incredibly friendly with lots of good, useful advice. Room and rest of house was impeccable. Loved every minute of our stay. Two local restaurants just up the road which were both recommended were both very nice.

Location was great -- perfect base to explore Sintra. Service -- Karen and Goncalo were wonderful hosts. They felt like friends who welcomed the entire family and were very interested in making sure we were having a great time. They "worried" (in a positive sense) about us and made sure we were okay without being intrusive. Their restaurant recommendations were excellent! Beautiful place -- the place obviously has a lot of history. Building was beautifully restored and was well decorated -- mix of modern and rustic aesthetics, very comfortable beds, crisp and clean sheets, clean rooms, huge spaces, well thought out storage for suitcases, etc. Just a beautiful place to come home to at the end of the day.
The owners were very attentive and helpful. Lots of good suggestions on what to do and where to go in Sintra and other places in Portugal. They gave us a list of restaurants they would eat at themselves and the ones we chose were very good. Breakfast was diverse, personalized and very tasty. Wifi was a bit weak in our downstairs location, but worked enough for us to do a bit of research and book our next night's hotel.

Noise carried quite easily from the reception area to the main bedroom, as there were only glass windows (covered by a curtain) between the room and reception. There was no outlook/view from the family room as the windows are all skylights, or internal.

Would have liked a unit at eye level in the bathroom to place our toiletries on.

This is a wonderful boutique hotel, tucked down a side street in the beautiful town of Sintra, which is a World Heritage site. We stayed in a large suite with balcony, which was fantastic in the winter, and probably even more fabulous in the summer. Also ,what really makes this a hotel not to miss is the very warm and welcoming Karen, along with her equally charming husband, Gonzalo's. Enjoyed every moment and will definitely return.

Karen was an amazing host. Greeting us by name from the moment we walked, and telling us everything we needed to know to start our journey. The rooms were very spacious, and the breakfast was delicious. Probably the best B&B I've stayed at in all of my time in Europe.

everything! we have never stayed in a guesthouse that was so comfortable. karen and her husband were the most pleasant, knowledgeable and welcoming people we've ever encounter on any vacation. they truly make you feel like old friends, but by the time we left we felt like family. my recommendation-go there.and the breakfasts are fabulous! (but the owners are more fabulous)
Very accommodating and welcoming hosts! The room was large, comfortable and newly renovated and the location was perfect. The hosts, a young and energetic couple did everything possible to make their guests feel welcome and wanted. You can't go wrong staying here!
We liked everything about host and accommodation. We did not like some of the other guests. If you don't want to interact with others, not even at the communal breakfast, then why go to a B&B? If you want anonymity, perhaps a hotel would be a better choice!

Could have used a fan in our room to move the air - huge room but only small window.
Ideally located half a block from the Tourism office, steps from two restaurants and 5 minutes from the Sintra palace. Beautifully and lovingly renovated old building. We stayed in Suite #1 on ground level which was huge and well appointed. Karen and Goncalo were enthusiastic and helpful hosts. Breakfast was generous and delicious, including eggs made to order. A gem of a find.
This guesthouse is wonderful, centrally located, and the breakfast is great. Large and well furnished rooms. Consider making Sintra a home base for exploring the area - even Lisbon (1/2 an hour away by train). Great for traveling with kids. We stayed 3 days and could have easily stayed more.
