the villa is quite new, the room was big, clean, modern, comfortable. the staff is very friendly, polite and efficient. the location is totally great for exploring zemun, close to restaurants and cafes in zemun quay but also not far from belgrade downtown. excellent value for money

the breakfast could last a bit longer in the morning, because lazy people like me like to sleep longer than 9 in the morning.

The staff and the service and attention to detail was outstanding. The Villa is an oasis in the middle of a busy part of Zemun. Located a few hundred metres from the Dunav, close to the best that Zemun has to offer in terms of food, you could not do better for a thoroughly relaxing and enjoyable holiday in a gem of a place. This was our second stay at Akacija and for good reason, when in Zemun it is the place to stay.

The ladies who run this hotel are incredibly friendly and helpful- they showed me how to get around the local area and couldn't do enough to make my stay enjoyable. The rooms are very luxurious and there is big attention to detail (sewing kits, toiletries etc). Belgrade is a 15min bus ride away and there are also buses to Novi Sad All in all, i throughly enjoyed my stay and would not hesitate to go back again!

The breakfast buffet was nice, but it was a little limited in choice.
